Services Offered

Walkers Mill Mobile Home Park, like other manufactured home communities, provides a set of fundamental services that underpin the living experience for its residents. Based on common practices in mobile home parks and insights from publicly available information, these services typically focus on lot rental and essential infrastructure maintenance.

  • Lot Rental and Management: The primary service involves the rental of individual land lots designed for manufactured homes. This monthly lot rent covers the use of the land and is generally inclusive of park management oversight.
  • Utility Infrastructure Access: The park provides the necessary infrastructure for homes to connect to essential utilities. For example, homes often utilize a public water source provided by Sussex County and have private septic tanks for sewer, as seen in property listings. Heating is typically forced air, with heating fuel often being propane (leased), and cooling via central A/C (electric). Residents are responsible for their individual utility bills.
  • Waste Management Services: Residents often benefit from communal waste disposal services. Public information indicates that rent includes trash, recycling, bulk item removal, and yard waste services, offering a significant convenience for residents.
  • Community Maintenance: While specific details on maintenance efforts vary, general park management typically oversees the upkeep of common areas, internal roadways, and shared infrastructure to maintain a presentable and functional environment.
  • Pet Policy: The community allows pets, though typically with certain restrictions on number and breed, and often requires a pet deposit. This service caters to pet owners, acknowledging the importance of furry companions for many residents.

It is always advisable for prospective residents to directly contact Walkers Mill Mobile Home Park management to obtain a precise and up-to-date list of all services included in the lot rent and any associated rules or fees. This ensures a clear understanding of what to expect when becoming a resident.

Features / Highlights

Walkers Mill Mobile Home Park in Bridgeville, DE, offers several features and highlights that are relevant to Delaware locals considering manufactured home living. These aspects contribute to the overall living experience within the community.

  • Affordable Living Option: One of the most significant highlights is the opportunity for affordable housing in Sussex County. Manufactured homes often represent a more budget-friendly path to homeownership compared to traditional stick-built homes, making it accessible for a wider range of individuals and families.
  • Established Community: As an existing mobile home park, Walkers Mill offers the stability of an established neighborhood. This can mean a more settled environment with existing resident relationships and a sense of continuity.
  • Convenient Location in Bridgeville: The park's address provides residents with easy access to Bridgeville's local amenities and services. Its proximity to major routes like U.S. Route 13 facilitates travel to larger towns and the Delaware beaches, blending small-town living with regional access.
  • Included Waste Services: A practical highlight for residents is that the lot rent typically includes essential services such as trash, recycling, bulk item removal, and yard waste services. This simplifies household management and contributes to a hassle-free living experience.
  • Pet-Friendly Policy: The park is generally pet-friendly, allowing residents to bring their beloved animals, subject to certain breed and number restrictions. This is an important consideration for many Delaware residents with pets.
  • Potential for New and Modern Homes: While the park is established, listings show new manufactured homes being available within Walkers Mill. These often feature modern amenities such as stainless steel appliance packages, enhanced lighting, durable vinyl flooring, and upgraded insulation, offering contemporary comforts.

It is important to note that while the community provides a structured environment, specific recreational amenities like dedicated children's parks, swimming pools, basketball courts, trampolines, or swingsets are reportedly not permitted within the neighborhood. This suggests the park's focus is on providing comfortable home lots and essential services, rather than extensive communal recreational facilities. Potential residents should consider this in line with their lifestyle preferences. Similarly, while individual vegetable gardens are present, adherence to community appearance standards is also a consideration for residents.

Promotions or Special Offers

When it comes to promotions or special offers for a mobile home park like Walkers Mill Mobile Home Park, it's generally different from the type of transient discounts you might find at a retail store or short-term rental. The core value proposition of a manufactured home community typically revolves around the inherent affordability of the housing model and the long-term nature of lot leases.

Based on publicly available information and typical practices within the manufactured home industry, Walkers Mill Mobile Home Park is less likely to advertise frequent, rotating "promotions." Instead, any financial incentives would more commonly be related to:

  • Financing Options: As noted in some public listings for homes within the park, financing is often available with a relatively low down payment (e.g., as little as 5% down). This is a continuous "offer" that makes homeownership more accessible.
  • Lot Rent Stability: While not a "promotion," a stable and competitive monthly lot rent is a significant ongoing benefit. Some property listings mention a "low lot lease of just $544 per month" (this figure should always be verified directly with management as it can change), which includes several services, presenting an inherent value proposition.
  • Community Discount Programs: Some communities offer "community discount programs" that can help keep living costs affordable. Details of such programs would need to be confirmed directly with the park management.

For Delaware locals interested in Walkers Mill Mobile Home Park, the most accurate way to inquire about any specific offers, financing details, or current lot rent structures is to contact the park management directly. They would be able to provide precise information on what benefits are currently available for prospective residents, whether purchasing a home or looking to rent a lot.

The homes are nice, though they use particle boards for the flooring and get soft and weak when they get wet. There aren't any parks for children within the neighborhood, despite having 30+ kids on the school buses. Swimming pools aren't allowed in here. Neither are basketball courts, trampolines or swingsets.

Not a place to live if you have children. Theres nothing for them to do. They run and play unsupervised in the streets. Management and maintenance is good. Some people have vegetable gardens which make their lots and the neighboring yards look bad. Need to clean those yards up especially the one on first street , its terrible all that mess going on, on that lot. I dont think its allowed. But that person dont care what the rules are. They should turn this community into a senior living place. Been living here 20 years and have seen improvements but not enough for what we pay in rent now.
