Manufactured home parks, often referred to as mobile home parks, can be a great alternative to traditional stick-built homes, offering a path to homeownership that might be more within reach for various budgets. These communities typically involve owning the home itself while leasing the land it sits on, a model that can simplify property maintenance and often includes access to community amenities.

Pine Ridge Park MHP in Seaford aims to provide a living environment where residents can establish roots and enjoy a sense of community. While experiences can vary from person to person within any neighborhood, the core appeal of a mobile home park often lies in its potential for friendly interactions, shared spaces, and a more streamlined approach to home living. Pine Ridge Park MHP is conveniently situated at 27964 Sussex Hwy, Seaford, DE 19973, USA. This location places it along a primary thoroughfare in Seaford, offering excellent accessibility for residents to essential services, shopping, and recreational opportunities throughout Sussex County.

Being on Sussex Highway (Route 13) means residents have direct and easy access to local amenities. Seaford itself is a well-established town in southern Delaware, providing a mix of small-town charm with necessary urban conveniences. The town offers local dining options, community parks, and medical facilities, ensuring that residents have what they need close at hand.

Furthermore, the location in Seaford provides a good base for exploring the wider Delaware region. The balance of its strategic location on a main highway, proximity to Seaford's amenities, and relative ease of access to other parts of the state makes Pine Ridge Park MHP a practical and well-connected place for Delawareans to consider.

Services Offered

Based on the general understanding of manufactured home communities and some available public information, Pine Ridge Park MHP likely offers a core set of services vital for residents. It's important to note that specific services can vary and should always be confirmed directly with the park management.

  • Lot Rental: The primary service offered is the rental of individual lots where residents place their manufactured homes. This lot rent typically covers the use of the land and access to the park's common facilities and infrastructure.
  • Community Utilities: While individual homes are responsible for their utility connections, the park generally manages the infrastructure for essential services such as water, sewer, and potentially trash removal. Some parks operate on a community well and septic system, which would be managed by the park. One specific home listing within Pine Ridge Park mentioned "Community Septic Tank" and "Community Water," suggesting these are provided services.
  • Park Management and Maintenance: A park office and staff (including potentially an owner and park manager as mentioned in reviews) are typically on-site or readily available to manage the community, address resident concerns, and oversee the maintenance of common areas and infrastructure.
  • Guidance for Home Sales: As noted in a positive review, the park may provide guidance through the process of selling a home within the community, which can be invaluable for residents looking to transition.

It is crucial for prospective residents to inquire directly about the specifics of all services covered by lot rent, as well as any additional fees or responsibilities related to utilities, maintenance, or community rules.

Features / Highlights

The features and highlights of a mobile home park often revolve around its community atmosphere and the convenience it offers. Based on provided insights, here are some points regarding Pine Ridge Park MHP:

  • Community Atmosphere: A significant highlight, as expressed in positive feedback, is the presence of "people and very friendly neighbors" and a "very friendly community." This suggests a welcoming environment where residents can feel a sense of belonging and support. The sentiment of a "quiet place" also points to a peaceful residential setting.
  • Owner and Staff Guidance: One positive review specifically mentioned gratitude for the "excellent treatment" from the owners and park staff, particularly highlighting guidance provided during the home selling process. This indicates a management team that can be helpful and supportive.
  • Established Location: Being on Sussex Highway means direct access to amenities and conveniences in Seaford, making daily life practical for residents. Homes within the park are noted to be "centrally located with easy access to Route 13."
  • Variety of Homes: While the park provides lots, homes within the community can vary. For example, a home listed for sale in Pine Ridge Park MHP highlighted features like 3 bedrooms, 2 baths, a wood-burning fireplace, a spacious kitchen, a screened-in porch, a fenced backyard, and recent upgrades such as a new metal roof and heat pump. This suggests a diversity in available homes that can cater to different needs and preferences.

It is important for prospective residents to visit the park, speak with current residents where possible, and engage directly with management to fully understand the current community dynamics and specific features relevant to their living needs.

Promotions or Special Offers

Mobile home parks, including Pine Ridge Park MHP, typically do not offer "promotions" or "special offers" in the traditional retail sense. Their pricing structure revolves around lot rent, which is a monthly fee for leasing the land upon which a manufactured home is situated.

However, prospective residents looking for value or specific financial arrangements should consider the following:

  • Understanding Lot Rent and Inclusions: The primary financial consideration is the monthly lot rent. It is crucial to get a clear breakdown of what this fee includes (e.g., water, sewer, trash, common area maintenance) and what is extra (e.g., individual utility bills for electricity, propane/heating, cable/internet). Comparing these inclusions with other housing options in the Seaford area can reveal the overall affordability.
  • Home Purchase Price: The cost of the manufactured home itself is separate from the lot rent. Deals on homes (new or pre-owned) are typically handled by individual sellers or manufactured home dealers, not directly by the park management, unless the park itself is selling a repossessed or park-owned home.
  • Long-Term Lease Agreements: Some parks might offer different lease terms (e.g., annual vs. multi-year) which could have varying rent structures, though this is less common for lot rentals which are often month-to-month or annual. However, one past review mentioned a "lot rent went up by almost 50%," highlighting the importance of understanding lease terms and potential rent increase policies as regulated by Delaware's Manufactured Home Owners and Community Owners Act (MHOCCA).

For the most accurate and up-to-date information on lot rent, any potential fee structures, and home availability within Pine Ridge Park MHP, interested parties should contact the park management directly. They can provide detailed information on current rates, available lots, and any homes currently for sale within the community.

I begin by saying that my family and I are grateful for the great opportunity for personal growth for us... We are grateful for the excellent treatment that we had in our community for 7 years. Beginning with the owners, the park staff. A quiet place with people and Very friendly neighbors. A very friendly community. When we were selling our house, they guided us through the entire process so that everything was in the best possible way for us and the future owners. Thank you

Terrible. Septic back ups constantly into my trailer. I was never reimbursed for the damages by the park. Open pit of sewage where the septic tank should have been. I was always blamed by the park owner for the back ups, even though I was rarely home and lived by myself, whereas, the trailer next door with 7 people living in it was NEVER at fault. My yard was used as a thoroughfare for oil deliveries to relatives of the park owner because those tenants didn't want the truck in their yard. Those same people purchased a shed and had it placed on my lot, then kept extra items like pet carriers in between the shed and my trailer, instead of closer to their home or IN THE SHED. Then they got mad because they ultimately had to move the shed onto their own lot, even though I never complained about it being there. I'd come out and find a tractor that belonged to a neighbor parked in my front yard during snow storms because that person plowed snow in the park for extra cash, but didn't want to park the tractor in their own yard. The first 6 years I lived there, I was never late on my rent - NOT ONE TIME. Yet, every time the park owner saw me out in my yard, he would tell me that they hadn't received my rent. I was harassed by the park owner about my second car, which was legally registered, insured, drivable and in good condition, but I primarily drove my SUV. He said that the police wanted to know why it was parked there. Like it's illegal to own a second car??? The last year I lived there, lot rent went up by almost 50% and when I went to sell my trailer, I can't even explain the nightmare they put me through with that. I almost wound up homeless because of their actions. And the pinnacle of my time there was 3 neighborhood teenagers kicking in my back door in a break-in attempt while I was home. They were all released to their parents' custody, so I still had to deal with them being near my home. The only highlight was the park manager, but the owner and his family were just money-grubbing and wicked people.
