Sycamore Acres RV Park is conveniently located at 4725 SW Topeka Blvd, Topeka, KS 66609, USA. For us Kansans, this address places it along a major thoroughfare in Topeka, Topeka Boulevard, ensuring excellent accessibility. This means that residents of Sycamore Acres have straightforward access to essential amenities, including grocery stores, retail centers, pharmacies, and a diverse range of dining options, all within a reasonable driving distance.

Furthermore, Topeka’s position as the state capital and its well-developed road network, including proximity to major interstates like I-70 and US-75, ensures easy commutes to work and convenient travel to other parts of Kansas or neighboring states. Whether you’re heading downtown for government business, visiting family in the area, or exploring local attractions like Gage Park or the Kansas State Capitol, the park’s location facilitates easy navigation. This blend of urban convenience and residential calm makes Sycamore Acres RV Park a practical and accessible choice for RVers seeking a long-term base in the Topeka metropolitan area.

Sycamore Acres RV Park offers a range of services that cater specifically to the needs of long-term RV residents, aiming to provide a comfortable and functional living environment. While some RV parks focus on extensive recreational amenities, Sycamore Acres appears to prioritize the practical aspects of daily living for its residents.

  • Full Hookup RV Sites: Residents can expect full hookups at each site, typically including connections for electricity (likely 30-amp and/or 50-amp), water, and sewer. This ensures that RVs can be fully functional and self-sufficient.
  • Affordable Rates: A recurring theme in reviews is the affordability of staying at Sycamore Acres, making it an attractive option for those on a budget or seeking long-term value.
  • Long-Term Stay Options: The park is explicitly noted as "perfect to stay long term at," indicating it is set up to accommodate residents for extended periods, rather than just overnight or weekend visits.
  • Pet-Friendly Policy: Sycamore Acres welcomes pets, provided they are friendly and well-behaved. This is a significant convenience for many RVers who travel with their animal companions.
  • On-site Management/Owners: The presence of good owners who are described as fair and willing to work with residents suggests a direct and responsive management style.
  • Maintenance & Support: One review highlighted the immediate and effective response of the management to an electrical issue at a site, demonstrating a commitment to addressing essential infrastructure needs promptly.
  • Quiet Environment: Residents often describe the park as quiet, contributing to a peaceful living experience, which is valuable for long-term residents.

While specific details on amenities like laundry facilities or common areas are not explicitly mentioned in public reviews, these are often standard in parks catering to long-term stays, and prospective residents should inquire directly.

Sycamore Acres RV Park distinguishes itself with several key features and highlights that contribute to its appeal, particularly for those in Kansas seeking an extended RV living solution. These aspects go beyond basic services to create a welcoming and functional community environment.

  • Fair and Responsive Management: Consistently praised by residents, the owners are described as "good owners" who are "fair" and "will work with you if you communicate." This proactive and understanding management style is a significant highlight, fostering trust and a positive living experience. A notable example of this was their immediate response to and repair of an electrical issue at a resident's site, even when they "didn't have to."

  • Pet-Friendly Policy: For many RVers, their pets are family. Sycamore Acres' welcoming stance towards friendly pets is a major advantage, allowing residents to bring their companions along.
  • Stable Community Feel: Unlike transient overnight stops, the park's suitability for long-term stays encourages a more stable and potentially close-knit community among residents.
  • Essential Infrastructure in Working Order: Despite being described as "a little old," reviews indicate that essential hookups work effectively, and critical issues like electrical problems are addressed promptly, ensuring functional living conditions.
  • No Observed Pest Issues: A review specifically mentioned the absence of fleas, addressing a common concern for RVers and suggesting a well-maintained environment in that regard.

As a park primarily catering to long-term RV stays, Sycamore Acres RV Park's approach to "promotions or special offers" is typically different from that of short-term recreational campgrounds. Rather than temporary discounts on nightly rates, the "offers" are more likely to be embedded in the park's consistent affordability and long-term residency benefits. Specific, publicly advertised promotions beyond its general value are not readily available in the provided information.

However, prospective long-term residents in Kansas should always inquire directly with Sycamore Acres RV Park about:

  • Monthly or Extended Stay Rates: The core "promotion" would be their competitive long-term monthly or seasonal rates, which are noted to be very affordable.
  • Lease Terms: Understanding the length of commitment options (e.g., month-to-month, multi-month leases) and any potential benefits associated with longer terms.
  • Inclusions with Lot Rent: Confirming which utilities (e.g., water, sewer, trash) are included in the lot rent versus which are metered separately.
  • Any New Resident Incentives: While not explicitly mentioned, some parks may offer minor incentives for new long-term residents, such as a waived application fee or a small discount on the first month's rent.

To get the most accurate and current information on pricing, availability for long-term sites, and any potential value-added aspects for extended stays, it is highly recommended to contact the park management directly using the provided contact details.

It's a little old but that's not a problem. It's very affordable and it's perfect to stay long term at. No fleas that the reviews mentioned, none that I've observed at least. Pet friendly as long as your pet is friendly. Good owners, they are fair and will work with you if you communicate.

Love staying here, it's quite and everyone's nice, the two who run it are amazing people, somehow the plug and or post was on fire and was found by a resident and put the fire out. The couple (management) stayed at my camper untill he fixed all the wiring on their end and replaced my plug. They didn't have to do any of this but they did and for them to get the job done instantly was amazing.

Management is pleasent to work with if your fallowing rules being respectful and not causing issues. Park does not have fleas. (unlike some reviewers statements that brought the fleas) also would like to state having things around your rv is not a problem many of us have tables chairs gardens grills. You do have to have your dogs leashed or monitored per rules. No one enters rvs when your not home. Have been here a while and never had any issues with management or others. There is a train that is rather loud though that will be nerve wracking at times but thats not on anyone it's just a thing. Is not far from many convinces of the city. Overall normally really quite. Sorrounded by trees so there's a natural wind shield from storms. There is a communal laundry room and bathroom. Also a larger laundry mat maybe 5 minutes down the road with industrial size washers that is next to a gas station and restaurant. There is wifi and cable.

4 months failed to repair my water. Eventually made me fix my own water. Pumps building basement out flooding my lot and doesn't care. Asked for the owners info and they beat my door twice past 8pm and called to see where I was. Lots of abandoned vehicles and RVs, but not allowed to own a Car and a Tow vehicle. Still can't figure out who owns the property to settle this.

Stayed in one of the apartments for about 6 weeks while working in the area. Owners are friendly, the room is spartan. You'll need your own linens, towels, cleaning supplies, cooking items and TV. I never heard the train at night in my room, the traffic noise is minimal. Its located a short drive from a major grocery store, an even shorter drive to a store with the essentials but higher prices. My neighbors were all friendly and I always felt safe there. I would not hesitate to stay there again.
