Coachlight Village South About

For many Kansans, finding a place that feels like home, offers affordability, and fosters a sense of community is a key consideration when searching for housing. Mobile home parks, also known as manufactured home communities, present a distinct option for those seeking a stable and often budget-friendly living solution. Coachlight Village South in Topeka, Kansas, is one such community that provides manufactured homes in a structured residential setting. Understanding the dynamics of such a park, including its location, services, and the experiences of its residents, is essential for anyone in our state considering this type of housing.

Coachlight Village South, like other manufactured home communities, aims to offer a long-term living environment, differing from transient RV parks. It typically provides residents with the opportunity to own their home while leasing the land, or to rent a home directly from the community. The goal is to create a neighborhood where residents can establish roots and enjoy a sense of belonging. While community perceptions can sometimes be varied, focusing on current information and recent feedback can provide a clearer picture of what Coachlight Village South currently offers to its residents in Topeka. For those seeking an alternative to traditional housing with a focus on community living, this park stands as a potential option in the Kansas capital.

Coachlight Village South is conveniently located at 3831 SW South Park Ave, Topeka, KS 66609, USA. This address places it in a well-established area of southwest Topeka, ensuring good accessibility for residents across Kansas. Topeka, as the state capital, boasts a well-developed road network, including easy access to major thoroughfares and interstates such as I-70 and US-75. This means that commuting to work, accessing city amenities, or traveling to other parts of the state is generally straightforward for residents of Coachlight Village South.

The park's specific location in southwest Topeka means residents have relatively easy access to a wide array of local conveniences. Within a short drive, you'll find essential services such as grocery stores, retail shopping centers, pharmacies, medical facilities, and various dining options. Recreational opportunities are also close by, with local parks, libraries, and community centers contributing to the quality of life. For families, access to local schools is an important consideration. The blend of a residential setting with convenient access to urban necessities makes Coachlight Village South a practical and appealing choice for Kansans looking for an accessible home base in Topeka.

As a manufactured home community, Coachlight Village South typically offers a range of services designed to provide a comfortable and managed living environment for its residents. While specific detailed information beyond what is publicly reviewed may require direct inquiry, general services common in such parks usually include:

  • Lot Rentals: The primary service is the rental of individual lots where residents can place their manufactured homes. These lots are equipped with necessary connections.
  • Utility Hookups: Each homesite is generally provided with hookups for essential utilities, including water, sewer, and electricity. Residents typically arrange for their individual utility accounts and payments.
  • Community Management: There is typically an on-site or accessible management team responsible for the day-to-day operations, rent collection, enforcement of community rules, and addressing resident concerns.
  • Common Area Maintenance: The management usually oversees the maintenance of common areas within the park, such as internal roadways, lighting, and any shared green spaces, contributing to the overall aesthetic and functionality of the community.
  • Trash Removal: Standard waste disposal services are typically arranged for residents within the community.

Given some varied feedback on management responsiveness, prospective residents are encouraged to confirm the specifics of these services and the current protocols for maintenance requests directly with the park management during their inquiry process. This ensures clarity on expectations before moving in.

Coachlight Village South presents several features and highlights that are important for prospective Kansan residents to consider. While there is conflicting feedback regarding management, positive recent reviews emphasize certain key aspects that contribute to a welcoming community experience.

  • Supportive and Welcoming Management: Recent reviews highly praise the current management team, specifically mentioning Ms. Georgann and Ms. Teresa, for their "amazing" and "welcoming" approach. They are described as having "great energy and positive vibes," making residents feel like family from the start. This indicates a strong focus on resident satisfaction and a positive community atmosphere.
  • Sense of Community: The positive feedback about the management fostering a family-like environment suggests that Coachlight Village South aims to be more than just a place to live; it strives to be a cohesive neighborhood where residents feel comfortable and supported.
  • Residential Setting: As a manufactured home community, it offers a more stable and permanent living solution compared to transient RV parks, catering to those seeking long-term residency.
  • Affordable Housing Option: Mobile home parks often provide a more budget-friendly housing alternative in the Topeka area compared to traditional stick-built homes or apartments.
  • Proximity to City Amenities: Its location in southwest Topeka ensures convenient access to local shops, dining, schools, and essential services, enhancing the practical aspects of daily living.

It's important to acknowledge that past feedback has varied, with some residents reporting negative experiences regarding maintenance response times and perceived penalties. However, the recent positive reviews strongly suggest a shift or continued dedication by certain management members to improve the resident experience. Prospective residents should consider visiting and speaking with current management to get a firsthand impression.

As a residential manufactured home community, Coachlight Village South typically focuses on long-term lot leases rather than offering transient nightly or weekly promotions like an RV campground. Therefore, direct "promotions or special offers" might primarily revolve around the affordability of lot rent and any incentives for new residents or home purchases within the community. Publicly available information doesn't detail specific, ongoing promotions beyond the general benefits of community living.

However, prospective residents in Kansas should always inquire directly with Coachlight Village South about:

  • Current Lot Rental Rates: The primary financial "offer" will be the competitive monthly or annual rates for leasing a space for a manufactured home.
  • Lease Terms: Understanding the various lease options available (e.g., month-to-month, multi-month, or annual leases) and any benefits associated with longer commitments.
  • New Resident Incentives: Some communities may offer incentives for new residents, such as a reduced first month's rent, assistance with moving a manufactured home onto a lot, or waived application fees.
  • Home Sale/Rental Programs: If the community also sells or rents manufactured homes directly, inquire about any purchase incentives, financing options, or rental specials that might be available.

To get the most accurate and up-to-date information regarding pricing, availability, and any potential financial benefits for new residents, it is highly recommended to contact Coachlight Village South directly using the provided contact details. This direct communication will ensure you receive the most relevant information for your housing needs.

Horrible management!! They will take their sweet time to fix any maintenance issues you may have. And if you try and get a hold of them to get updates on the issues you need fixed they will dodge your calls consecutively. Not to mention if you do bring up an issue with your home they will purposely look around the property to find anything to penalize you for.

Ants and flies galore. You can't even go outside without being attacked by a swarm of flies. Not like you'd want to anyway seeing as there's always someone fighting and someone else's dog trying to attack kids. Not to mention the fact they don't fix anything. Back door wasn't fixed the entire year we lived there. Locks wouldn't work on back or front door and they did nothing so for a year we couldn't lock up when we left. People speeding like crazy. Homeless living in the woods behind trailers. People randomly going into my car. People randomly coming in my yard for no reason. Absolutely trash.

Manager and maintenance staff don't fix issues. They don't care about the residents, only money. While it's a peaceful place to live, you move into a dirty trailer, then get charged a fee for them to " clean " when you leave. Only person there worth a damn is the lady in the office. She's amazing!! Absolutely love her!! Everyone else... Not at all!!
