The Oaks Mobile Home Community About
For Georgians exploring manufactured home communities as a potential living option, understanding the realities of each park is crucial. Manufactured homes can offer a more accessible entry point into housing, often at a lower cost than traditional homes, and can provide a community setting. In Silver Creek, Georgia, located near Rome, The Oaks Mobile Home Community is one such place that serves as a residential site for manufactured homes.
The Oaks Mobile Home Community is a manufactured home park situated in Silver Creek, GA. Publicly available feedback from residents indicates significant concerns regarding living conditions, park maintenance, and management practices. While some residents note the presence of "very good people," the overall sentiment points to a park that is perceived as "trashed" with "poor management." Issues such as consistent rent increases, the condition of the trailers, and problems with unsupervised pets are frequently mentioned.
The decision to choose a manufactured home community often involves balancing the appeal of affordability with the quality of life and management responsiveness. For local Georgians, it is vital to have a comprehensive understanding of a community, including direct feedback from those who live there, to make an informed housing decision. This article aims to provide factual information based on available public data, including direct resident reviews, to help those in the Georgia region learn more about The Oaks Mobile Home Community.
The Oaks Mobile Home Community is located at 3184 Rockmart Rd SE, Silver Creek, GA 30173, USA. This address places it in Silver Creek, a community in Floyd County, Georgia, situated to the south of Rome. Silver Creek offers a more rural or suburban feel compared to the larger city of Rome, while still providing access to essential services and amenities.
The location on Rockmart Road SE (also known as Georgia State Route 101) ensures a degree of accessibility. Rockmart Road is a state highway that connects Silver Creek to Rome to the north and other communities to the south, including Rockmart itself. This connectivity is important for residents who commute for work, schooling, or access broader services in Rome or surrounding areas. Within a reasonable driving distance from the park, residents can typically find grocery stores, gas stations, and some local businesses.
For families with children, the mention of "not wanna keep changing school for the kids" suggests that the community is within a particular school district, which is a common consideration for residents. While the immediate vicinity might be less densely populated than a city center, the proximity to a state highway facilitates travel to and from the community. Prospective residents should consider the typical commute times to their specific workplaces, schools, and preferred services when evaluating the convenience of this location.
As a mobile home park, The Oaks Mobile Home Community would typically offer fundamental services and infrastructure necessary for manufactured home living. However, based on extensive customer feedback, there appear to be significant discrepancies between expected services and the actual resident experience regarding maintenance and management. Generally, typical services in such a community include:
- Manufactured Home Lots for Rent: The primary service provided is the rental of individual lots where residents can place their manufactured homes. These lots are intended to include basic utility hookups.
- Utility Hookups: Essential connections for water, sewer, and electricity are typically provided at each lot for residents to connect their homes. Residents usually establish their own accounts with local utility providers.
- Access to Internal Roads: The park maintains internal roads to provide access to individual lots from the main public road.
- Basic Property Management: A management entity is usually responsible for overseeing park operations, enforcing rules, and handling tenant relations. However, reviews strongly indicate significant issues with management responsiveness, maintenance of common areas, and adherence to community standards regarding pets.
- Rent Collection: The park manages the collection of monthly lot rents. Reviews highlight strict policies regarding late payments, with a "another $100.00" charge if rent isn't received by the 5th of the month.
It is crucial to note that while these services are typically offered, resident reviews describe the park as "trashed," with trailers "not really living available," and significant issues with maintenance and unsupervised pets. This indicates a potential gap between standard expectations and the actual delivery of services at this community.
Based on the provided information and direct customer reviews, the "features" or "highlights" of The Oaks Mobile Home Community are largely overshadowed by significant resident concerns. However, some inherent aspects of mobile home parks and the community's location can be noted:
- Affordable Housing Concept: Manufactured home communities generally represent a more budget-friendly housing option compared to traditional homes, which can be a key factor for individuals and families in Georgia seeking lower cost living solutions.
- Location in Silver Creek, GA: The park's address in Silver Creek provides access to a more suburban or rural living environment while still being within proximity to the larger city of Rome for essential services and amenities.
- Established Community: As an existing mobile home community, it offers an established residential footprint in the area.
- Proximity to Major Road: Being on Rockmart Road SE (GA-101) allows for relatively convenient access to surrounding towns and main routes.
- Presence of Long-Term Residents: The review mentioning "been here 2 years" for one resident and the struggle to "keep changing school for the kids" suggests that some residents have established roots in the community despite the noted challenges.
It is imperative for prospective residents to understand that these general features are heavily countered by severe negative highlights from current and former residents, including descriptions of the park as "still trashed," issues with "poor management," "rent has went up" significantly, trailers "not really living available," "kind of trashy for the price," "dogs run wild without leashes," "over ran with cats," charges for late rent, and issues with security deposits not being returned. The owner is described as a "slum lord on a power trip" with "no remorse." These are critical factors to consider.
As a mobile home park primarily offering lot rentals for manufactured homes, The Oaks Mobile Home Community's "promotions" or "special offers" would typically revolve around rental terms and policies. However, given the significant negative feedback from residents, any inquiries about "offers" should be approached with extreme caution and a focus on understanding all financial commitments and conditions. Based on the reviews, some key points to clarify would include:
Current Lot Rental Rates: Directly inquire about the exact monthly lot rental fees. Reviews state that "rent has won up each year," making it crucial to understand the current rate and any potential for future increases. Obtain this information in writing.
Pet Deposits and Fees: Reviews mention a "pet deposit is almost $400 per pet." Confirm the exact amount of all pet-related fees, including deposits and any recurring pet rent, and understand the pet policy regarding leashes and animal control.
Late Payment Penalties: A resident noted a "another 100.00" charge if rent isn't paid by the 5th. Verify the exact late fee structure and the grace period, if any.
Security Deposit Policies: Reviews express distress over original deposits not being returned even when moving out in "good condition." Clarify the security deposit amount, the conditions for its return, and request this in writing. Document the condition of the lot/home upon moving in.
Given the nature of the feedback, prospective tenants are strongly advised to perform extensive "RESEARCH" as recommended by a reviewer. This includes obtaining all terms and conditions in writing, carefully reviewing lease agreements, and potentially seeking independent legal advice before committing to any rental agreement at this location. No traditional "promotions" were noted in the provided data; rather, the financial aspects mentioned were significant fees and increases.

When contacting the community, it is highly advisable to be prepared with a detailed list of questions regarding maintenance, pest control, pet policies, rent increase history, late fees, and security deposit return policies, given the significant concerns raised by previous tenants. A personal visit to the park and, if possible, speaking with current residents would also provide valuable insights into the actual living conditions and management practices.
For Georgians considering The Oaks Mobile Home Community in Silver Creek, it is imperative to approach with a full understanding of the resident experiences shared in public reviews. While mobile home parks can theoretically offer a more affordable housing solution, which is a significant factor for many in our state, the suitability of this particular community for locals is heavily contradicted by consistent negative feedback.
Residents describe the park as "trashed," with homes in poor condition ("not really living available available"), and significant issues with maintenance (e.g., "wholes," painting, "repair multiple items" needed by new tenants). Concerns about uncontrolled pets ("dogs run wild without leashes," "over ran with cats") directly impact the living environment and safety. Furthermore, the management's practices, including regular rent increases ("rent has won up each year"), high pet deposits, severe late fees, and alleged withholding of security deposits, paint a picture of a challenging financial and relational dynamic with the park ownership, described by one resident as a "slum lord on a power trip."
While the Silver Creek location offers proximity to Rome and a potentially quieter, more rural setting, the pervasive issues detailed by residents suggest that the current conditions and management practices at The Oaks Mobile Home Community severely detract from its suitability as a comfortable or secure home for local Georgians. Prospective tenants are strongly urged to heed the advice to "do your RESEARCH!!!!!!!!" thoroughly and consider all reported issues before making any commitment to living in this community.

None of the homes are up to code and no one will fix anything!! The wiring is awful and maintenance and management are very rude and do not comply!! I've been promised another stove since I moved in last January and I've written and turned in more than one maintenance request about ie, the plumbing (which we had to fix or do without water) the wiring ( which my brother had to do it in order to have power) I have to chase management down to pay rent!! I never get a response!! I had to have the fire department out here today because the same eye that was replaced started fire and now I have no stove!! Fire and smoke damage to deal with!! Not one person!! Management or the owner cares enough to contact me concerning this matter!! We need a inspector out here before something worse happens!!
