We purchased a brand new mobile home here 3 years ago. We have already had to spend over 11k fixing an ac unit that went out, leaking doors and many other problems. Property owners have raised the lot rent $45 + each year as well as other fees for reading a wireless water meter. Lot rent is almost as much as the house payment now. They restrict how many vehicles you can have and who can stay at your home and for how long. The manager James is about the only good thing about this place. Property owners are nothing more than greedy people that put 0 $ back in to the property but continue to raise every charge and tack on every fee they can.

We lived here for 7 years. We bought our home that was already on the property and had many problems. We were not allowed a fence (though some residents still had them and were not reprimanded), rent went up every single year though the property never improved, we were required to get parking permits to park in our own driveways, we had 2 large dogs that were registered service animals and would walk them on a leash but there was a whole pack of small dogs that come out and terrorize our dogs and charge at them but no one ever did anything after multiple complaints to animal control and the owners of the park and even had on camera one of the dogs biting a small child, the home was constantly needing repairs and was a huge money pit, we would constantly have our water turned off because another unit had a leak and there were only a few shut offs split between the almost 40 homes, there was always police in the park for one reason or another, among many, many other problems. I am only giving it 2 stars because we were able to get all the paperwork settled and finalized in less than a week when we first moved in, and the property manager is a very sweet old man. However, I would not recommend them to anyone.

Do not recommend. Been here 30 years. At first, rent was low and owners wonderful. Now these owners raise the rent every year and forced us to share one dumpster which they raise the charge on it every year in addition to the lot rent. This stinky dumpster is on my lot and the smell gets in the house. they don't care. I have big limbs that have fallen or about to fall on the house. They don't care. You decide if you want this situation.

DO NOT RENT FROM HERE!!!! They make the houses look good enough for presentation, but that's as good as it will ever get. The linoleum floors are only adhered on the edges. The walls in the ceilings do not seal. You can see outside light from the inside by the ceilings. Also, they say they'll fix things when you move in, but they never do.
