Shady Oaks Mobile Home Park About

For Texans seeking a stable, comfortable, and affordable living solution in the heart of our great state, mobile home parks offer a unique and often overlooked option. If you’re looking for a peaceful and well-managed community specifically designed for long-term residency in Waco, Shady Oaks Mobile Home Park stands out as a prime choice. It's a place where residents can truly feel at home, enjoying a quiet environment and responsive management.

Introduction / Overview

Shady Oaks Mobile Home Park (SOMHP) is a dedicated community designed for long-term residents with single-wide mobile homes. Unlike RV parks or campgrounds, it is "NOT a camping facility for RVs, campers, tents or short term recreational sites." This clear distinction emphasizes its focus on providing a stable, private, and quiet residential environment. The park specializes in renting lots for these single-family homes, fostering a sense of permanence and community among its residents. Without public facilities such as pools, showers, or waste disposal common in recreational parks, Shady Oaks maintains its identity as a small, private community where residents enjoy their individual homes. A key highlight, as noted by long-term residents, is the consistently "quiet" atmosphere, making it an ideal choice for those who value peace and tranquility in their living space. The management, specifically mentioned as James Smith, has been praised for being highly responsive and efficient, ensuring that "things get fixed in a timely manner," which is a crucial aspect of comfortable long-term living. This focus on residential stability, private living, and effective management creates a pleasant and secure environment for its inhabitants.

Location and Accessibility

Shady Oaks Mobile Home Park is conveniently located at 1405 Air Base Rd Trlr 6, Waco, TX 76705, USA. This address places it within the broader Waco metropolitan area, offering residents the benefit of a tranquil community while remaining highly accessible to urban amenities. The "Air Base Rd" in its address suggests a history or proximity to a former or current air base, which often translates to well-established infrastructure in the surrounding area. Its location in Waco, a hub in Central Texas, means residents have relatively easy access to major roadways, allowing for convenient travel to other parts of the city and beyond. While specific details on highway access are not provided, mobile home parks are typically chosen for their balance of peaceful living and practical accessibility to necessities. Residents can expect to be within a reasonable driving distance of Waco's numerous attractions, including shopping centers, grocery stores, healthcare facilities, and employment opportunities. This blend of a quiet, residential setting with proximity to urban conveniences makes Shady Oaks Mobile Home Park an attractive option for those seeking long-term housing in the Waco region.

Promotions or Special Offers

Given that Shady Oaks Mobile Home Park is a long-term residential community for mobile home owners (not an RV park for short-term stays), it is unlikely to offer typical "promotions" or "special offers" in the way a campground or a recreational facility might. Instead, their value proposition lies in their consistent long-term lot rental rates and the quality of their management and community environment.

Mobile home parks typically focus on providing stable, affordable monthly lot rents. Any "specials" would more likely be in the form of competitive pricing for lot rentals, or perhaps a smooth, efficient application and move-in process. New residents might inquire about the security deposit structure or any initial move-in incentives, if applicable. However, based on the provided information, the core appeal is the established, quiet community and effective management.

For the most accurate and up-to-date information regarding lot availability, rental rates, terms, and any specific requirements for residency, prospective residents should contact Shady Oaks Mobile Home Park directly. This will ensure they receive details pertinent to long-term mobile home living, which differs significantly from recreational camping or RV park promotions.

SOMHP is a park for long term single wide (Mobile Homes). It is NOT a camping facility for RVs, campers, tents or short term recreational sites. The lots are rented, ideally for long term, single family homes. No public facilities, pools, showers or waste disposal. Private homes only, in a quiet, pleasant, small private community.

Quite and clean mobile home park. No re signs of people. Bumpy dirt driveway. Water along the edge of drive like there may be a water leak. There is no sign of an office and I didnt even see a sign on how to contact park management. Debris remained where trailers had once stood. The lots are too close together. Your front door is not many feet from your neighbors back door. Maby ten feet. Didnt see people enjoying the outdoors anywhere in the park like they would if they felt at home. No neighborhood gathering grounds like a pool or park. Overall doesnt make it seem family friendly, inviting, or homelike. Did not appear handicap friendly or child or pet friendly. Small yards and driveways. No privacy

This place is has a hard time deciding which rules to enforce and to whom. It's not the cleanest. And the managers certainly don't care about the safety of their tenants. Be ware if you go to live here.
