Whispering Hills Mobile Home Park is conveniently located at 11500 Chicot Rd, Mabelvale, AR 72103, USA. Mabelvale is a community within Saline County, Arkansas, situated just southwest of Little Rock, making it an attractive location for those who desire suburban living with close proximity to urban amenities.
For residents across the Little Rock metropolitan area, the park's location offers a good balance of accessibility and a more residential feel. Chicot Road (Highway 338) is a significant arterial road that connects directly to major transportation routes, including Interstate 30 and Interstate 430. This excellent connectivity allows for relatively straightforward commutes to various employment centers, shopping districts, educational institutions, and healthcare facilities throughout Little Rock, Benton, Bryant, and other surrounding areas.
The appeal of this location lies in its ability to offer a "family based community just outside the heart of LR," as one reviewer noted. This means residents can enjoy the peace and quiet of a suburban environment while still having quick and easy access to the extensive amenities of Arkansas's capital city. Daily necessities like grocery stores, local dining options, and retail outlets are typically just a short drive away. This combination of community feel and urban proximity makes Whispering Hills Mobile Home Park a practical consideration for individuals and families seeking accessible manufactured home living in the Little Rock area.
Mobile home parks, such as Whispering Hills, primarily provide lot rentals for manufactured homes. The services offered are generally focused on maintaining the park's infrastructure and ensuring that essential utilities are available at each site. While specific amenities and the quality of their upkeep can vary, based on the standard operations of mobile home communities, here are the services you can typically expect:
-
Lot Rental: The core service is providing designated spaces or lots where residents can place their manufactured homes. Residents usually own their homes and pay a monthly fee for the lease of the land.
-
Utility Hookups: Each lot is generally equipped with readily accessible hookups for essential utilities, including water, sewer, and electricity. Residents are typically responsible for establishing their individual accounts with the respective utility providers (e.g., local water/sewer authority, Entergy Arkansas for electricity) and for paying their own consumption charges.
-
Park Infrastructure Maintenance: Services commonly include the upkeep and maintenance of the common areas within the park. This typically covers internal roads, street lighting, and general landscaping of shared spaces, aiming to ensure the community remains functional and presentable. However, reviews indicate this can be an area of concern for some residents.
-
On-Site or Accessible Management: Mobile home parks usually have a management entity responsible for the day-to-day operations of the community. This includes collecting lot rents, enforcing park rules, and ideally addressing residents' inquiries or maintenance needs. Reviews show contrasting experiences with management responsiveness.
-
Trash Collection Services: Many mobile home parks facilitate or include provisions for trash collection for their residents, though the specific method (e.g., communal dumpsters, curbside pickup) and whether it's included in the lot rent or an additional fee can vary. Reviews, however, suggest issues with trash on the ground.
It is important for prospective residents to directly contact Whispering Hills Mobile Home Park to clarify the specifics of all services provided, what is included in the lot rent, and what responsibilities fall to the tenant, as well as to inquire about how maintenance issues are addressed.
Whispering Hills Mobile Home Park, like any residential community, possesses certain features that contribute to its character and appeal, although experiences can vary as reflected in customer reviews.
-
Family-Based Community Atmosphere: One positive highlight from a reviewer suggests it is a "wonderful family based community." This indicates an environment that may be conducive to family living, potentially offering a sense of neighborhood connection.
-
Strategic Mabelvale Location: The park's address on Chicot Road in Mabelvale provides residents with convenient access to amenities in both Mabelvale and the broader Little Rock metropolitan area. This includes proximity to shopping, schools, and services, offering a balance between suburban quiet and urban accessibility.
-
Affordable Housing Option: Mobile home parks typically offer a more accessible entry point into homeownership or a more budget-friendly rental option compared to traditional site-built homes or apartment rentals in many areas. This makes it a significant feature for those seeking economical housing solutions.
-
Individual Lot Spaces: Residents generally enjoy their own designated lot within the park, providing more personal outdoor space than typical apartment living. This allows for private yards or outdoor seating areas directly adjacent to their homes.
-
Potential for Good Management (based on some reviews): One positive review specifically praised the manager as "sweet as can be" and "goes above and beyond to be helpful," highlighting excellent maintenance and upkeep. This suggests that a positive experience with management is possible for some residents.
-
Feeling of Safety (based on some reviews): A positive reviewer also mentioned feeling "safe and at home here," which is a crucial aspect of any residential community.
It is important to note the stark contrast in customer reviews, with some highlighting significant issues regarding maintenance, trash, pet behavior, and management's responsiveness and alleged racial profiling. Prospective residents are strongly encouraged to visit the park, speak with current residents if possible, and directly address all concerns with management to form their own informed opinion.
Mobile home parks, including Whispering Hills Mobile Home Park, typically operate on a business model that emphasizes consistent, long-term lot rental fees rather than offering traditional "promotions" or "special offers" often found in retail or apartment leasing (e.g., "discounted first month's rent" or seasonal specials).
Therefore, you should not expect to find publicly advertised temporary discounts, holiday promotions, or referral bonuses from Whispering Hills Mobile Home Park.
The primary "offer" inherent in a mobile home park is usually:
-
Affordable and Consistent Lot Rent: The core value proposition is typically the more accessible cost of leasing a lot for a manufactured home compared to the expense of land ownership or traditional home rentals in a similar geographical area. This consistent and often lower cost represents the ongoing financial benefit for residents seeking a budget-friendly housing solution.
Any specific details regarding rental terms, deposit requirements, or other financial arrangements would need to be discussed directly with the management of Whispering Hills Mobile Home Park. It is highly recommended to contact them to inquire about their current lot rental rates, any applicable fees, and the specific terms of their lease agreements, as these details are crucial for prospective residents to understand the total cost and conditions of living in the park.

For many Arkansans seeking a specific type of housing solution within the Little Rock metropolitan area, Whispering Hills Mobile Home Park in Mabelvale presents itself as an option, particularly for those prioritizing location and an affordable entry point into a community. It is essential to consider both the potential benefits and the significant concerns raised in customer reviews when assessing its suitability for locals.
The primary suitability for locals lies in its location. Situated on Chicot Road in Mabelvale, the park offers residents a suburban setting that provides a degree of quietness and a "family based community" feel, as noted by one positive reviewer. This location provides convenient access to various amenities in both Mabelvale and the broader Little Rock area. Commuting to work, accessing essential services, or reaching shopping and entertainment venues in the capital city is relatively straightforward due to good road connectivity. For Arkansans who prefer to live just outside the immediate urban core but still desire easy access to city conveniences, this location can be a practical choice.
Furthermore, mobile home parks generally offer a more affordable housing solution compared to traditional stick-built homes or many apartment rentals. For individuals and families in Arkansas seeking budget-friendly living or aiming for homeownership via a manufactured home, Whispering Hills can represent a financially accessible option. This affordability is a key factor for many Arkansans managing household expenses.
However, prospective residents must conduct thorough due diligence, especially given the contrasting nature of the reviews. While one review highlights a "wonderful family based community" with "best" maintenance and a feeling of safety, another raises serious allegations of neglect, unsafe living conditions (exposed wires, flooding), unaddressed maintenance issues, concerns about animal control, and disturbing claims of racial profiling leading to the departure of black families. These are critical concerns that directly impact suitability and safety.
Therefore, for Arkansans considering Whispering Hills Mobile Home Park, it is imperative to visit the property in person, observe the current conditions, and directly address all specific concerns with the management. Speaking with current residents, if possible, can also provide valuable insights into the day-to-day living experience. While the park's location and potential for affordability are attractive features, suitability ultimately hinges on verifying that the living environment meets personal safety, maintenance, and community standards.
Customer Reviews
This mobile home park is a joke. My friend said he Wished George was never gone. This place has felons here. Management prefers to have trouble then good people in here. Trash all over the ground, animal owners pets biting people as there walking. Yards not cut right. Please do not rent here. Do not even try to rent to own they will mess you up here. My friend knows and I visited him so I have witnessed all. Ow not to forget to mention they don't fix nothing.
This is a wonderful family based community just outside the heart of LR. The manager here is sweet as can be and goes above and beyond to be helpful. Maintenance and upkeep is the best here out of anywhere I have ever lived. And most importantly of all I feel safe and at home here. Thank you guys for welcoming me to the community.
George is a nice guy but they're very sneaky. I moved here on a voucher in December. My light bill has been $300 since I moved here and I asked them about it and they said that's normal for over here. My water bill last month was $437 and my water bill for this month was $318. I go down to talk about my bill with George and he tells me he did me a favor by waving my deposit and key fees and what not and I was told my kids must have been flushing the toilet too much. Sounds too good to be able to move in so easy, right? It is! Last weekend somebody was shot right outside of my daughters' window. DO NOT MOVE HERE. I'm literally stuck here until December and benefit nothing by trying to save somebody else. If you don't believe me about the bills, email me. I have proof that it wasn't from a previous balance. Please, don't do it to yourselves!
Management needs to go back to dancing on the pole. Roads are always messed up in the trailer park. She is rude as all get out. Maintenance takes forever to do anything and half the time they don’t even do anything or they do a very bad job at fixing the issue and have to come back to fix it again. There are gunshots almost every week. The trailer park has just gone downhill since they got this manager
This trailer park is one of the reasons mobile home parks have a bad name. There is trash all over the ground by the dumpsters. Dogs running loose one tries to attack people. Management is rarely seen or able to reach
