Services Offered

  • Manufactured Home Lots: Birchwood Terrace primarily offers individual lots for manufactured homes. Residents typically own their homes and lease the land, which provides a pathway to homeownership that can be more affordable than purchasing a traditional stick-built house in Minnesota.

  • All-Ages Community: The park is an all-ages community, welcoming residents of various demographics, including families, individuals, and seniors. This fosters a diverse neighborhood environment.

  • On-Site Parking: While not explicitly detailed, mobile home parks generally provide dedicated parking spaces at each lot, ensuring residents have convenient off-street parking for their vehicles.

  • Basic Utilities Infrastructure: The park provides the necessary infrastructure for utilities such as electricity, water, and sewer to each lot. Residents typically pay for their individual utility consumption, which may or may not be included in the lot rent. It's crucial for prospective residents to clarify which utilities are covered by the lot rent directly with management.

  • Community Management: Like all mobile home parks, Birchwood Terrace has a management structure in place. The effectiveness and responsiveness of management are key aspects of a community's living experience. Direct communication with management is recommended for understanding current services and maintenance plans.

Prospective residents have the opportunity to inquire about ongoing or planned infrastructure upgrades directly with management.

  • Room for Personalization: Mobile home living often allows residents to personalize their homes and lots, creating a unique living space that reflects their preferences, within park guidelines.

Promotions or Special Offers

As a residential mobile home park, Birchwood Terrace typically does not offer seasonal "promotions" in the same vein as retail businesses. Due to the nature of housing markets and ongoing operations, such details are dynamic and best obtained directly.

For Minnesota residents interested in Birchwood Terrace, it is highly recommended to:

  • Contact Management Directly: Inquire about current lot rental rates, any available homes for purchase or rent within the park, and specific terms for new residents. They can also provide information on any potential move-in specials or assistance programs that might be offered.

  • Visit the Park: Schedule a visit to the community to get a first-hand impression of the available lots, common areas, and overall park condition. This allows prospective residents to assess the environment and discuss any specific concerns or questions with the management team.

Great neighbors and people that live there but the management is close to none existent. The don’t fix anything. They have 5 foot potholes in the park so you have to dodge the holes. That’s on both sides. At the stop sign there’s a hole that’s becoming a. Sink whole and they just leave it there. Get it together because it’s not safe for the kids or our cars.

I attempted to stop to talk to someone about the possibility of placing a new single wide mobile home on one of the available lots. The sign on the office door indicated there would be someone available on Fridays to answer questions, provide an application and I was hoping for a tour of the park. After stopping consecutively three Friday's in a row, noticing the walkway leading to the office entrance was snow covered and didn't appear to have been shoveled after several snowfalls, and the unsightly garbage cans that were overflowing near the mailboxes I concluded the management of the park was either non existent or simply uninterested in renting the spaces that were vacant and available. Because I needed to finalize the delivery details of my home I was forced to choose a location further from family, further from my place of employment, and less convenient overall.
