It is crucial to note that the provided customer reviews raise serious concerns regarding property maintenance (a fallen sign on a mobile home) and issues related to residents attempting to move homes out of the park, potentially impacting their ability to relocate. These aspects suggest that while the park aims to provide a living space, there might be significant challenges in property management and resident relations. Prospective residents should thoroughly investigate these areas before committing.
Mobile home parks typically do not offer "promotions" in the same way retail businesses do, but rather structured pricing for lot rentals. Any specific "special offers" would likely pertain to incentives for new residents, such as reduced security deposits, a period of free lot rent upon signing a long-term lease, or assistance with moving a mobile home into the park. However, such offers are not publicly available in the provided information for Blue Spruce Pointe Mobile Home Park.
The primary "offer" of a mobile home park is the provision of affordable long-term housing. Pricing would typically involve a monthly lot rental fee. For accurate and up-to-date information on lot availability, rental costs, lease terms, and any potential incentives that might be offered, it is essential for interested parties to contact Blue Spruce Pointe Mobile Home Park directly using the provided phone numbers. Given the serious concerns raised in the reviews about disputes over moving homes and property damage, any potential resident should conduct thorough due diligence, clarify all terms and conditions in writing, and understand the implications of their lease agreement.

Prospective residents should inquire directly about all terms and conditions, particularly those related to home ownership, moving homes, and property maintenance responsibilities. For West Virginians, exploring all housing options means understanding both the potential benefits and any significant drawbacks of a particular community, and making an informed decision based on thorough research beyond initial impressions.
Customer Reviews
We bought a mobile home this year at blue Spruce all was legitimate done at DMV and they are still fighting us and will not let us move out of the park. My son has been homeless for three months because of this and very sick he has stayed with me from time to time in a small one bedroom apartment with his girlfriend and their dog. I am so disappointed in this park that could be nice whoever owns it sure has no morals headed to court.
Really a shame that poor family will get screwed over on the sign falling on their mobile home. The owners are doing nothing. They’ll collect a big insurance check and let the renters family suffer. Greed! Everyone leave a bad review and report them to the BBB. Spreading this on social media asap.
Lot rents too high goes up every year and your still expected to maintain your residence even though they keep taking mo ey out your pocket to pad theirs.Dont be late on that rent chances are if you pay the full amount of back rent in even after confirming that your caught up to date, youll have a notice on your door saying u still owe. I suggest getting and keeping all your rent receipts. If you dont like other people letting their animals use your grass as a potty spot i wouldnt live there. Just an honest opinion of what Ive seen.
Way overpriced, they literally offer you nothing for the price over $600 for a lot that not only do I have to mow myself, but I also have to beg and plead to get tree branches cut so they won't fall on my trailer since i cant hire anyone myself? Nah bro I moved and I suggest you look elsewhere.
I have lived here for over16 yrs. I have no real complaints. Just when they tore down maintenance building in front of my trailer they hit my storage building, promised to fix it and never have. Mary Jordan
