Features / Highlights

Friendly Village offers several features inherent to a manufactured home community in a desirable location, though some aspects noted in reviews warrant consideration:

  • Affordable Housing Option: Manufactured homes generally provide a more budget-friendly path to homeownership or long-term rental compared to traditional site-built homes in the Perrysburg area.

  • Desirable Perrysburg Location: The park's prime location in Perrysburg offers residents access to the city's highly-rated schools, charming downtown, and proximity to Toledo's amenities.
  • Existing Recreational Amenities (with caveats): The presence of a community pool and a playground, even with noted operational and update needs, provides recreational options within the park.
  • Management by Same Company as Neighboring Park: Reviews highlight that Friendly Village is owned by the same company as a "neighboring park." While this implies a larger management structure, residents perceive Friendly Village as being "treated like a red-headed stepchild" in comparison, suggesting potential disparities in investment or attention between the two properties.

It's not a terrible place to live, but it's also not the best place. They have cut down a lot of the trees, so there isn't much shade anymore. Has a community pool, but we are lucky if they open it. Has a playground, but could use an update. This park is treated like a red-headed stepchild compared to the neighboring park that is owned by the same company.
