Longbranch MHC About

Are you searching for a peaceful and potentially affordable place to call home in the Derby, Kansas area? Longbranch MHC, a manufactured home community situated conveniently close to both Derby and Wichita, offers a distinct residential experience that might be just what you're seeking. For many Kansans, mobile home parks (or manufactured home communities, as they are increasingly known) provide a viable and often more budget-friendly pathway to homeownership or stable, long-term residency, often fostering a unique sense of community.

Manufactured home communities typically operate on a model where residents own their homes but lease the land or lot on which their home is placed. This arrangement can lead to lower upfront costs and a more manageable cost of living compared to traditional stick-built homes. Beyond the financial aspect, these communities often cultivate a specific atmosphere, varying from tranquil residential havens to those with more amenities, each guided by its own set of rules and regulations.

Longbranch MHC has received feedback highlighting its quiet environment and the positive relationship many residents have with the management. While past concerns about road conditions and amenities have been noted, a recent update indicates efforts to address these issues, such as "fixed the roads" and the introduction of a new trash system. This suggests an ongoing commitment by management to improve the living experience for its residents. The park is described as a "nice place to live outside all of that," referring to the quiet atmosphere distinct from urban bustle.

Derby, Kansas, itself is a growing and family-friendly city with its own set of services, schools, and local attractions. Services Offered

Longbranch MHC, like other well-managed manufactured home communities, provides a range of essential services designed to ensure a functional and comfortable living environment for its residents in Derby, Kansas. While specific, detailed service lists are best confirmed directly with park management, here are the general services typically offered based on industry standards and resident feedback:

  • Lot Rental: The primary service of the community is the leasing of individual lots or spaces where residents place their manufactured homes. This fee provides the right to occupy the land and utilize the community's underlying infrastructure.
  • Utility Hookups: Each lot is typically equipped with essential utility hookups for water, sewer (possibly through a stabilization lagoon system, as indicated by public health documents), and electricity. Residents are generally responsible for setting up and paying for their individual utility accounts directly with local service providers.
  • Road Maintenance: As highlighted by a resident's update, the management has "fixed the roads." This indicates a commitment to maintaining the internal road network within the park, which is crucial for accessibility and vehicle longevity.
  • Trash Management: While individual dumpsters were reportedly removed due to "trash truck" weight concerns, the park implements a system for trash collection, implying a communal or scheduled pick-up service. This service is essential for maintaining the cleanliness of the community.
  • Community Management: The park has a manager described as a "personable woman who thoroughly takes care of resident's needs." This suggests a responsive and helpful management presence dedicated to overseeing the community's operations, addressing resident inquiries, and enforcing park rules to maintain order and a consistent living experience.

It is always advisable for prospective residents to directly inquire with Longbranch MHC management about the specific services included in their lot rent, any additional fees (e.g., for utilities, if not direct-billed), and the precise responsibilities of residents versus management regarding property upkeep and waste disposal. This proactive communication ensures a clear understanding of the living arrangements in this Derby, Kansas community.

Where are the paved roads and street lamps? Feels too dark to really walk at night. Rent still goes up every year with those promises going unfulfilled. Nice place to live outside all of that, though. Update: they "fixed the roads" but took away the individual trash dumpsters since the "trash truck is too heavy" for the roads.

It's a roof over your head and definitely just a pit stop until you get your things in order. It's not clean a lot of empty run down falling apart trailers with a lot of code violations that if need fixed while your living in it they will make you pay half the cost. Total Joke I do not recommend
