Montage About

Introduction / Overview

For Texans considering diverse housing options, understanding the landscape of mobile home parks is essential. Montage, located at 4000 Central Expy, Plano, TX 75074, USA, operates as a mobile home park that also accommodates RVs, primarily serving full-time residents. A mobile home park, often referred to as a manufactured home community, provides a dedicated space for manufactured homes, offering a unique avenue for homeownership or long-term residency. These communities typically involve residents owning their homes while leasing the land, providing a distinct alternative to traditional housing.

Montage, situated in the bustling city of Plano, offers a different kind of living experience within the Dallas-Fort Worth metroplex. While many mobile home parks focus solely on manufactured homes, Montage's inclusion of RV accommodation, even if primarily for long-term stays, broadens its scope for those in Texas seeking either a permanent home or an extended spot for their recreational vehicle. Understanding the nature of such a park is crucial for prospective residents, as it combines elements of both a residential community and an RV park. The focus here is on providing stable, long-term living solutions in a convenient location.

Location and Accessibility

Montage is strategically located at 4000 Central Expy, Plano, TX 75074, USA. This address places it directly along a major thoroughfare in Plano, Central Expressway (US-75), ensuring excellent accessibility for residents and visitors alike. Plano, a prominent city in the Dallas-Fort Worth metroplex, is renowned for its strong economy, excellent schools, and numerous corporate headquarters, making it a desirable location for many Texans.

The park's position on Central Expressway means residents have straightforward and rapid access to the wider DFW area. This is particularly beneficial for commuting to work, accessing a vast array of shopping centers, dining establishments, entertainment venues, and healthcare facilities. For instance, major shopping destinations, grocery stores, and various service providers are typically just a short drive away. While personal vehicles are generally essential for navigating the DFW metroplex, the direct access to US-75 significantly simplifies travel. The urban setting of Plano ensures that residents of Montage are never far from the conveniences and opportunities that a vibrant North Texas city offers. Its location is a key highlight for individuals and families who prioritize convenience and connectivity within their living arrangements.

Services Offered

Based on the provided information and common practices within mobile home and RV parks, Montage offers foundational services essential for its residents. These typically include:

  • Lot Leasing: The core service, providing designated spaces for manufactured homes or RVs on a long-term basis.

  • Utility Hookups: Residents can expect access to essential utility connections such as water, sewer, and electricity at their individual lots. While the park provides the hookups, residents are generally responsible for setting up accounts and paying for their consumption.

  • Basic Infrastructure: Maintenance of internal roads and common areas within the park.

  • On-site Management: There is an office where residents can interact with staff regarding their tenancy, though feedback suggests varying levels of RV-specific knowledge and communication.

It is important to note that while some parks offer amenities like cable and Wi-Fi as standard, a review indicated that Montage states "no cable or wifi," though some residents may find channels available. Prospective residents should verify directly with management about included utilities and services.

Features / Highlights

Montage, as a mobile home and RV park in Plano, presents several features and highlights that are important for Texans considering this type of residence:

  • Quiet All Night: A significant positive highlight from a resident review is that the park is "Quiet all night." This suggests a peaceful environment for sleeping and resting, which is highly valued by both long-term residents and those staying overnight.

  • Working Utilities: Essential services such as "water, sewer and electric worked" reliably. This reliability of core utilities is fundamental for comfortable living in any manufactured home or RV park.

  • Unexpected TV Channels: Despite being told there was "no cable or wifi," a reviewer found that they "did have 21 channels." While not a guaranteed feature, this unexpected bonus could be a pleasant surprise for residents.

  • Primarily Full-Time Residents: The park is "mostly full time residents," which often contributes to a more stable and established community atmosphere compared to parks with high turnover. This can be appealing for those seeking a sense of belonging.

  • Office Staff Presence: The "people in the office are nice," indicating a degree of pleasantness in interactions with management, which is important for day-to-day inquiries.

  • Strategic Plano Location: As highlighted in the Location section, its position directly on Central Expressway in Plano offers excellent accessibility to jobs, services, and attractions across the DFW metroplex.

It is also important to acknowledge areas mentioned in reviews that may require further inquiry or personal assessment: concerns about tree hazards (though one was resolved with a spot change), spot conditions (narrow slabs, gravel, debris, lack of grass/presence of weeds), and management communication/documentation practices. These points suggest that prospective residents should conduct a thorough visit and ask specific questions about lot conditions and management procedures.

The people in the office are nice but not very RV knowledgeable. It's mostly full time residents. They wanted my SS# on the registration. I asked about it and they said don't worry, we shred it after you check out. I put my last four and that's it. I have never been asked that at any park. They gave us a spot, at first, with a huge dead tree hanging down which jammed into our AC unit so we went back to the office, reported it and they gave us a different spot. Good points: water, sewer and electric worked. They said no cable or wifi but we did have 21 channels. Quiet all night. Bad: Spot had a narrow slab with gravel on the side. Because of another low hanging live tree, we had to park half on each. Debris was scattered all over. Very trashy and trashy looking. No grass..weed covered ground. Ok for overnight if you HAVE to stay in Dallas near Plano.

Worst form of management anyone could think of. Horrible at communicating important information. They delay giving you your money back. And they let tenants move in without proper documentation and legal forms. Should have known not to move here when I was submitting my application and the front desk lady let someone move here without an id papers or legal documents to pass a background check.

Nobody answers the business phone, nobody returns phone calls, and the office is always closed.

DONT MOVE HERE my rent is nearly 1k a month. You get fined for every little thing even if it’s not your fault. They cut off the water or electricity weekly as needed and literally just told me when I went to confront them “I didn’t think it was important enough to send a warning” people have animals and children and they don’t think it’s important to tell people that the water will be off for several hours or a day.this morning I asked why I called several times and no one answered. I had to walk to the office to get answers. She said “I would have answered if you called it goes straight to my phone” so I called again infront of her and her phone was on silent. I said “maybe that’s why? Cause her phone isn’t even ringing? She laughed in my face and said “we’re not like that” 2 years ago they raised the rent an extra $300 a month saying they were going to fix the pool, add a dog park. They even had a brochure showing what all they would have. Rent is still over $900 and the pool hasn’t even been touched. They aren’t making plans unless it gains them money. Not worried about our pleasure in actually being here. I have watched several of my neighbors yards be trashed with toys cans and bikes but I was fined $75 for a LADDER UNDER MY CAMPER. I was also fined for my trash can being on the wrong side of my stairs. Mexican music blared until 3 am or until cops come. But they don’t say anything to Spanish people they never get in trouble. Just don’t move here. They take advantage of you. I’m leaving asap I’m miserable here for sure.
