Based on the available information, the primary service offered by Owen Creek Mobile Home Park, LLC is the leasing of land for manufactured homes. This means residents own their mobile home but pay a monthly lot rent for the space it occupies within the park.
Lot Leasing: The core service is providing individual lots for residents to place their manufactured homes. These lots come with utility hookups available, though residents are responsible for arranging and paying for their own connections and usage.
Utility Management Fee: Residents may incur a monthly utility management fee, as indicated by some information, in addition to their regular lot rent. This fee is distinct from the actual cost of utilities (water, electricity, septic), which residents are typically responsible for setting up and paying directly to service providers.
Wastewater Fee: For homes connected to septic systems within the park, a separate monthly wastewater fee may be charged to residents.
General Park Maintenance (Common Areas): While specific details are not extensively provided, it is generally expected that mobile home parks handle the maintenance of common areas, such as internal roads and general landscaping of shared spaces, to ensure the park remains presentable. However, individual lot maintenance is typically the responsibility of the resident.

Maintained Appearance: Upon initial inspection, the park often appears well-maintained, particularly when compared to other mobile home parks in the immediate vicinity. This visual appeal can be a significant draw for prospective residents, suggesting a level of care for the community's aesthetics.
Security Gate: The park is equipped with a security gate. While the functionality of this gate is noted to vary, its presence indicates an intent to control access to the community, which can be a desirable feature for residents seeking a sense of added security.
Quiet Environment (General Resident Demeanor): Despite some reported issues, some residents have noted that, in general, the park residents themselves contribute to a quiet atmosphere. This suggests that the majority of residents are considerate, contributing to a peaceful living environment, particularly inside their homes.
Diverse Resident Demographics: The park includes a mix of residents, from long-term occupants to newer arrivals, and has historically included a senior community, though it has evolved. This mix can create a varied community dynamic.
Based on the publicly available information, Owen Creek Mobile Home Park, LLC does not appear to advertise specific promotions or special offers in the traditional sense, such as discounted lot rent for new residents or seasonal incentives. The information indicates that lot rent rates can vary significantly among residents based on their move-in date, and annual increases are a standard practice.
It is always advisable for prospective residents to contact the park management directly to inquire about current lot rental rates, any potential fees (such as utility management or wastewater fees), and the terms of lease agreements. Given the feedback about varying rent prices and annual increases, understanding the exact financial commitments before signing a lease is crucial. Any discussions regarding promotions or special offers would need to occur directly with the park's management team to get the most accurate and up-to-date information.

I have left a previous review, but it's time to update. I have lived here for just over 5 years now, and I truly hate it. Yes, upon first look, it seems so well maintained compared to other parks in the area. Don't fall for it. This park is not locally owned, all rules come from an office in Michigan and are enforced by an over - zealous and biased management team. Calls will go unanswered, answers will be non-committal, and rules will be unevenly enforced. Everyone pays a different lot rent, based on when they moved in, but everyone gets a rent increase, every year. The security gate is open more than it is closed. The park rules and fees are written and charged as if you also rent the house from them. Many neighbors park in the street, often both sides of the street causing a blockage... And this never seems to be addressed. Some homes have fences, others are not allowed. Some homes have dogs in the fenced yard, while others are not allowed. Many homes leave dogs leashed to the front porch and that is never addressed. Cars of both guests and random tourists (because of the open gate) often have blasting music. The rent is significantly higher than the locally owned parks in the area - Yet there is no playground, clubhouse, green space, nothing. Zero amenities. There is also the problem of both elderly residents (once upon a time this was a senior community) wandering around your property snooping and letting their dog potty freely there, and older kids tampering with your property. We don't have the money for the allowed storage options so we have had bikes, lawnmowers, and chemicals stolen from our property as well as a lawnmower and grill that were tampered with and rendered unusable. The bitter part of me thinks they want me out so they can charge a new resident more money for my lot, but to be honest, I don't want to stay here a day longer than my finances force me to.
Oct 01, 2021 · Tiphani AbbottI have lived here for only 9 months and when I signed my 1 year lease my lot rent was $350 a month, which is over $50 a month more than the previous resident. Also I have spoken with many others and they are paying less because they have been here longer. I today get a letter saying my lot rent is going to $360 a month in March, which is still within my 1st year lease. How is this fair? Other than that, the park is quiet and has nice residents.
Jan 29, 2020 · Id KnowCurrent resident for 3 years and lot payments have risen nearly $100 during that time. As a single income household, it’s very difficult to live here. My monthly payment for my mortgage and my lot rent are now $960 (mortgage is $650 and lot rent increased to $310 officially starting March 1, 2019)... a payment comparable to nicer traditional homes with land in the area. I don’t feel I’m getting any return on my investment for choosing to live here nor am I able to save any money because my smaller house payment really means nothing if my rent keeps going up. I still have to maintain my own yard, the outside of the home, etc. Seems like the only thing my lot rent gets me is trash pickup (which often is sporadic) and the benefit of living behind a gate.
Feb 10, 2019 · Jessica BergrenTwo year resident, lot rent has gone from $275 to $315 in that time. The rules keep getting stricter, and seem not apply to everyone. Yes, there is a gate, but it's often left open and we have ZERO aminneties.
