River N Lakes RV Park About

Howdy, fellow Texans! For many of us, the RV life isn't just about weekend getaways; it's about finding a comfortable and convenient place to call home, especially for longer durations. When you're searching for an extended stay or even a permanent spot for your RV in North Texas, you'll encounter a variety of options, each with its own unique character. Among them is River N Lakes RV Park, located in Aubrey, TX. This park appears to cater to a very specific niche: those looking for a long-term, established community, potentially with a more independent and less transient atmosphere than a typical short-stay campground.

When considering an RV park for extended living, it's essential to understand its true nature. River N Lakes RV Park, according to some local feedback, seems to be a place where RVs settle in for the long haul, with some units having been there for decades and even incorporating built-on additions. This suggests a strong sense of community and a place where residents put down roots. However, it's also important to note that the park might not be suited for every type of RVer, particularly those seeking a traditional family-friendly, short-term vacation spot or pristine, brand-new facilities. Reviews indicate it might be more of a "good spot if you NEVER want to move out and don't mind the non-family atmosphere," with some concerns raised about the condition of certain rental units and potential challenges with park access for larger RVs.

In this article, we'll delve into the known aspects of River N Lakes RV Park, providing an overview of what makes it distinct. We'll explore its location, the services it likely offers, its unique characteristics, and provide essential contact information. Our aim is to give you a factual, nuanced perspective from a Texan's viewpoint, helping you determine if this established RV community in Aubrey is the right fit for your long-term RV living needs.

River N Lakes RV Park is situated at 6997 Indian Hills Rd, Aubrey, TX 76227, USA. This location places it within the charming and growing community of Aubrey, nestled in Denton County, North Texas. Aubrey offers a balance of small-town charm with increasing access to amenities and services, being a short drive from larger hubs like Denton.

The address suggests a location that might be a bit off the main thoroughfares, potentially offering a quieter, more secluded environment away from heavy traffic. However, one reviewer did mention concerns about "your RV will most likely sustain damage entering and exiting the park," which implies that the access roads or entrance might be challenging for some larger or lower-clearance RVs. This is a crucial point for potential residents to consider, especially if they frequently move their RV or have a particularly large rig.

Despite potential access challenges, the general area of Aubrey provides a rural setting that many Texans appreciate, with proximity to lakes and outdoor recreation opportunities that are characteristic of North Texas. While not explicitly stated as a feature of River N Lakes RV Park, the name "River N Lakes" itself implies a connection to nearby water bodies, which are abundant in the region. This location could appeal to those seeking a long-term base that offers a sense of established community within a natural setting, while still being within reach of urban conveniences when needed.

Based on the nature of River N Lakes RV Park being primarily for long-term stays, its services would likely revolve around providing essential utilities and a stable environment for residents. While detailed lists of amenities aren't publicly available or highlighted in the provided reviews, we can infer the core services that would be necessary for extended living.

  • RV Sites with Hookups: For long-term RV living, sites would certainly offer essential hookups, including electricity (likely 30-amp and 50-amp options), water, and sewer connections. These are fundamental for residents to live comfortably in their RVs.
  • Long-Term Lot Rentals: The park’s primary service appears to be catering to extended stays, with units seemingly settled for "decades" and featuring "built additions." This implies a focus on stable, long-term lot rentals rather than transient daily or weekly stays.
  • Community Environment: While not a traditional "service," the presence of "good people" as residents and a long-standing community suggests a stable social environment for those living there permanently.

It is important to note that the reviews also highlight concerns about the condition of some rental units and potential issues with repairs. This suggests that while basic utilities are likely provided, the upkeep of certain park-owned elements or rental units might vary. Prospective residents are strongly advised to visit the park in person to assess the condition of available sites and facilities to ensure they meet their expectations for long-term living.

River N Lakes RV Park offers a unique set of features and highlights that distinguish it from many other RV parks, particularly those catering to short-term tourists. These characteristics make it appealing to a specific demographic of RVers seeking a long-term, established place to call home.

  • Established Long-Term Community: This is perhaps the most defining feature. Reviews consistently point to the park being primarily for long-term residents, with some RVs having been on-site for "decades" and featuring "built additions into the original RV." This creates a stable, consistent neighborhood atmosphere for permanent residents.
  • Residential Atmosphere: Unlike parks designed for vacationers, River N Lakes RV Park appears to function more like a residential community. This could appeal to those who desire a permanent, settled feeling in their RV life, moving beyond the transient nature of short-term camping.
  • Independent Environment: The park is described as being a "good spot if you NEVER want to move out and don't mind the non-family atmosphere." This suggests a less structured, perhaps more independent environment, where residents have established their own routines and community dynamics.
  • "Good People" Among Residents: One reviewer highlighted that they "know a few residents here. Good people." This suggests a friendly and welcoming resident base for those looking to integrate into an established community.
  • Potential for Customization: The mention of "built additions into the original RV" indicates that residents might have the opportunity to customize their living space, turning their RV site into a more permanent and personalized home.

It is crucial for potential residents to be aware of the feedback regarding "disrepair and damn near unlivable" rental units and potential "damage entering and exiting the park." These points suggest that while the long-term community aspect is strong, individuals should conduct thorough due diligence, including a personal visit and detailed discussions about the condition of specific sites or rental units, before committing to a long-term stay.

Given the nature of River N Lakes RV Park as primarily a long-term residential community rather than a transient vacation spot, traditional "promotions" like seasonal discounts for short stays are unlikely to be a focus. The park’s offering is its long-term living arrangement, which inherently comes with its own pricing structure.

Based on the provided information, the "promotions" or benefits would be centered around its long-term rental model:

  • Long-Term Rental Stability: The primary "offer" is the availability of sites for extended, potentially indefinite periods, which can be a significant draw for those seeking a permanent RV home. This stability is a key benefit for full-time RVers looking to settle down in an established community.
  • Established Community Rates: While specific rates are not provided, long-term RV parks typically offer more affordable monthly rates compared to daily or weekly rates at transient campgrounds. This cost-effectiveness for permanent living is a major advantage.

As there is no indication of typical short-term promotions, prospective long-term residents should focus on inquiring directly about their monthly or extended-stay rates and availability. It is highly recommended to clarify all terms and conditions, as well as inspect any rental units, before committing.

To get in touch with River N Lakes RV Park for inquiries about long-term availability, rates, or to schedule a visit, here is the contact information:

A direct conversation will allow you to ask about site availability, current rates, and any other pertinent information regarding the park’s long-term residency options.

For Texans considering a long-term RV living solution, River N Lakes RV Park in Aubrey offers a distinct and established community. While it may not be the ideal spot for families seeking a traditional vacation or those with large, frequently moved RVs due to reported challenges with access, it clearly fills a niche for permanent residents.

Its suitability for locals lies in its focus on extended stays, providing a potentially more stable and settled environment than transient parks. For those who "NEVER want to move out" and appreciate a mature, non-family oriented atmosphere, this park could offer a true sense of home. The presence of long-term residents and a sense of "good people" within the community suggests an established social fabric.

However, it is paramount that prospective residents conduct thorough due diligence. Visiting the park in person to assess the entrance and exit conditions, as well as the state of individual sites and any available rental units, is crucial. For the Texan looking for a permanent RV base in a unique, established community in Aubrey, River N Lakes RV Park warrants a careful, direct investigation to determine if its specific character aligns with their long-term living aspirations.

I know a few residents here. Good people. It’s just that these rentals (few I’ve seen) are in disrepair and damn near unlivable. Nobody should ever have to endure that situation without any solutions or repairs.

Not good for families, your RV will most likely sustain damage entering and exiting the park, definitely not for daily, weekly stays. Some units appear to have been there for decades and have even built additions into the original RV. This may be a good spot if you NEVER want to move out and don't mind the non-family atmosphere.

I don't live there and I wouldn't. Too many older RV's too close together. If any one of them catches on fire they would all go up in flames. It's a depressing place and I'm sorry if you think this is what you deserve.

I stayed from April to September of 2020. Very nice people around there. You might get the wrong impression when you enter this park, but if your not a wilderness type person then you are missing out on adventure! There's a path you can take to the river nearby and go fishing! There are families here too, which increases my awareness of the safety of this park. I visited during the year of 2020. It is in the wilderness, so be prepared to level your RV with lots of blocks. Be watchful of copperheads. The road and RV park has rocks, which is much better than I expected for a wilderness RV park! The staff is very friendly and helpful. The maintenance man helped back up my RV and cut the limbs from the trees around my RV. The staff here go above and beyond to help you settle into your nice RV spot. Every person here I've met is truly kind and helpful. I've only seen the cops visit twice in that park during my stay. The families there are the neighborhood watch and will call the police for any suspicious activities. At the time during my stay, Harvey was very helpful in helping fix my vehicle. If he's still around and you need help, I suggested you ask around for Harvey, as he knows a lot on fixing vehicles as that's what he does for a living. He'll give you a reasonable quote compared to if you was to go anywhere else. The only issue I had was how uneven the road into the park and out of the park is. It can seem, if you pull a RV, that your RV might tilt quite a bit while entering and leaving the site. If your RV is very top heavy, you might not want to bring it here, as I worried about mine tilting over. I'm not sure if they ever fixed the road or not. During the time of my stay, there was a food truck owner, both her and her husband would cook up pizzas whenever I gave them a call. I think they was planning to have a couple of RVs outfitted for rent, but not sure if it ever happened. I had a pretty fun time there, but I'm a gamer and not much for outdoor activities. So, most of my nights I spent gaming online. I did switch to AT&T for service during that time because AT &T wireless is better in Texas than Verizon. Your mileage may very. -1 star for the road into and out of the site.

Eli and Kim are so sweet. The communication is awesome. I don't live here but have loved ones that do and they like it and say the neighbors are great. It may have older RVs but Eli is very willing to help those who can't afford the current housing market and she is no nonsense and enforces the rules, which are made clear before you move in. Thank you Eli for all the help you have given to my loved ones. You are amazing.
