Shadybrook Mobile Home Park About
For Indiana residents exploring housing options, manufactured home communities can sometimes present a path to more affordable living. Shadybrook Mobile Home Park, located in Marion, IN, is one such community that has been a part of the local housing landscape. When considering any residential choice, especially those with varying reputations, it is crucial to rely on factual information and direct feedback from those who have experienced the community firsthand.
Manufactured home parks typically offer a unique living arrangement where individuals or families own their homes but lease the land from the park. This model can be attractive for those seeking lower entry costs compared to traditional home purchases. However, the quality of life within such communities is heavily influenced by factors like management, maintenance, and the overall condition of the park's infrastructure and homes. Shadybrook Mobile Home Park has garnered public reviews that highlight significant concerns, and it is important for prospective residents in Indiana to be fully aware of these insights before making any decisions.
Our aim in this article is to provide an unvarnished and factual overview of Shadybrook Mobile Home Park. We will present information regarding its location in Marion, IN, discuss the services that are reportedly available or lacking, and critically examine the features and "highlights" as described by actual residents. Understanding these aspects will empower Indiana locals to make an informed choice, setting realistic expectations for what a move to Shadybrook Mobile Home Park might entail.
Shadybrook Mobile Home Park is located at 4270 E Montpelier Pike, Marion, IN 46953, USA. This address places the community in Marion, a city in Grant County, Indiana. Marion is situated in Central Indiana, offering a more suburban to rural living environment compared to the state's larger metropolitan centers like Indianapolis or Fort Wayne. The general area is characterized by its local community feel and access to regional amenities.
The property itself was built in 1967 and consists of 50 units across one story. Its location on Montpelier Pike, a local thoroughfare, suggests reasonable accessibility by car. The address indicates it is in the 46953 ZIP code, which is within the Marion Community Schools attendance zone, a point of interest for families with school-aged children.
For Indiana residents, Marion offers essential services, including shopping centers, hospitals, and educational institutions. Shadybrook Mobile Home Park is approximately an 8-minute drive (4.4 miles) from Marion General Hospital and about a 9-minute drive (5.3 miles) from Stanley Shopping Center, providing access to necessary facilities. It is also within driving distance of higher education institutions like Indiana Wesleyan University (16 minutes / 8.3 miles) and Taylor University (21 minutes / 12.7 miles).
While the geographical location offers proximity to key services in Marion, it's important to note that the immediate environment of the park, as described by residents, significantly impacts the perception of its accessibility and livability. Public records indicate that in 2022, the entrance to Shadybrook Mobile Home Park was being relocated due to its proximity to County Line Road and railroad tracks, suggesting efforts to improve safety and access, which would be a positive development for residents.
However, based on available information, the park is considered "Car-Dependent" with a low Walk Score, meaning most errands and transportation will require a personal vehicle. This is a common characteristic of many mobile home communities in more suburban or rural settings.
Based on the extremely critical customer reviews provided, the services offered at Shadybrook Mobile Home Park appear to be severely lacking in quality and maintenance, leading to a highly negative living environment. While manufactured home parks typically aim to provide basic infrastructure and lot management, the feedback suggests significant deficiencies in these areas.
- Lot Leasing: As a mobile home park, Shadybrook would primarily offer lots for lease, where residents own their manufactured homes. The monthly lot rent typically covers the use of the land and access to park infrastructure.
- Home Condition: Reviews explicitly state that there are "mostly run down trailers in poor repair" and that the housing is "not well maintained." This indicates that the homes themselves, whether owned or potentially managed by the park, are in a dilapidated state, failing to provide a decent living standard.
- General Maintenance and Cleanliness: The most severe feedback describes the park as "Horrible disgusting dease infested trash nasty omg plz public beware don't ever in your life own or live here." This is a stark indication of a complete failure in general park maintenance, cleanliness, and possibly pest control, creating an unhealthy and unsanitary environment for residents.
- Utilities: Information from a Zillow listing for a home in Shadybrook indicates that utilities such as "Electricity not included in rent," "Sewage not included in rent," and "Water not included in rent." This means residents are responsible for setting up and paying for their own individual utility services, which is common in many manufactured home communities. However, the overall "disgusting" state implies issues with the functionality or reliability of even basic utility connections within the park infrastructure.
- Management Responsiveness (Implied): While no direct comment on management responsiveness is provided, the widespread and severe issues with maintenance and cleanliness strongly imply a lack of active or effective management oversight to address resident concerns and maintain the property to acceptable standards. This is a critical deficiency for any residential community.
It is crucial for any prospective resident to consider these reported deficiencies as fundamental aspects of the services offered at Shadybrook Mobile Home Park.
Based on the provided customer reviews, identifying "features" and "highlights" for Shadybrook Mobile Home Park in a positive sense is not possible. The feedback is overwhelmingly negative, describing a living environment with severe deficiencies. Therefore, the "highlights" are unfortunately the critical issues reported by residents:
- Poor Property Condition: The most prominent "feature" highlighted by multiple reviews is the pervasive state of disrepair. Descriptions like "mostly run down trailers in poor repair" and "not well maintained" indicate a severe lack of investment in property upkeep and aesthetics. This directly impacts the visual appeal and living quality of the community.
- Unsanitary and Unpleasant Environment: The extremely strong language used, such as "Horrible disgusting dease infested trash nasty," points to critical issues with cleanliness, sanitation, and waste management within the park. This suggests a potentially hazardous and certainly uncomfortable living situation for residents.
- Low-Cost Housing (with significant caveats): One review identifies it as "Low cost housing." While this might imply affordability as a potential "feature" for those with very limited budgets, this benefit is immediately negated by the accompanying description of it being "not well maintained" and "disgusting," indicating that the low cost comes at a severe price in terms of living standards and quality of life.
There are no positive features or "highlights" mentioned in the provided customer feedback that would indicate a desirable living environment, community amenities, or positive resident experiences. Prospective residents must understand that the available information paints a picture of a community facing severe challenges in terms of basic habitability and upkeep.
As a professional content writer providing factual and SEO-optimized descriptions, it is crucial to base information on publicly available data. Specific, ongoing promotions or special offers for Shadybrook Mobile Home Park are not publicly advertised in the provided information or readily available through general online search. Communities that are facing significant challenges with maintenance, cleanliness, and overall living conditions, as overwhelmingly indicated by the customer reviews, typically do not actively promote special offers to attract new residents without first addressing these severe issues.
Given the extremely negative and strong language used in the provided reviews, describing the park as "Horrible disgusting dease infested trash nasty," and highlighting "mostly run down trailers in poor repair" and a lack of maintenance, it is highly improbable that Shadybrook Mobile Home Park would be offering any attractive promotions. A property in such a state would likely be focused on internal remediation, rather than external marketing.
Therefore, prospective residents in Indiana should assume that no special offers are currently available for Shadybrook Mobile Home Park. Any inquiry should focus entirely on verifying the current living conditions, the state of the infrastructure, and the active presence and responsiveness of management, rather than on potential financial incentives. Contacting the park directly, while the provided reviews imply a challenging situation, would be the only way to ask about any form of pricing or availability, but extreme caution and verification are strongly advised.
For direct inquiries about Shadybrook Mobile Home Park, including questions about lot availability, current conditions, or to attempt to speak with management, please use the following contact details. However, it is paramount for any prospective individual to be aware of the extremely negative feedback from recent customers regarding the park's condition and apparent lack of maintenance and habitability.

Given the severe nature of the reviews, it is strongly advised that any interested party attempt to contact the park directly to gather the most current information and, if possible, conduct an in-person visit to verify the conditions described by past residents before making any decisions. The phone numbers provided are the primary public contacts for the property.
Based on the provided and publicly available customer reviews, it is not possible to conclude that Shadybrook Mobile Home Park in Marion, IN, is currently "suitable" for local Indiana residents seeking a decent, safe, or well-maintained living environment. The feedback paints an overwhelmingly negative and concerning picture that contradicts the notion of suitability for a residential community.
While mobile home parks can theoretically offer affordable housing, the reviews for Shadybrook Mobile Home Park indicate that any potential cost savings come with severe compromises in living quality. Key issues highlighted by residents include:
- Extremely Poor Maintenance: Descriptions such as "mostly run down trailers in poor repair" and the park being "not well maintained" suggest a pervasive lack of care for the properties and common areas.
- Unsanitary and Unsafe Conditions: The highly alarming feedback describing the park as "Horrible disgusting dease infested trash nasty" raises serious concerns about sanitation, health, and general living conditions that are unacceptable for any residential area.
For Indiana locals, finding a home that offers a basic level of comfort, safety, and cleanliness is paramount. The direct and strong language used by former residents indicates that Shadybrook Mobile Home Park currently fails to meet these fundamental expectations. While its location in Marion might be geographically convenient for some, the internal state of the community, as described, overrides any locational benefits.
Therefore, based purely on the factual and direct customer feedback, Shadybrook Mobile Home Park, in its current reported condition, is not recommended for locals seeking a habitable, well-maintained, or pleasant residential community in Indiana. Prospective individuals should exercise extreme caution and seek alternative housing options unless a drastic and verifiable improvement in park conditions and management practices can be confirmed.
Customer Reviews
Mostly run down trailers in poor repair. Low cost housing that is not well maintained.
Horrible disgusting dease infested trash nasty omg plz public beware don't ever in your life own or live here
2 weeks without heat. I've called the owner and the property manager. All I get is excuses of why an electrician cannot come out. I have reported the owner Jim to the Better Business Bureau and reported it to Marion Housing Authority. There is definitely favoritism here between property manager and certain tenants. If property manager does not like you they will refuse to fix anything period in hopes that you move
We moved here and had great neighbors. The manager was kind when we first moved in and the place looked nice, but we had ants so bad we couldn't keep any kind of boxed food out of the fridge or they would get in it. The owner refused to do any kind of work on the place
I just moved here, but so far I love it. Just the right amount of privacy. They are currently renovating most properties, but they are doing a great job... Will update in the next few weeks.
