Location and Accessibility
Trailwood Mobile Home Park is situated at 6272 South Gordon Rd SW, Austell, GA 30168, USA. Austell is a city in Cobb County, Georgia, positioned to the west of Atlanta. This location offers residents a blend of suburban tranquility with relatively convenient access to the amenities and employment opportunities of the greater Atlanta metropolitan area.
The park's address on South Gordon Road SW places it in a car-dependent area, meaning most errands and commuting will require a vehicle, which is typical for many suburban communities in Georgia. However, its accessibility to major roadways ensures that travel to nearby points of interest is manageable. For example, it's approximately 31 minutes (17.5 miles) from downtown Atlanta, making it a feasible option for those who work in the city but prefer more affordable housing options outside the immediate urban core.
Beyond direct commuting, the location provides access to several educational institutions, including Chattahoochee Technical College (Austell and Marietta campuses), Life University, and Morehouse College, all within a reasonable driving distance (4 to 25 minutes). For daily needs, there are multiple shopping centers like Quick N Easy Center, Maxham Plaza, and Lawrence Plaza within a 3 to 4-minute drive.
Furthermore, recreational opportunities are close by. Sweetwater Creek State Park is about a 14-minute drive (5.2 miles), and Six Flags Over Georgia is approximately 8 minutes away (3.9 miles), offering residents convenient access to nature and entertainment. Medical facilities such as WellStar Cobb Hospital are also within a 10-minute drive. This connectivity makes Trailwood Mobile Home Park a geographically advantageous location for many Georgia locals.
Services Offered
As a mobile home park, Trailwood Mobile Home Park primarily provides the following services for its residents:
- Lot Rentals: The core service is the leasing of individual lots where residents can place their manufactured homes. These lots typically come with utility hookups for water, sewer, and electricity, allowing residents to connect their homes to essential services. Specific details regarding utility responsibilities (e.g., whether utilities are included in lot rent or separately metered) should be confirmed with park management.
- On-site Management: The park provides on-site management, which is responsible for the overall operation, maintenance of common areas, and addressing resident concerns. While reviews show mixed experiences with management, the presence of an on-site team is intended to offer direct support to residents.
- Road and Common Area Maintenance: The park management is typically responsible for maintaining the internal roads within the community and general upkeep of common areas to ensure a safe and organized living environment.
- Off-Street Parking: Most lots offer dedicated off-street parking for residents' vehicles, typically accommodating two vehicles per home, providing convenience and reducing street congestion.
- Pet-Friendly Environment: Trailwood Mobile Home Park is identified as a pet-friendly community. This allows residents to live with their pets, although specific rules and restrictions regarding pet types, sizes, and leashing are usually in place and should be verified.
It's important for prospective residents to engage directly with park management to understand the full scope of services, any specific rules or regulations, and what is included in the monthly lot rent. Transparency in these areas ensures a clear understanding of the living arrangement.

- Established Community: Built in 1978, Trailwood is an established mobile home park with a long history in Austell. This indicates a settled community with existing infrastructure.
- Renovated (Reported): While older street view images might not reflect it, there are indications that the community has undergone significant updates. This suggests an effort by the owner to improve the living environment over time.

It is crucial to address the specific feedback provided by past residents. Concerns have been raised regarding certain aspects of management and the condition of some infrastructure, such as speed bumps and the visibility of trailer numbers. One review explicitly mentions issues with a manager's conduct, including alleged racism and wrongful lease termination without cause, stating "you have no rights if you live there if the manger doesn't like you he can terminate your lease just cause he can." It's important for potential residents to be aware that while Georgia law provides specific protections for manufactured housing park tenants, including requiring specific reasons and notice for eviction (such as non-payment, repeated rule violations after notice, disturbance of peace, property damage, or park conversion), direct recourse for disputes often involves legal channels. Discrimination based on race, color, religion, sex, national origin, familial status, or disability is prohibited under Fair Housing laws, and complaints can be filed with the Department of Housing and Urban Development (HUD) or the Georgia Commission on Equal Opportunity.
Prospective residents are strongly encouraged to visit the park, speak with current residents where possible, and engage directly with the current management to gain a comprehensive and up-to-date understanding of the community and its living conditions. Verification of current management policies and tenant rights is advised.

It is important for any potential resident to conduct thorough due diligence, including visiting the park and speaking with current management and residents, to form their own up-to-date assessment. While past reviews highlight concerns regarding management and property maintenance, the park's potential for affordability and its established community structure could still make it a suitable option for Georgians seeking a particular living arrangement. Understanding tenant rights in Georgia is also crucial; for instance, the Georgia Landlord-Tenant Handbook outlines protections for manufactured housing park tenants regarding eviction, requiring specific reasons and notice periods. By being informed, Georgia locals can make the best decision for their housing needs.
Customer Reviews
I lived there for 15 years, and it's a lovely neighborhood, and the owner really turned the park around. My only complaint is earl the manger is a racist pig and can talk to his tenants anyway he feels without consequence from the owner. I'm very disappointed in the owner for allowing him to cuss me out then terminate my lease without cause. But karma is alive, and me and my wife are happier that we are away from such ignorance. But other then the manger the neighborhood is lovely. And just a FYI you have no rights if you live there if the manger doesn't like you he can terminate your lease just cause he can. 15 years gone because of a old better racist pig
Management sucks. The speed HUMPS are very hard on cars not to mention a pregnant belly and a little kid on a bike. The numbers on the trailers are hardly visible and our neighborhood is damn near invisible. Mist if not all of the trailers are busted or ill cared for. If you have a problem dont even think about taking it the land lord. Most times hes nowhere to be found.
