Lithia Springs Estates About

For Georgia residents exploring various housing options within the Atlanta metropolitan area, mobile home parks often present an appealing pathway to community living and potentially more affordable homeownership. Lithia Springs Estates, located in Lithia Springs, GA, is one such community that has a history of long-term residents and is undergoing a revitalization process, making it a relevant option for locals to consider. This article aims to provide a clear, engaging, and informative overview of Lithia Springs Estates, drawing on available public information and resident feedback to help Georgians determine if this community aligns with their housing needs and expectations.

Lithia Springs Estates operates as a manufactured housing community where individuals typically own their mobile homes and lease the land on which their homes are situated. This model can offer a more budget-friendly approach to homeownership, providing a sense of stability and community that differs from traditional rental properties. The park is managed by Morning View Communities, which describes Lithia Springs Estates as a "revitalizing five-star manufactured housing community" that aims to offer an "affordable, safe community with close access to the Atlanta job market and urban amenities."

The experience of living in a mobile home park is heavily influenced by the quality of management, the maintenance of the common areas, and the overall atmosphere among residents. As Lithia Springs Estates is undergoing a transformation, with new management and ongoing improvements, prospective residents should consider both its current state and its future vision. Understanding the park's services, features, and the feedback from those who have lived there is crucial for making an informed decision.

We will delve into the park's strategic location, the amenities it offers (or plans to offer), and important highlights from resident experiences, including both positive and challenging aspects. This detailed look is designed to equip Georgia locals with the information needed to evaluate Lithia Springs Estates as a potential home.

Location and Accessibility

Lithia Springs Estates is situated at 2970 Skyview Dr Lot 224, Lithia Springs, GA 30122, USA. Lithia Springs is an unincorporated community in Douglas County, Georgia, positioned approximately 17 miles west of downtown Atlanta. This location offers residents a unique blend of suburban tranquility and convenient access to the extensive opportunities and attractions of the Atlanta metropolitan area.

The park's proximity to major transportation routes is a significant advantage. It is just a short drive from Interstate 20, a primary east-west corridor that connects residents easily to Atlanta's job market, entertainment venues, and cultural sites. This makes it an attractive option for commuters or for those who wish to frequently visit the city without living directly in its bustling core.

Beyond the urban connection, Lithia Springs offers its own local amenities. Residents can access nearby shopping centers, restaurants, and essential services within Lithia Springs and the wider Douglas County area. For recreation, Sweetwater Creek State Park, known for its hiking trails, historic mill ruins, and scenic river, is a major natural attraction in close proximity. Additionally, the thrill of Six Flags Over Georgia is just a short drive away, providing entertainment for families and individuals alike.

The specific address on Skyview Drive suggests a defined entry point into the community, contributing to a sense of a distinct neighborhood. While the convenience to Atlanta is a highlight, the local environment of Lithia Springs itself provides a more relaxed atmosphere, offering a balance that many Georgians seek in their residential choices.

Services Offered

As a manufactured housing community, Lithia Springs Estates provides a range of essential services to its residents. These services are fundamental to maintaining a functional and organized living environment:

  • Lot Rentals: The primary service involves leasing individual plots of land to residents who own their manufactured homes. These lots are typically equipped with essential utility hookups, including electricity, water, and sewer connections. Reviews suggest that utility management, particularly water billing, can be a point of contention and requires careful attention from residents.
  • Property Management: The community is managed by a full-time property management, sales, and maintenance team, as stated by Morning View Communities. Their role includes overseeing park operations, addressing resident concerns, and enforcing community rules. However, past reviews indicate significant issues with management practices, including alleged attempts to "take possession of anything that the park does not own" and "illegally ran" operations, alongside reports of water shut-offs and harassment aimed at tenants. This highlights a critical area where prospective residents must exercise extreme diligence.
  • Maintenance of Common Areas: Management is responsible for the upkeep of shared spaces and infrastructure within the park. One review mentions that the "pavement is so deteriorated that it is almost moon craters," indicating potential issues with road maintenance in some parts of the park. Morning View Communities, however, states that improvements, including new management, a community center, and a pool, are "under construction" or projected to open, suggesting efforts towards enhancing amenities and overall park conditions.
  • Utilities Provision: The park facilitates access to utilities for each lot. While this is standard, the severe allegations of water being "cut off" and "gallons and gallons of water run to run her bill up" are deeply concerning and directly contradict the expectation of reliable utility service. This demands thorough investigation by anyone considering residency.

Prospective residents should recognize the significant discrepancy between the promotional description of "five-star" and the severe negative feedback from former residents. It is imperative to directly inquire about current management practices, utility billing procedures, and the resolution of past issues, and to seek legal advice if necessary, before committing to any agreement.

Features / Highlights

Lithia Springs Estates, as described by its management, aims to offer an appealing living environment. However, direct resident feedback reveals a more complex picture. Here are features and highlights, both stated and reported:

  • Affordable Living: Manufactured housing communities are often marketed as an affordable alternative to traditional stick-built homes. Morning View Communities promotes Lithia Springs Estates as offering "affordable" living, which can be a key draw for many Georgians.
  • Proximity to Atlanta Job Market: The park's location provides "close access to the Atlanta job market and urban amenities," a significant benefit for residents seeking employment opportunities within the metropolitan area.
  • New Management and Ongoing Improvements: Morning View Communities highlights a "new management and sales team, community center, and a pool under construction at the property that is projected to open in 2024." This suggests a commitment to revitalizing the park and enhancing resident amenities, which, if realized, could significantly improve the living experience. However, the exact status and completion of these projects should be verified.
  • Mix of Homes: Reviews indicate a mix of housing conditions, with "some very nice homes and then their are dumps," suggesting variability in property upkeep within the park. This means potential residents should carefully inspect any specific unit or lot they are considering.
  • Long-Term Residents: The mention of a resident owning a trailer there for "11 years" implies a history of long-term residency, which can contribute to a stable community feel, provided management practices are fair.

However, it is absolutely essential to address the extremely serious concerns raised by former residents:

  • Allegations of Illegal Practices and Property Seizure: One review vividly describes the park as a "scam trailer part by trying to take everything that doesn't belong to them" and being "illegally ran that has been proven." This includes accusations of attempting to take possession of residents' mobile homes. Georgia law provides clear protections for mobile home park tenants regarding property ownership and eviction procedures. Such allegations are extremely grave.
  • Utility Manipulation and Harassment: The detailed account of management "cut the water off" and "let gallons and gallons of water run to run her bill up," along with "antagonized and tortured my tenant" and "fear tactic her into Moving Out" or giving up possession of the mobile home, describes severe and potentially illegal landlord misconduct. In Georgia, it is unlawful for a park owner to interfere with utility service or remove a home without a court order.
  • Pool Closure: A more minor, but still frustrating, issue reported is that the "pool opened the last 2 summers," indicating a failure to maintain recreational amenities previously available or promised.
  • High Traffic: The presence of "Lots of traffic!!" might detract from the peaceful environment expected in some mobile home communities.

Given the severity of these past allegations, prospective residents in Georgia are strongly advised to consult with an attorney specializing in landlord-tenant law, meticulously review all lease agreements, verify the current status of utilities and amenities, and understand their rights under Georgia's manufactured housing park laws before considering Lithia Springs Estates. Past legal victories by tenants, as mentioned in one review, underscore the importance of being fully informed and prepared.

Promotions or Special Offers

While Morning View Communities, the management company for Lithia Springs Estates, emphasizes affordability as a core value, specific, publicly advertised promotions or special offers for Lithia Springs Estates are not detailed in the provided information or common public searches. Mobile home parks, particularly those undergoing revitalization, may sometimes offer incentives to attract new residents or fill vacant lots.

Potential promotions could include:

  • Move-in specials for new residents (e.g., reduced first month's lot rent).
  • Discounts on lot rent for longer-term lease agreements.
  • Special pricing on new manufactured homes purchased through their sales team (if applicable).

However, in light of the severe negative feedback regarding alleged illegal practices, utility manipulation, and harassment, any discussion of promotions should be secondary to a thorough investigation of the park's current operational integrity. Prospective residents should prioritize understanding their legal protections and the park's current management practices over any potential discounts. It is highly recommended to directly contact the park management to inquire about any current offers and, more importantly, to clarify all terms and conditions of tenancy.

A general web search for "Morning View Communities Lithia Springs Estates contact" or "Lithia Springs Estates phone number" would be necessary to obtain a direct phone number or email for the management office. Conclusion: Why This Place Is Suitable for Locals

Evaluating Lithia Springs Estates' suitability for Georgia locals requires a balanced perspective, acknowledging both its stated potential and the serious concerns raised by past residents. While manufactured housing communities often provide an affordable housing alternative within the Atlanta metro area, the specific history of this park necessitates extreme caution for potential residents.

The park's location in Lithia Springs is undeniably a strong point for Georgians. Its proximity to I-20 offers convenient access to Atlanta's job market, cultural attractions, and extensive amenities, while the Lithia Springs area itself provides local services and outdoor recreation opportunities like Sweetwater Creek State Park. The presence of "new management" and projected improvements, such as a community center and pool, as stated by Morning View Communities, indicate a potential for a revitalized and appealing living environment, if these plans are fully and ethically realized.

However, the severe and specific allegations of illegal practices, attempts to seize property, utility manipulation, and tenant harassment are deeply troubling and represent a significant risk to prospective residents. In Georgia, tenants in manufactured housing parks have specific rights concerning notice for eviction, property ownership, and protection against utility interference. The reported legal victory by a tenant in the past underscores that residents may need to actively defend their rights if issues arise.

Therefore, while Lithia Springs Estates theoretically offers the benefits of affordable housing and convenient location, its suitability for Georgia locals is highly conditional on a complete and verifiable turnaround in management practices and a resolution of past issues. For any Georgian considering this park, it is paramount to:

  • Thoroughly research the current management's reputation and practices.
  • Carefully inspect any mobile home or lot for condition and utility access.
  • Meticulously read and understand all terms of the lease agreement.
  • Be fully aware of their tenant rights under Georgia law for manufactured housing communities.
  • Consider consulting with legal counsel specializing in tenant rights before signing any agreement.

Without demonstrable evidence of significant improvements and a commitment to ethical and lawful practices, the reported negative experiences present substantial risks that overshadow the potential benefits. For Georgia locals, suitability hinges entirely on the ability of the new management to provide a safe, fair, and legally compliant living environment.

This park will screw u over i have owned a trailer there for 11 years I have rented it and even tried to give the trailer to family the park is so insistent on making sure they take possession of anything that the park does not own inside the mobile home place. This is a scam trailer part by trying to take everything that doesn't belong to them. And make it theirs, it is illegally ran that has been proven. They cut the water off. I'm one of my attendants that was paying their utilities and their lot rent. They quit connected the water so she could not turn it off herself. They cut her outside water spigot, and let gallons and gallons of water run to run her bill up, they antagonized and tortured my tenant, they tried to fear tactic her into Moving Out. They tried to Fur tactic her into giving them possession of the mobile home. Well, possessions back in my name now.Good luck.Try the part enjoy my lawyers

This property is now called MorningView Communities. I've lived here for 2 years. At first, it was a nice place to be. But in the past year, the new management has shown that they do not care about families. If you are a day late on paying the lot fee, they take you to court. They send you text messages saying that you need to either move your home off the lot or vacate your home. You have a hard time reaching someone in the office. When you finally speak to someone, they always state that they will call you back but never do. DO NOT PURCHASE/RENT/LIVE HERE. You can find someplace much better and more caring.

Manager was always nice, never rude. But the mobile home I rented had high humidity, which as a result had mold. Owner said if I wanted I could buy a dehumidifier which run about $300. And to keep the A/C on 24/7, which I didn't want to because I was already paying almost $300 a month hottest and coldest months of the year for a single wide because it was not insulated properly.
