As indicated by recent communications from management, the focus is clearly on maintaining standards that contribute to everyone’s well-being. This includes important reminders about safety, such as speed limits to protect walking residents and children, and upholding property aesthetics through vehicle maintenance rules. Ardmor Village is conveniently located at 20990 Cedar Ave S, Lakeville, MN 55044, USA. This address places the manufactured home community in the thriving and rapidly growing city of Lakeville, a southern suburb of the Minneapolis-St. Paul metropolitan area. This location offers an excellent balance of suburban tranquility with easy access to urban amenities.
Lakeville itself is known for its high quality of life, excellent schools, numerous parks, and expanding commercial developments, making it a desirable place for families and individuals. Cedar Avenue (State Highway 77), being a major north-south artery in the Twin Cities metro, provides direct and straightforward access to Ardmor Village. This means residents can easily commute to employment centers in Minneapolis and St. Paul, or access major shopping, dining, and entertainment venues throughout the metro area. Public transportation options, while not directly detailed, are typically available in suburban areas of this size, further enhancing accessibility. The community's location ensures that residents can enjoy the peace of a well-maintained neighborhood while remaining highly connected to all that the broader Minnesota metro has to offer. This blend of accessibility and suburban comfort makes Ardmor Village a practical choice for many looking to settle in the region.
Ardmor Village provides the foundational services expected of a well-managed manufactured home community, focusing on maintaining a safe, clean, and enjoyable environment for its residents. While specific luxurious amenities common in some larger apartment complexes might not be the primary focus, the community emphasizes essential services and a structured living environment.
- Managed Community Living: The park operates under a set of "Rules & Regulations" designed to ensure harmonious living for all residents. These rules cover aspects like vehicle operation, property maintenance, and general community conduct, all managed by the community office.
- Community Office Support: Residents have access to a Community Office, where they can "stop by... to complete a Site Modification Form" for needs like "additional parking space," or to "speak with a team member about options." This indicates on-site management and support for resident queries and needs.
- Infrastructure Maintenance: The community provides the necessary infrastructure for manufactured homes, including utilities (though specific details on water, sewer, electric providers and billing are not given, these are standard for such communities). The mention of water turn-offs, even with short notice, indicates ongoing maintenance of the water system.
- Safety Enforcement: Active monitoring and enforcement of "Speed Limit" (10 MPH) and prohibition of "Dirt Bikes, Minibikes & ATVs" demonstrates a commitment to resident safety, especially for "children and families walk along the roads."
- Property Standards Enforcement: The management actively addresses issues like "Flat Tires & Vehicle Condition," enforcing rules to ensure vehicles are properly maintained and not left on "jacks, blocks, or ramps" for extended periods. This helps maintain the community's aesthetic and safety.
- Designated Storage Area: While prohibited from being operated in the community, "unlicensed off-road vehicles are permitted but may be stored in the storage area under a formal agreement if space is available." This implies a communal storage solution for certain items.
- Communication Channels: The management communicates important updates and reminders to residents, such as through community-wide notices like the one provided, ensuring residents are informed about rules and developments.
Ardmor Village distinguishes itself through several key features and highlights, primarily focused on providing a structured, safe, and pleasant living environment for its residents in Lakeville, MN.
- Commitment to Safety: A major highlight is the strong emphasis on safety within the community. The strict enforcement of a "10 MPH speed limit" is specifically noted to protect "children and families walk along the roads." The prohibition and active monitoring of "dirt bikes, minibikes, and ATVs" further underscore this dedication to creating a secure environment.
- Well-Maintained Aesthetic: The management's proactive approach to vehicle condition, addressing "flat tires" and prohibiting "body work" or prolonged vehicle repairs on residential lots, ensures a consistently tidy and well-kept appearance throughout the village. This attention to detail contributes significantly to property values and resident pride.
- Structured Community Rules and Regulations: While rules can sometimes be perceived as restrictive, in Ardmor Village, they serve as a clear framework for harmonious community living. These "Rules & Regulations" are designed to keep Ardmor Village "a clean, safe, and welcoming place to live," providing a predictable and stable environment for residents.
- On-Site Management and Support: The presence of a "Community Office" and accessible "team member" allows residents to address concerns, seek options for "additional parking space," and get direct answers to their questions. This hands-on management approach fosters a responsive community.
- Focus on Resident Enjoyment: The overall tone of the community reminders, despite being about rules, is couched in terms of ensuring the "neighborhood safe and enjoyable for everyone." This highlights the underlying goal of management to facilitate a high quality of life for its residents.
- Location in Desirable Lakeville: Being situated in Lakeville, a rapidly growing and family-friendly suburb, is a significant advantage. Residents benefit from access to excellent local schools, parks, and expanding commercial amenities, enhancing the overall lifestyle offered by the community.
As a manufactured home park offering residential living spaces, Ardmor Village typically operates with long-term leasing agreements for lots or sales of manufactured homes themselves, rather than offering transient "promotions" or "special offers" in the same way a retail business or short-term rental might. However, potential "offers" or beneficial arrangements for new or existing residents could include:
- Move-in Incentives: For new manufactured home purchases or leases, there might occasionally be incentives such as reduced first month’s lot rent, assistance with moving costs, or appliance packages. These would likely be tied to specific home sales or availability.
- Referral Programs: Some communities offer benefits to current residents who successfully refer new residents to the park.
- Home Sales vs. Lot Leases: Prospective residents would typically either purchase a manufactured home already on-site (or bring their own) and then lease the land/lot, or lease a park-owned home. The "offer" in this context is the access to affordable homeownership or long-term rental in a managed community.
- Community Amenities (Implied Value): The value of living in a regulated and maintained community with clear safety guidelines (like speed limits and vehicle rules) could be considered an ongoing benefit, contributing to a stable and desirable living environment.
- Flexible Parking Solutions: The explicit mention of discussing "options for creating an additional parking space on your lot" through the Community Office suggests a willingness to work with residents on individual needs, which can be a valuable service for those with multiple vehicles.
For the most accurate and up-to-date information on available homes, lot leases, pricing, or any specific current incentives, prospective residents should always contact the Ardmor Village Community Office directly.

Customer Reviews
Dear Residents, We hope you're enjoying the season! As a friendly reminder, we’d like to highlight a few important community rules and updates to help keep our neighborhood safe and enjoyable for everyone: Speed Limit Reminder The speed limit throughout the community is 10 MPH. Please be mindful of your speed and kindly remind your guests and family members to do the same. Since we do not have sidewalks, many children and families walk along the roads. Your cooperation helps ensure everyone's safety. Dirt Bikes, Minibikes & ATVs We’ve received reports of dirt bikes, minibikes, and ATVs being ridden in the community—particularly on weekends. Please note, these are not allowed per the Rules & Regulations. Continued violations may result in direct communication with the individuals and their parents, and further action may be taken. Rules & Regulations Excerpt: “ATV’s, minibikes, dirt bikes, go-carts, or any similar motorized vehicles are prohibited from being operated in the Community. No unlicensed off-road vehicles are permitted but may be stored in the storage area under a formal agreement if space is available.” Flat Tires & Vehicle Condition We’ve noticed a few homes with vehicles that have flat tires or are not being properly maintained. Please ensure these vehicles are aired up and in compliance. Vehicles with flat tires will be tagged and may be removed after 72 hours if not addressed. Rules & Regulations Excerpt: “Body work of vehicles, boats or trailers is not permitted at a residential lot or elsewhere within the Community. No vehicle may be on jacks, blocks, or ramps at any time other than for emergency tire changes or active repairs, which must be completed within 24 hours. Vehicles in violation may be towed with 24 hours’ notice (or immediately in case of an emergency) at the registered owner’s expense.” Need Additional Parking? If you are needing extra parking space, please stop by the Community Office to complete a Site Modification Form and speak with a team member about options for creating an additional parking space on your lot. Thank you all for your attention and cooperation. These reminders help us keep Ardmor Village a clean, safe, and welcoming place to live. If you have any questions, feel free to reach out to the office. Warm regards, Troude
Absurd, They turn the water off for hours the same day with an hour notice, they should at least give a heads up the day beforehand. It’s not the first time it happens quite often, what am I supposed to do the whole morning without water? People have lives and things to do
Good location for being in new development but space between homes and road could have used some improvement
DO NOT MOVE TO THESE HOMES! Been nothing but problems since moving in and continuing to get worse! Still don’t have grass in my yard (that was supposed to be taken care of at the beginning of summer) after almost a year even though EVERY home AROUND us has been done. They wait until we are not home to leave notes at my door even though I’m home literally all day every day. Can’t be adults and communicate with you but hide behind a screen or paper. DO NOT RECOMMEND UNDER ANY CIRCUMSTANCES!
