Barrington Pointe Mobile Home Park About

For Kentuckians considering manufactured housing as a flexible and potentially more affordable path to homeownership, Barrington Pointe Mobile Home Park in Fairdale offers an established community environment. Mobile home parks, increasingly referred to as manufactured housing communities, provide a unique living solution where residents typically own their homes while leasing the land, blending the benefits of homeownership with community amenities. Barrington Pointe aims to be a welcoming and family-friendly place to call home, situated in a convenient location within the Louisville metropolitan area.

The appeal of manufactured housing often lies in its accessibility and cost-effectiveness compared to traditional stick-built homes. Barrington Pointe Mobile Home Park strives to provide a stable and comfortable environment for its residents, fostering a sense of community that many individuals and families seek. While every community has its challenges, as highlighted by some resident feedback, the park's commitment to offering a structured living space with on-site management is a key aspect of its operation.

It’s important for prospective residents to gain a comprehensive understanding of what living in a manufactured home park entails. This includes recognizing the role of both on-site administration and broader management structures. Barrington Pointe, through its dedicated on-site administrator, aims to address resident needs efficiently. Despite occasional challenges with certain maintenance requests, the community continues to be a choice for many looking for a place in the Fairdale area of Kentucky.

Location and Accessibility

Barrington Pointe Mobile Home Park is conveniently located at 1321 Glengarry Dr, Fairdale, KY 40118, USA. Fairdale is a suburban community situated in southwest Jefferson County, offering residents a blend of quieter living while maintaining excellent access to the larger city of Louisville. The park's location provides straightforward access to major roadways, including the Gene Snyder Freeway (I-265) and Outer Loop Road, which are crucial for commuting and reaching various destinations throughout the Louisville metropolitan area.

This strategic positioning means that residents of Barrington Pointe can enjoy a more relaxed pace of life while still being within a reasonable drive of Louisville's extensive amenities. Downtown Louisville, with its array of employment opportunities, cultural attractions, shopping, and dining, is typically accessible within a 20-30 minute drive, depending on traffic conditions. Closer to home in Fairdale, residents can find essential services, local shops, and schools. The presence of cul-de-sac streets within the park suggests a design that prioritizes a more localized and potentially safer environment for residents, especially children. The ease of access to major transportation arteries makes Barrington Pointe a practical choice for those working in Louisville or frequently traveling across the region.

Services Offered

Barrington Pointe Mobile Home Park, as a managed manufactured home community, typically provides a range of services designed to support its residents' comfort and convenience. While specific details can be best confirmed directly with the park management, common services in such communities generally include:

  • Lot Rental: The fundamental service is the leasing of individual home sites, or "lots," where residents place their manufactured homes. This lot rent contributes to the upkeep and operation of the park.
  • Utility Infrastructure: The park provides the necessary hookups for essential utilities such as water, sewer, and electricity to each home site. Residents are typically responsible for their individual utility consumption and billing.
  • Community Management and Administration: There is a management presence, including an on-site administrator (like Laima, as mentioned in reviews), dedicated to addressing resident requests, enforcing community guidelines, and facilitating a smooth living experience.
  • Common Area Maintenance: The park management is generally responsible for the maintenance of shared spaces, including internal roads (though some residents have noted concerns about their condition), landscaping of common areas, and any recreational facilities.
  • Off-Street Parking: Many manufactured home communities offer designated off-street parking for residents and their guests at each lot.
  • Waste Management: Residents typically have access to waste disposal services, often through communal dumpsters or arranged curbside pickup.
  • Pet-Friendly Policy: While specific rules may apply, many communities are pet-friendly, allowing residents to live with their beloved companions.
Features / Highlights

Barrington Pointe Mobile Home Park offers several features and highlights that contribute to its appeal as a residential community:

  • Dedicated On-Site Administrator: A significant highlight, as praised by a resident, is the efficiency and professionalism of the administrator, Laima, who is described as being "incredibly efficient, always available, and very professional" in addressing requests and issues. This indicates a strong on-site support system for residents.
  • Established Community Layout: The park is described as having a "traditional subdivision style layout with cul-de-sac streets." This design often promotes a quieter, more neighborhood-like feel, potentially reducing through-traffic and enhancing safety.
  • Community Center/Clubhouse: Barrington Pointe features a community center that can be utilized for large gatherings, providing a valuable space for residents to connect and host events.
  • Fitness Center: For residents looking to stay active, the park includes a fitness center, offering a convenient option for exercise without leaving the community.
  • Playground: A dedicated playground area is available for children, making the park a family-friendly environment and providing a safe space for outdoor play.
  • Basketball Court & Soccer Field: Recreational areas like a basketball court and a soccer field further enhance the family-friendly appeal, offering spaces for sports and outdoor activities.
  • Affordable Homeownership: As a manufactured home community, Barrington Pointe provides an accessible pathway to homeownership for many, especially compared to the higher costs associated with traditional homes in the Louisville area.
  • Quiet Suburban Neighborhood: Despite its proximity to Louisville, the park is situated in a "quiet suburban neighborhood," offering a peaceful living environment.
  • Proximity to Shopping, Employment & Schools: Its location provides easy access to essential amenities, job opportunities, and educational institutions in Fairdale and surrounding Louisville.
Promotions or Special Offers

Mobile home parks, including Barrington Pointe Mobile Home Park, generally structure their "offers" around the inherent value and affordability of manufactured home living through lot leases, rather than transient promotional discounts. The core "promotion" is the opportunity to own a home in a community setting at what is often a more accessible price point than conventional housing. While public data does not indicate specific, ongoing promotions such as reduced first-month's rent or move-in bonuses, interested parties should always contact the park management directly to inquire about current lot availability and any specific terms or conditions that might be available at the time of inquiry.

It is important for prospective residents to have a clear understanding of the lot rent, associated fees, and any policies regarding future rent adjustments, as some reviews have mentioned concerns about "excessive charges" and rent increases. Transparency in these financial aspects is key for an informed decision. The park's focus appears to be on providing a long-term, stable living solution. Therefore, the best approach is to reach out to Laima or the general management team to discuss all financial obligations and available options for becoming a resident at Barrington Pointe.

Barrington Pointe Mobile Home Park presents a viable and attractive housing option for many Kentuckians, particularly those in the Fairdale and greater Louisville area seeking an alternative to traditional homeownership or rentals. Its suitability for locals stems from several key factors. First and foremost, it offers a more affordable entry into homeownership, allowing residents to invest in their own home while managing predictable lot lease payments. This financial accessibility is a significant draw in today's housing market.

While some residents have raised concerns about maintenance issues like driveways and road conditions, the overall structure of a managed community in a quiet suburban setting, combined with convenient access to Louisville's extensive resources, makes Barrington Pointe a practical and desirable choice for locals looking to establish roots in Kentucky.

I’ve been living here for three months, and while I’ve had a good experience in certain aspects, there are some issues that need to be pointed out. The administrator, Laima, has been incredibly efficient, always available, and very professional. She has done everything she can to address any request or issue I’ve had. However, the problem seems to be with the higher-ups or the owners. Despite multiple requests and Laima’s efforts, my driveway still hasn’t been done, which has been a major inconvenience. It seems that no matter how hard she works, the management is unwilling to listen or take action on important matters like this. I hope she receives more support so she can continue doing her job well.

Have lived here four years. Multiple times reported to office that I had a dead tree in my yard. The manager at the time stated"we will do nothing about the tree until it's literally about to fall over". Well they waited long enough and a wind storm came through and the dead tree fell on my trailer. I own my trailer but rent the land it sits on making the dead tree the managements problem. The manager at the time came by the day the tree fell and told me to turn it into my homeowners insurance even though the land and trees on it are not mine. Maintenance came over and pushed the tree off my roof damaging the siding to my trailer tearing holes in it. My roof leaks because of the damage from their tree causing the ceiling in my bathroom to collapse and black mold to form. My spare bedroom also has water damage from the roof and the ceiling fan now hangs from its wiring harness. My awning over my porch is also damaged from tree limbs falling out of another tree. It's now two years later and the tree is still in my yard. I'm on disability and don't have the money to make repairs to my trailer. So for two years I've lived with this damage and black mold. Every time I bring up anything to do with the tree to the office within a day or two I get a nasty note on my cars doorhandle threatening to fine me for some meaningless reason. Yet the tree and damage caused has yet to be addressed. Yesterday I paid my lot fee and a $50.00 fine because the skirt of my trailer has holes from weed eater damage and a $50.00 fine for not having homeowners insurance plus a $65.00 amenities charge that I've been paying for months that I've just been told by management is for internet when I already get free internet through a government program. Plus garbage went up last month by $8.00 and no notification was given on that. The only fine I received notice on was about my skirt and I covered the holes with white duct tape but that's apparently not good enough. If I wasn't being charged for fines and amenities that I don't use I could actually afford homeowners insurance. The owners of Barrington pointe will continue to fine me till I can't pay then they will evict me and steal my trailer to resale to another victim and start their evil process over again like they have already done to countless others. There are videos all over youtube. Do your research and avoid trailer parks owned by these people.

Been here since 2003, lived with MIL, bought a new place in 2017 and was told my yard would be leveled, since it holds so much water, was told they would put a drain pipe under my porch so it wouldn't hold water and be a mosquito infested pool. Cant enjoy my porch due to getting ate up by bugs. Can barely drive the roads in the evening due to the amount of cars on the roads. NOTHING has changed. We have zero say on what we can have and do on the lot we pay entirely too much to rent. Get fees and increases added yearly and sometimes twice a year. Amenity fees when we don't want the amenity. Add in more play grounds, tornado shelters, repair the roads right instead of putting band aids on them, bring back the lights, enforce the rules to everyone not just some people. (Wait, dont do that, it would increase our rent even more!) Allow fences for everyone or no one. Drive through and speak to the people of the community and see what they want. Instead of the only time anyone is seen is to have notes posted on what is wrong on their lot, get to know people. Wanted an affordable home, and got it with an outrageous lot bill. Hopefully the future holds better options for myself and family.
