Brentwood Mobile Manor About

For many Ohioans, finding a housing solution that strikes a balance between affordability and community can be a significant consideration. Mobile home parks, also known as manufactured home communities, often present a unique and accessible option for those seeking a place to call home without the often-prohibitive costs of traditional housing. In the heart of Warren, Ohio, Brentwood Mobile Manor stands as one such community, offering residents a different pathway to homeownership or long-term rental in a structured neighborhood environment.

Modern mobile home parks like Brentwood Mobile Manor aim to provide a living space where residents can enjoy a sense of privacy within their own manufactured home, while also benefiting from the shared resources and managed aspects of a community. The appeal often lies in the lower entry cost to homeownership and potentially reduced monthly expenses compared to conventional homes or apartments. While every park has its own unique character and operational style, the fundamental premise revolves around providing affordable land leases and essential amenities that contribute to a convenient living experience. For Ohio residents exploring diverse housing options, understanding the general framework and typical offerings of such communities is an important first step in determining if manufactured home living aligns with their personal and financial goals. These communities often foster a close-knit environment, where neighbors can form connections, contributing to a sense of belonging that many individuals and families seek in a residential setting.

Brentwood Mobile Manor is conveniently located at 4044 Evaline St SE, Warren, OH 44484, USA. This address places it within the city of Warren, which is the county seat of Trumbull County in Northeast Ohio. The city of Warren is part of the larger Mahoning Valley region, a historically industrial area that has diversified into various sectors and continues to offer a range of amenities and opportunities for its residents.

The accessibility of Brentwood Mobile Manor is generally good for Ohio residents, particularly those in the Northeast quadrant of the state. Evaline Street SE is a local road that connects directly to larger thoroughfares within Warren. Residents typically have easy access to main roads such as Mahoning Avenue (US-422) and nearby State Route 5, which are major arteries within the city. These connections facilitate straightforward commutes to various parts of Warren, including shopping centers, grocery stores, healthcare facilities, and local employment hubs. For those traveling from outside Warren, the park's location provides reasonable access to major interstate highways like I-80 and I-76, which are integral parts of Ohio's extensive road network. This means that residents can relatively easily reach larger metropolitan areas such as Youngstown, Akron, or Cleveland for broader employment opportunities, entertainment, or specialized services. The surrounding infrastructure in Warren is well-established, ensuring that residents can navigate the area efficiently, whether for daily errands or longer trips, making the park a feasible option for many Ohioans.

Mobile home parks, such as Brentwood Mobile Manor, typically provide a core set of services to their residents, which are often covered through the monthly lot rent. These services are designed to ensure the functionality and maintenance of the common areas and essential infrastructure of the community. While specific offerings can vary, common services generally include:

  • Lot Leasing:

The primary service involves the leasing of individual plots of land where residents can place their manufactured homes. This lease grants residents the right to occupy the specific lot and access to the community's shared amenities and infrastructure.

  • Utility Connections:

The park typically provides the necessary infrastructure for essential utilities, such as water, sewer, and electrical hookups, directly to each individual lot. While residents are usually responsible for their direct utility usage and billing, the park ensures these connections are available and maintained.

  • Road Maintenance:

Maintenance of the internal roads and pathways within the mobile home park is a standard service. This ensures that residents have clear and safe access to their homes, including upkeep of road surfaces and, crucially for Ohio, snow removal during winter months.

  • Trash Collection:

Regular trash and waste removal services are commonly provided, either through designated communal dumpsters or curbside pickup, contributing to the overall cleanliness and hygiene of the community.

  • Common Area Upkeep:

Management is generally responsible for the maintenance of any shared green spaces, entryways, or other communal areas within the park, helping to preserve the aesthetic appeal and functionality of the environment.

Mobile home parks, including Brentwood Mobile Manor, often present specific features and highlights that can be attractive to prospective residents seeking a distinct living arrangement. While individual experiences and specific amenities can differ, here are common aspects that define such communities:

  • Affordable Living Costs:

A primary highlight for many is the significantly lower cost of housing compared to traditional stick-built homes in the Warren area. The mentioned rent of "under 300 a month plus water" in a review points to a highly competitive and budget-friendly option for Ohio residents.

  • Individual Lot Space:

Residents typically enjoy their own designated lot for their manufactured home, providing personal outdoor space. This allows for individual landscaping, small gardens, or private outdoor areas, which is a key advantage over apartment living.

  • Sense of Community (Variable):

While community dynamics can vary, mobile home parks often have a more concentrated population, which can foster a neighborhood feel where residents may get to know each other more readily. The phrase "Most people in the park are nice and quiet" from a review indicates a generally peaceful atmosphere among residents.

  • Managed Environment:

Being part of a managed park means that certain aspects of property upkeep, like internal roads and shared utility infrastructure, are handled by the park management, potentially reducing some of the direct responsibilities typically associated with homeownership.

  • Proximity to Local Amenities:

Located in Warren, the park benefits from its close proximity to various local amenities, including shopping centers, grocery stores, dining options, and public services, ensuring daily conveniences are within easy reach for residents.

  • Pet-Friendly Aspects (with local considerations):

The mention of "cats everywhere" in a review, albeit with a humorous tone, suggests that the park likely has a pet-friendly policy, which is a significant factor for many Ohioans with animal companions. Prospective residents should inquire about specific pet policies.

I have family living in here and the park has its issues as do all mobile home parks because tenants can't afford to fix everything on their home when it needs done or they get mad at the landlord and trash the home and move so then it's gonna cost a small fortune to fix them. The park itself is kept up it's just a few tenants that don't follow the rules of a clean yard. Heck my son in law started a project for the landlord and someone shot him in the back of his leg with a 22cal. just cuz they didn't get the job but u gotta bid what the job is truly worth or take what's offered. It's pretty sad ppl act like that and shoot at u on a job but they do and Carma is a biatch. God will serve their just! Anyways pther than a few bad apples the place isn't bad it's affordable under 300 a month rent plus water it's cheaper then where I'm at now. But I like my park total 360 from Brentwood manor I wouldn't move.

Needs better management... they complain about the wrong things when most of these trailers need work and you’re basically doing them a favor living here because you have to fix it up & the park manager does not pick up the phone. Good luck 👍 Most people in the park are nice and quiet but cats everywhere 😂🤣 maybe even under your trailer

More empty old trailers than newer, but management has gotten rid of some of the worst. The condition of the roads within the park during winter is horrible. They rarely plow and is usually icy because of the snow being driven on and packed down.

It's nice but cars fly down the roads when it's only to be 15 mph cause they don't watch for kids but people are very nice here
