Harbor Lights Manufactured Home Community is conveniently located at 960 Happy Valley Dr, Menasha, WI 54952, USA. This address places it within the heart of Menasha, offering residents easy access to local amenities, services, and attractions. Menasha itself is a vibrant city in Wisconsin, known for its scenic beauty, particularly its proximity to Lake Winnebago and Little Lake Butte des Morts. This geographical advantage can translate to recreational opportunities for residents, from boating and fishing in the warmer months to ice fishing and other winter sports.
The community's location on Happy Valley Drive suggests a residential setting, likely providing a quieter atmosphere while still being well-connected to major roadways. Accessibility is a key factor for any home, and Harbor Lights’ position in Menasha means residents can easily navigate to nearby cities and towns within the Fox Cities metropolitan area, including Appleton, Neenah, and Oshkosh. This connectivity is beneficial for commuting to work, accessing healthcare facilities, shopping centers, educational institutions, and various entertainment venues. Public transportation options, if available in the immediate vicinity, would further enhance accessibility, making it easier for residents without personal vehicles to get around. The design of many manufactured home communities often prioritizes ease of access within the park itself, with well-maintained roads and clear signage. For those who enjoy a blend of suburban tranquility and urban convenience, the Menasha location of Harbor Lights offers a compelling balance.
When considering a manufactured home community, understanding the services provided is crucial. While specific details can vary, many communities offer a range of services designed to enhance the living experience for their residents. Based on general industry standards for well-managed mobile home parks, you can often expect:
Lot Leasing: Residents typically lease the land their manufactured home sits on, with the community managing the common areas and infrastructure. This lease often includes access to community amenities.
Community Management: A professional management team is usually on-site or readily available to address resident concerns, enforce community rules, and ensure the smooth operation of the park.
Utilities Infrastructure: While residents are typically responsible for their individual utility bills (e.g., electricity, gas, water, sewer), the community provides the necessary infrastructure for these services to be connected to each home.
Maintenance of Common Areas: This often includes landscaping of shared spaces, road maintenance within the community, and upkeep of any community facilities.
Trash Removal Services: Many communities arrange for regular trash and recycling collection for their residents.
Pet-Friendly Policies: While specific rules apply, many manufactured home communities accommodate pets, offering designated areas or guidelines for pet ownership.
Safety and Security Measures: Some communities may implement measures like controlled access, lighting, or regular patrols to enhance resident safety.
For the most accurate and up-to-date information on the specific services offered at Harbor Lights, it is always recommended to contact the community directly.
Manufactured home communities often boast a variety of features and highlights that contribute to their appeal. While specific details for Harbor Lights are best confirmed by direct inquiry, common features in well-regarded parks often include:
Affordable Housing Options: Manufactured homes often present a more budget-friendly alternative to traditional site-built homes, making homeownership accessible to a broader range of individuals and families.
Community Atmosphere: Many residents choose mobile home parks for the strong sense of community they often foster. This can include organized social events, shared recreational spaces, and opportunities for neighbors to connect.
On-Site Amenities: Depending on the size and focus of the community, amenities might include:
Clubhouses or community centers for gatherings and events.
Playgrounds for children.
Green spaces or picnic areas.
Laundry facilities.
RV or boat storage (less common, but occasionally available).

Variety of Home Styles: Manufactured home communities often feature a range of home sizes and styles, allowing residents to choose a home that best suits their needs and preferences.
It is important to note that while the community aims to provide a comfortable living environment, some past customer reviews have mentioned concerns regarding professionalism during the touring and approval process, as well as observations about the density of homes within the community. Prospective residents are encouraged to visit the community in person to assess these aspects firsthand and discuss any concerns with the management.

Move-in Specials: Reduced security deposits, first month's rent free, or other upfront cost savings.
Referral Programs: Discounts or incentives for current residents who refer new residents to the community.
Limited-Time Offers on Home Purchases: If the community sells homes directly, they might have special pricing or financing options for a limited period.
Amenity Upgrades: Sometimes, special offers might include enhanced access to certain amenities or services for a period.
However, it's crucial to understand that such promotions are subject to change and are not always available. To inquire about any current promotions or special offers at Harbor Lights Manufactured Home Community, it is best to contact their office directly. Very unprofessional. Set up a tour date to tour one of their available homes and 10 minutes before said appointment time, they canceled and rescheduled. Okay, a little frustrating but fine. Set up a new time and we showed up and waited infront of the home for 20 minutes for someone to show up and tried calling TWICE. No answer. Very unprofessional and if that is how they handle tours and how they run things? Not worth it. Especially seeing how run down and trashed the community was and how little space their was between homes, like they were trying to fit as much in this area as they could like sardine cans. Save yourselves the trouble and go somewhere else to find a mobile home community to live in.
Mar 31, 2025 · Kat SmithThat’s crazy how this place can go show you a mobile home and continue working with you but just because the finance place takes so long to get your loan approved they move on and just give it to the next person. I waited almost 2 months to get approved for them to say it’s not available no more They tell me it’s available but as soon as when I get approved. They tell me it’s not available anymore a waste of time and very unprofessional people working here! I was told different so many times that whoever gets approved gets the place! But as soon as I did and went out my way to get everything done for them the right way the pull a it’s not available people have life’s here we try are best to get your dam paper work in! Your Referral to Zippy as the people that want to take so long to get you approved! Will be Contacting corporate next!
Mar 21, 2025 · Jessica SalasBeen here for three years and made a goal to get out in hopefully two years. Quick to raise base lot rent a month early and breaking the lease, but not quick to help about the trees or huge squirrel problem they have here. A tree branch fell off n my truck which it is their tree and could have fell on my six year old. I was rudely told it’s not their problem and they are not liable for any damage. They have enough money in their budget to put new mobile homes in but not enough in their budget to keep their residents safe. My six year old is in danger and who cares right not their problem if a tree falls on her and kills her right.

Jul 18, 2023 · Mary SmillieI’ve lived here for 5 years. I was park manager for almost 2 years. This is a corporate owned park and the corporation is all about the money! How much they can make and what they can charge for. They care nothing about their residents and it’s almost impossible to get questions answered by anyone other than the park manager. The park has many homes all in a state of disrepair. There is no common area or anything that sets this park apart by making it more special than others, if anything, it’s worse. Rent increases on a regular basis and the rules are ridiculous and all about making more money off the residents who they honestly have no respect for. I’d move if I could!!!
