The park's direct frontage on U.S. 41 means that residents have immediate access to a wide array of local amenities. Services Offered

Paradise Mobile Home Park, as a community that prides itself on "nice" managers and a "good place to be," would typically offer a range of essential services designed to provide residents with comfort, convenience, and a well-managed living environment. While specific, exhaustive details are best confirmed directly with park management, residents can generally expect the following:

  • Lot Rentals: The core service involves providing individual lots for manufactured homes, equipped with the necessary utility hookups (electricity, water, sewer).
  • On-Site Management/Staff: The presence of "nice managers" suggests a responsive and helpful management team, ready to assist residents with inquiries, address concerns, and oversee the park's operations. This is crucial for a smooth living experience.
  • Utility Access: Residents have access to hookups for essential utilities at their individual home sites. It is common for some utilities, such as water, sewer, and trash collection, to be included in the monthly lot rent or managed by the park.
  • Grounds Maintenance: While not explicitly detailed, a "good place to be" implies that common areas, including roads, shared green spaces, and general park infrastructure, are maintained to a reasonable standard.
  • Community Rules and Regulations: To ensure a harmonious living environment for all residents, the park would have established rules regarding property upkeep, noise, and other aspects of community living.
  • Pet Policy: Many mobile home parks in Florida are pet-friendly, typically with specific guidelines regarding pet size, breed, and number. Prospective residents should confirm the current pet policy directly.

It is always advisable for prospective residents to inquire directly about what services are specifically included in the lot rent versus what are additional costs, as this can vary.

Features / Highlights

Paradise Mobile Home Park offers several key features and highlights that contribute to its appeal and overall living experience, as noted by its long-term residents. These aspects collectively create a distinct environment for those seeking a home in Ruskin.

  • Friendly Community: A consistent highlight from reviews is the "nice people" and "nice managers," indicating a welcoming and supportive community atmosphere where residents can feel comfortable and connected.
  • Exceptional Staff Assistance: One resident specifically praised the "exceptional" staff, noting their "top-notch assistance," which is a significant advantage for problem-solving and daily living.
  • Incredibly Convenient Location: Situated directly on S U.S. Hwy 41, the park boasts "easy access to everything one needs," from daily necessities like grocery stores and pharmacies to a variety of restaurants and other local businesses, all within a very short drive.
  • Long-Term Residents: The presence of "most all of us have been here for years" suggests a stable and established community with a sense of continuity and shared history among residents.
  • Affordable Living (Relative): While concerns about rent increases are noted, the park remains a "good place to be," implying that for many, it still represents a valuable and accessible living option in the Ruskin area compared to other housing markets.
  • Proximity to Getaways: The location offers easy access to "exciting getaways," likely referring to the nearby coastal areas, state parks, and major attractions of the Tampa Bay region.

The recurring theme of rent increases, where "every year rent goes up and they are about to price a lot of folks out of here," is a significant consideration. This highlights the reality of mobile home park living in Florida, where lot rents can be subject to annual increases based on market conditions and park ownership decisions. While it doesn't diminish the current positive aspects, it is an important financial factor for long-term planning.

Promotions or Special Offers

Specific, ongoing "promotions" for Paradise Mobile Home Park are not publicly detailed in the provided information. Mobile home parks typically do not run frequent, short-term promotional campaigns in the same way retail businesses might. The value proposition for a mobile home park often centers on its long-term affordability (relative to other housing types), community atmosphere, and included amenities, which are covered by the monthly lot rent.

However, prospective residents interested in Paradise Mobile Home Park should inquire directly about the following:

  • Current Lot Rent: The most crucial piece of information will be the current monthly lot rent. Understanding what is included in this fee (e.g., water, sewer, trash collection, common area maintenance) versus what is an additional cost is essential for budgeting.
  • Availability of Homes for Sale/Rent: Inquire if there are any mobile homes currently available for sale (new or resale) or for rent within the park. Purchasing a pre-owned home can often be a more affordable entry point.
  • Lease Terms: Discuss the terms of the lot lease agreement, including the duration, renewal policies, and any clauses regarding rent increases. Given the feedback about rising rents, understanding the historical trend and future expectations is vital.
  • Referral Programs: While not advertised, some parks may have informal or formal referral programs.

Given the resident feedback regarding rent increases, it is particularly important for any interested party to have a direct and transparent conversation with the park management about the current rent structure, the frequency and typical percentage of past increases, and any factors that might influence future changes. This will enable prospective residents to make a fully informed financial decision before committing to a long-term stay.

This place is a nice quiet little park. A friend lives there and he loves it. Plus it right by a pier and bridge to fish from and they have a dock right across the road that is open to the public.

My father rented there from 1984 until he passed onDecember 23, 2021. The owner wanted everything out of his home by January 1. We were told to leave something valuable to pay for what he thought he was owed. Talk about disrespectful. All those years and money and can’t even be respectful enough to let his children retrieve his belongings etc. he’s getting to keep the double wide due to being unable to move it from the premises.

Great location on the river between bay and state park with dock for fishing or boats. Malls, food, bars, everythin you need just up 41 which means it can get bit noisy at times. The owners are doing a good job of cleaning the place up lately.
