I am disappointed in the ownership of this park, because if it's not one thing, then it's another. The only Pro to living here, is that some of the residents are trustworthy and responsible. The Cons are, #1. The owners themselves are NOT trustworthy, responsible, OR professional! A great example of this is WE had to bring them our lease, so they could make and have a copy. #2. The owners don't keep their word. An example of this, is that we have been telling them FOR AT LEAST SIX MONTHS that the trees need to be trimmed, ESPECIALLY since it is a huge risk factor in tornado season and they have only trimmed some of the trees here. #3. They have not been paying the bills that we pay to them, through our lease, WHICH WE PAY OUR BILLS EVERY SINGLE MONTH! #4. The owners have been INTENTIONALLY avoiding our phone calls, since we have started trying to straighten this all out. We highly suggest avoiding a deal with this park, and do not advise living here. Please do not trust the five star reviews, as they are very misleading, and have no supporting information as to why they think this deserves more than 2 stars. Lastly, we have been living here for 2 years and the last owners AT LEAST COMMUNICATED WITH US but these new owners do not.

We bought a nice single wide home in June 2018 when the park was still owned by the original owner. Since then the park has been sold twice. The first new owners did a few upgrades to tree trimming and paving the roads and then in less than a year they sold to another company. Then we were unable to get in contact with the new, current, owners for the first month to address issues about where and how to make lot payments. The current owners have not provided us with a new lease or park rules and regulations. We requested a copy of a lease to sign, or not, and to decide if we want to continue living in their park and if we agree to the rules and regulations that they require. We have just had notices posted on our doors, cars and gates. Some cases of notices being put on the wrong tenants door. Now they are telling us that we have to remove our fences at our expense or they will remove them and charges us. We installed our fence 2 years ago for safety and security reasons and it was approved according to park regulations and we do not feel like this is right. Disgruntled at current owners business practices!!!!

The new owners have come in and demanding all fences be removed at tenant/homeowner's cost. My daughter and son-in-law put in a nice fence and keep their home clean and presentable for the mobile home park community. Not understanding why fence removal is necessary. While it seems like management is trying to "clean" up the place, they are going about it the wrong way. Also, they supposedly trimmed up a bunch of trees around the area but didn't think my kids' tree needed to be trimmed despite that the branches are falling on the roof and all over the yard. Our kids are probably the best tenants and neighbors in this community and should be treated with more respect and consideration.

Perks: they are SLOWLY upgrading the park maintenance guy is super helpful they, eventually, follow through at least half way drawbacks: answering calls is rare getting a call back is difficult they are removing fences getting anything done takes a LONG time office is closed during business hours or early in general loose animals and trash is still common getting ANYTHING done can take months at least mess up bills Dealing with Brandy makes you question the human race.. RECORD ALL CONVERSATIONS WITH HER OR YOU WILL REGRET IT. Moral of the story: not the worst place to live, but recommended for those with patience and perseverance.

I moved into one of them brand new double wides and since I moved here the ladies in the office as well as every other employee like the maintenance guys were nothing but friendly and helpful. They are building a new playground for the kids and when you have a idea as in how to make pine creek a better place they have a open ear.
