Rolling Hills Mobile Home Park in Tulsa, OK, aims to provide such an option, offering a blend of manufactured housing and community living designed for long-term residents. Mobile home parks often present an appealing alternative to traditional housing markets, particularly for individuals and families looking for a more cost-effective solution without sacrificing the benefits of a neighborhood environment. This type of living arrangement can offer a unique lifestyle, combining personal space with shared community amenities. For those in the Sooner State exploring various housing pathways, Rolling Hills Mobile Home Park might be a consideration. This article will delve into the key aspects of Rolling Hills Mobile Home Park, including its location, the services it offers, notable features, and what potential residents in Oklahoma should know when considering this community.

The decision to reside in a mobile home park often involves weighing affordability, community atmosphere, and management practices. Rolling Hills Mobile Home Park, like many properties in this sector, aims to cater to a diverse range of residents seeking a long-term home. While one review highlights the park's pleasant atmosphere and an attentive manager, another, more extensive review, raises significant concerns regarding rising costs, maintenance, and management transparency, particularly for properties associated with Westwindenterprises.com. It's crucial for prospective residents in Oklahoma to consider both positive and negative feedback when evaluating a mobile home park. Our goal in this article is to provide a factual overview based on available public information, allowing you, as a local user, to gather a comprehensive understanding of what Rolling Hills Mobile Home Park offers and to make an informed decision based on your personal housing priorities and expectations for community living in Tulsa.

Rolling Hills Mobile Home Park is conveniently located at 202 S 193rd E Ave #78, Tulsa, OK 74108, USA. This address places it within the expansive and accessible eastern part of the Tulsa metropolitan area. Being situated in Tulsa means residents have direct access to a wide array of urban amenities, employment opportunities, and cultural attractions, while still potentially enjoying a slightly quieter residential setting compared to the city's more central districts.

Accessibility to Rolling Hills Mobile Home Park is generally straightforward. S 193rd E Ave is a local road that connects to major arteries, making it easy for residents to navigate to and from the park. Nearby main roads and highways, such as the Broken Arrow Expressway (OK-51) and Interstate 44 (I-44), provide quick routes to various parts of Tulsa and beyond. This connectivity is a significant advantage for commuters or those who frequently travel across the city. Residents will find that essential services like grocery stores, pharmacies, gas stations, and various retail outlets are within a convenient driving distance in the surrounding Tulsa neighborhoods. The proximity to these amenities ensures that daily needs are easily met without extensive travel. For Oklahomans considering a mobile home park, the balance between a residential community feel and access to urban conveniences is often a key factor, and Rolling Hills Mobile Home Park's location in eastern Tulsa aims to provide this blend.

As a mobile home park, Rolling Hills offers core services designed to support long-term residential living for manufactured homes. Based on general industry standards and the nature of this type of community, the following services are typically provided:

  • Lot Rentals for Mobile Homes: The primary service is the provision of designated lots for manufactured or mobile homes. Residents typically own their homes but rent the land on which they are situated.
  • Utility Hookups: Each lot is generally equipped with essential utility connections, including water, sewer, and electricity. Residents are typically responsible for their own utility bills, which are separate from the lot rent.
  • On-Site Management/Oversight: While specific details about the management structure (on-site or off-site) are not fully detailed in general public information, mobile home parks usually have a management team responsible for park operations, resident relations, and maintaining common areas. One review specifically mentions "a very attentive manager Stephanie."
  • Maintenance of Common Areas: Management is generally responsible for the upkeep of shared spaces within the park, such as internal roads, lighting, and any communal facilities. However, one review explicitly mentions concerns about maintenance, particularly regarding potholes on roads and the lack of regular upkeep beyond refurbishing older homes for resale.
  • Trash Collection: While not explicitly detailed, standard mobile home park services usually include provisions for waste management and trash disposal for residents.
  • Yard Maintenance (Resident Responsibility): As indicated by a review, residents are typically responsible for maintaining their individual yard spaces.

It is crucial for prospective residents to get a clear, written understanding of all services included in the lot rent and any additional responsibilities or fees. The conflicting feedback on maintenance suggests that a thorough inquiry into this aspect is highly recommended before committing to a residency.

Rolling Hills Mobile Home Park presents several features and highlights that are often appealing to individuals seeking a mobile home living arrangement in Oklahoma.

  • Community Environment: Mobile home parks, including Rolling Hills, often foster a sense of community among residents, providing a neighborhood atmosphere that can be appealing for long-term living.
  • Attentive Management: One positive review specifically highlights "a very attentive manager Stephanie," suggesting a direct and responsive point of contact for residents.
  • Availability of Homes and Lots: The park reportedly "still has mobile homes and lots available," indicating opportunities for new residents to join the community, whether bringing their own home or acquiring one through the park.
  • Quiet Area: According to a positive review, the park is located in a "quiet area," which can be a significant draw for those seeking a peaceful residential environment away from excessive noise.
  • Affordability (Initial Consideration): Mobile home parks generally offer a more affordable housing option compared to purchasing a traditional stick-built home, making them attractive for budget-conscious individuals and families.
  • Proximity to Tulsa: Its location within Tulsa provides convenient access to the city's amenities, employment centers, shopping, and entertainment, balancing a residential setting with urban convenience.

However, it is essential to acknowledge and address the significant concerns raised in one of the reviews. These concerns include:

  • Rapidly Increasing Lot Rent: A review states that lot rent has increased significantly ($50 every 6 months) since 2021, going from approximately $420 to over $600, on top of mobile home rent. This suggests a potentially aggressive pricing strategy that could impact long-term affordability.
  • Lack of Regular Maintenance: The review highlights issues with maintenance, specifically mentioning large potholes on roads and a perception that maintenance is primarily focused on refurbishing homes for resale rather than general park upkeep.
  • Transparency Concerns: The review suggests that the listed mobile home rent does not initially include the full lot rent, leading to unexpected costs upon application.

These contrasting perspectives underscore the importance of thorough due diligence for any prospective resident. While the park offers an attentive manager and a quiet location, understanding the true cost structure and current maintenance practices is critical.

Specific promotions or special offers for Rolling Hills Mobile Home Park are not publicly advertised. Mobile home parks typically operate on a monthly lot rent model, with potential variations for longer lease agreements.

  • Standard Pricing: The widely cited review indicates a mobile home rent of around $849.00 per month, with an additional lot rent that starts at over $600 a month and reportedly increases by $50 every six months. This combined cost structure suggests that while the initial mobile home rent might seem competitive, the total monthly housing expense including lot rent is a significant consideration.
  • No Advertised Discounts: There is no publicly available information about specific discounts, move-in specials, or referral programs.
  • Direct Inquiry Essential: Prospective residents are strongly advised to contact the park directly to confirm current pricing, the full breakdown of all costs (including lot rent, mobile home rent, and any associated fees like application fees or deposits), and to inquire about any available specials or long-term lease incentives.

Given the feedback regarding the escalating lot rent and transparency issues, it is paramount that any offers or agreements, especially concerning pricing and rent increases, are obtained in writing and thoroughly understood before committing to residency. This proactive approach will help ensure a clear financial understanding of living at Rolling Hills Mobile Home Park.

However, it is absolutely crucial for any prospective Oklahoma resident to thoroughly investigate and understand the full financial commitment, especially concerning the lot rent and its reported frequent increases. The feedback about maintenance and the potential for hidden costs requires a diligent approach. For locals who are prepared to engage directly with management, confirm all terms in writing, and assess the property in person, Rolling Hills Mobile Home Park could offer a viable long-term housing solution within Tulsa. It appeals to those who value the community aspect of a park and are seeking a more permanent, yet flexible, housing arrangement than traditional renting or homeownership, provided they are fully aware of and comfortable with the financial and maintenance aspects highlighted in public reviews.

There are a mess of these places owned by Westwindebterprises.com, including but not limited to Deerfield springs MHP in Claremore. AVOID. They list as $849.00 a month. Then when you apply tell you that thats not including a huge lot rent they tack on of over $600 a month. Now, $600 is not astronomical until you add it to the fact you’re paying over $850 in Mobile rent. AND THEY BUMP THE LOT RENT $50 EVERY 6 MONTHS. These places claim its rising costs. But, to be fair it’s lot rent that use to be $420 to now over $600 since 2021 and they don’t do regular maintenance. The roads in these places have potholes so big you can live in them. I’m shocked they aren’t charging rent on those. You maintain your own yard. If branches fall off trees, they may pick them up. But that’s about it. Maintenance is there to refurbish older mobile homes that they want to resell. Otherwise the older mobile homes they give away at a fraction of the cost. Which is fine if you want to do the maintenance yourself. But they are charging you for maintenance. They don’t do. That’s the point. There are much cheaper mobile home parks that you can live in That are just as nice. Most of the mobile homes in the area are trying to up their game. you can do better. As a matter fact, West wind could do better but they are greedy

Very nice park, located in a quiet area and with a very attentive manager Stephanie, I recommend it. It still has mobile homes and lots available.

I'm thankful I don't live here. Park is kind of old and it looks trashy. They charge too much for rent on their lots. Trailer payment goes to one place, lot rent and forced lawn mowing service is another payment and water is another. Better deals out there. I haven't heard any major complaints about the neighbors.
