Pine Haven Manufactured Home Community About
For many Georgians, the dream of homeownership is a significant aspiration, but the escalating costs of traditional housing in metropolitan areas can make it seem out of reach. Manufactured home communities offer a valuable alternative, providing a path to owning a home within a managed neighborhood setting at a potentially more accessible price point.
In the bustling heart of Cobb County, Marietta, GA, is home to various residential options, including Pine Haven Manufactured Home Community. This type of community typically provides residents with a sense of neighborhood, often with shared responsibilities and amenities, contributing to a unique living experience.
This article is designed to offer local Georgia residents an honest and informative overview of Pine Haven Manufactured Home Community. We will delve into its location, the general structure of manufactured home living, and key considerations drawn from public feedback. Our aim is to provide a factual and balanced perspective to help you evaluate if Pine Haven might be a suitable option for your housing needs in Marietta.
Pine Haven Manufactured Home Community, located in Marietta, GA, functions as a residential park specifically designed for manufactured homes. In these communities, residents typically own their home outright but lease the land (lot) it sits on. This model often presents a more affordable entry into homeownership compared to purchasing a traditional stick-built house, particularly in areas like Marietta, which are part of the larger and often expensive Atlanta metropolitan housing market.
Manufactured home communities operate under specific rules and regulations, often enforced by the park management, to maintain property values and a consistent living environment. While generally aiming to provide a structured and stable neighborhood, a recent customer review provides a detailed perspective on the operational aspects and daily life within the community: "If you own you still have lot rent you have to upkeep your pinestraw and leaves they like a clean yard from that. The maintenance ppl walk around your home on the daily and not pick at your property if it isn't tip top shape or they don't like you. They take pics and charge you 50-100$ or so until you get your space the way they want it even if you can't see the things without walking around and looking in or under the home. Living in a common walking space always has wrap papers and beer bottles where the teens and careless adults leave there trash there is a woman whom sits at the park and drinks all day then urinated behind trees at the park. There is usually no parking or someone takes your space knowing its not there driveway. Visitors park on the road flat-out if can't find a space. If need to leave you'll prob get in an accident wjtg those whom cover the road ways as they don't move. The office is usually no help. You get no warnings before they turn water off if they are working and all in all its pretty loud on the weekends."
Another review highlights a specific issue with customer service: "We've set up the appointment for Saturday to see houses for sale but office was closed, no one showed up to talk to us. The person on the phone offered us just take a message. Definitely they are not really interested to sell one or two more houses."
These reviews suggest that while Pine Haven provides manufactured home living, potential residents should be fully aware of the stringent property maintenance expectations, potential community challenges regarding cleanliness and parking, and verify the responsiveness of management.
Pine Haven Manufactured Home Community is located at 848 Sandtown Rd SW, Marietta, GA 30008, USA. Marietta is a major city in Cobb County, situated northwest of downtown Atlanta. This strategic location places the community within a bustling suburban environment with excellent access to regional amenities and transportation networks.
Sandtown Road SW is a local thoroughfare that connects residents to various parts of Marietta and the broader Cobb County area. The community's accessibility is a significant advantage for Georgians, as it provides convenient access to:
-
Major Highways: Proximity to major roads like the East-West Connector (State Route 139) and ultimately Interstate 20 to the south, and Interstate 75 to the east. These connections are vital for commuting to employment centers throughout the Atlanta metropolitan area, including downtown Atlanta, Midtown, and the numerous business parks in Cobb County.
-
Shopping and Dining: Marietta offers an extensive array of retail options, from large shopping centers to local boutiques, as well as a diverse culinary scene. Residents would have easy access to grocery stores, pharmacies, and various restaurants.
-
Educational Institutions: Marietta is home to Southern Polytechnic State University (now Kennesaw State University – Marietta Campus) and numerous public and private schools, making the location attractive for families.
-
Recreational Opportunities: Nearby parks such as the Silver Comet Trail, Powder Springs Park, and various community recreation centers provide options for outdoor activities, though not directly within the park.
-
Atlanta Metro Access: Being in Marietta, residents are well-positioned to enjoy the cultural attractions, entertainment venues, and employment opportunities of the greater Atlanta region.
This combination of suburban convenience and metropolitan access makes Pine Haven's location highly practical for residents seeking an affordable home base in the thriving Cobb County area.
As a manufactured home community, Pine Haven primarily offers lot leasing services for residents who own their manufactured homes. While the provided reviews indicate challenges with certain aspects, the core services typically expected from such a community include:
-
Lot Leasing: Providing a designated plot of land where residents can place their manufactured home. This lease includes access to the community's infrastructure.
-
Utility Infrastructure: Ensuring that each lot has access to essential utility connections, such as water, sewer, and electricity. Residents are typically responsible for their individual utility bills.
-
Common Area Maintenance: Standard mobile home parks generally maintain common areas, roads, and shared spaces within the community. The reviews suggest stringent enforcement of individual lot maintenance.
-
On-Site Management: A management office or staff is typically present to handle lease agreements, collect lot rent, and address community issues, although the reviews suggest potential challenges with responsiveness ("The office is usually no help").
-
Waste Management: Provision for trash and recycling services within the community, though cleanliness of common walking spaces appears to be a concern according to reviews.
Based on the reviews, potential residents should be prepared for active management oversight regarding property appearance and potential issues related to parking and communal cleanliness.
While the reviews highlight significant challenges, focusing on the factual aspects of a manufactured home community, Pine Haven does offer certain features that might be considered highlights for some prospective residents, particularly those seeking specific types of housing solutions:
-
Affordable Homeownership Model: The primary highlight of manufactured home communities is often the more accessible cost of homeownership compared to traditional stick-built homes in the Marietta area. This provides a valuable entry point into property ownership for many Georgians.
-
Established Community: Pine Haven is an existing community, meaning it has established infrastructure and potentially a long-standing resident base.
-
Marietta Location: The community's location in Marietta offers excellent access to Cobb County's extensive amenities, including shopping, dining, schools, and employment centers, as well as broader access to the Atlanta metropolitan area.
-
Specific Lot Maintenance Standards: While controversial among reviewers, the park's strict enforcement of lot upkeep indicates a commitment (from the management's perspective) to maintaining a certain aesthetic and order within the community, which some residents might appreciate.
-
Utility Connections Available: Individual lots provide necessary hookups for water, sewer, and electricity, offering the conveniences of modern living within a manufactured home.
It is crucial for any potential resident to personally visit the community, observe the conditions, and speak with current residents to form their own assessment of these features and how they align with their living preferences.
As a manufactured home community primarily focused on lot leases and potential home sales, Pine Haven Manufactured Home Community would typically structure its "offers" around these core aspects rather than traditional retail promotions. Specific, active promotions are not publicly detailed without direct inquiry. However, prospective residents should inquire about:
-
Lot Rent Rates: The primary financial consideration. Potential residents should ask about current monthly lot rent, any included services, and the terms of the lease agreement.
-
Home Sales: If the community also sells manufactured homes, they might offer various incentives. The review mentioning unresponsiveness to home sale inquiries suggests this is a crucial area to investigate thoroughly. Potential incentives for home sales might include:
-
Financing Assistance: Partnerships with lenders specializing in manufactured home loans.
-
Move-in Ready Packages: Homes sold with appliances or basic landscaping.
-
Limited-Time Price Reductions: On specific models or existing homes.
-
Lease Terms: Inquiring about the length of lease agreements and any associated benefits or penalties.

We live there for 2 years. We had a corner lot so we had more privacy then others. The rent was cheap, good neighbors. The road had a lot of ruts in it, but they have gotten better at caring for it. The management company didn't bother me, took care of things when I needed it and gave me my deposit back when I left. I would live there again if I had to
I don't live here, but I visited to check out a home for sale. It was 5pm on a Thursday. Area was lovely and quiet. Next door neighbor happened to be headed out with her toddler in a stroller, and I asked her about the community. She said it's "chill" and that on weekends there are a lot of cookouts but no fighting or rowdy stuff. She's been there 2 years and feels perfectly safe.
The office worker was very helpful and answered all of my questions earnestly. The already inhibited park trailers are a bit run down, but some places are better than others. There is a small playground next to the office.
