When considering any residential community, it’s important to gather comprehensive and factual information to help assess its suitability. Pinecrest Mobile Home Park, with its reported amenities and resident feedback, offers distinct characteristics that shape the resident experience. Let's delve into the details of Pinecrest to provide a clearer overview for Floridians contemplating this community as a potential home, noting both its highlights and areas of concern raised by reviews.
Pinecrest Mobile Home Park is conveniently located at 6043 Harriet St, Zephyrhills, FL 33542, USA. This address places the community in the charming city of Zephyrhills, a well-regarded area in Pasco County, Florida. Zephyrhills is renowned for its natural spring water and offers a pleasant, small-town atmosphere while providing essential conveniences.
For Floridians, particularly those in the Central Florida region, this location offers a blend of tranquility and accessibility. The park is described as being "conveniently close to the community clubhouse, mail center, shuffleboard, and activities," indicating that on-site amenities are easily reached by residents. Furthermore, its proximity to "local shopping center and flea markets" means daily necessities and recreational shopping are just a short drive away. Importantly, "Much of the best of Zephyrhills is actually within walking distance!" including local diners, stores, and restaurants. It's also noted as being "just off Highway 301 close to downtown Zephyrhills, across from McDonalds."
Zephyrhills itself provides good regional connectivity. The community is approximately "30 miles from Downtown Tampa and 60 miles from Disneyworld," making it a central point for accessing major metropolitan areas and world-class attractions. Residents have reasonable access to major roadways such as US Highway 301 and State Road 54, facilitating travel to larger cities like Tampa, Lakeland, and Orlando for employment, healthcare, and extensive entertainment options. The "easy drive away on the Gulf Coast" for beaches also highlights the overall accessibility to Florida's famous coastlines.
This strategic Zephyrhills location allows residents of Pinecrest Mobile Home Park to enjoy a quieter, community-focused lifestyle while benefiting from the robust infrastructure and opportunities available in the wider Tampa Bay area. It positions the park as a practical and well-connected option for those seeking 55+ mobile home or RV living in Central Florida.
Pinecrest Mobile Home Park, operating as a 55+ co-op community, offers a range of services designed to provide a comfortable and engaging living environment for its residents. Based on available public data and resident reviews, here's an overview of the services, while also acknowledging areas of concern:
Lot Rentals and Co-op Ownership: Pinecrest is described as a "55+ adult co-op community," meaning residents own a share in the park while paying a monthly lot rent. This model often includes certain services within the monthly fee. Lot rent details found for units indicate it typically "includes water, sewer, trash removal, and lawn mowing," offering a comprehensive utility package and basic outdoor maintenance.
Community Management/Board Oversight: As a co-op, the community is managed by a board, as evidenced by mentions of "members of the board" and "Presidential of the board." This board is responsible for overseeing the park's operations, enforcing rules, and making decisions impacting residents. The office is located at 6043 Harriet Street and has specific hours (Monday through Friday, 9 am - 1 pm), providing a point of contact for residents and prospective buyers.
Amenity Access and Maintenance: Services include access to a "clubhouse with kitchen," "shuffleboard," and facilities for "indoor and outdoor games, and social gatherings." The monthly lot rent contributes to the upkeep of these common areas. There are no explicit complaints about the general maintenance of these facilities, implying they are available and functional.
Pet Policy (With Contention): Public information suggests Pinecrest is a "pet friendly (40# limit) 55+ community," allowing "a maximum of two inside pets of small size, weighing less than 40 pounds at maturity." However, a strong negative review claims, "They’re trapping and relocating them which is against county ordinance. They’re putting the cats somewhere With no food or water source!!! That’s animal cruelty." This stark contradiction highlights a significant area of dispute regarding the actual implementation of their pet policy, especially concerning stray or community cats, and raises concerns about potential animal cruelty and adherence to local ordinances. Prospective residents with pets must verify this aspect thoroughly.
Application and Approval Process: The park has a formal application process for prospective buyers, requiring a "Residency Application, Background Investigation Authorization, Consumer Credit Disclosure Form and Rules & Regulations." All potential occupants must provide accurate information, and the "approval process should take approximately 3-5 business days." There are strict requirements, including a "CREDIT SCORE OF 650 or higher" for each occupant and no felonies or violent misdemeanors on background checks. This structured entry process is a key service in maintaining community standards.
Harassment and Favoritism Concerns: One review explicitly states, "Horrible place to live. They harass residents they don’t like and definitely favor the ones they do like. They complain about something you do but the people they like can do the same thing with no consequences." This feedback indicates a potential issue with equitable treatment and consistent enforcement of rules by management/the board, which is a critical service aspect. This suggests a need for prospective residents to speak with multiple current residents during their due diligence.
While Pinecrest offers valuable services like included utilities and amenities, the significant concerns about pet handling and inconsistent rule enforcement by the board are critical considerations for anyone evaluating this community.
Pinecrest Mobile Home Park in Zephyrhills, FL, offers several notable features and highlights that contribute to its appeal as a residential community, though some areas warrant cautious consideration based on resident feedback:
55+ Active Adult Community: A key feature of Pinecrest is its designation as a "55+ adult co-op community." This means it caters specifically to retirees and seniors, often fostering a quieter, age-appropriate environment with amenities and social activities tailored to this demographic. This is a significant highlight for those seeking to live among peers.
Affordable Co-op Ownership with Inclusive Lot Rent: The co-op model allows residents to own a share in the park, providing a sense of ownership while typically maintaining lower costs compared to traditional homeownership. The reported monthly lot rent of approximately $442 is a significant highlight as it "includes water, sewer, trash removal, and lawn mowing," simplifying monthly budgeting for utilities and basic maintenance.
Community Clubhouse and Social Amenities: Pinecrest boasts a "clubhouse with kitchen," "shuffleboard," and facilities for "indoor and outdoor games, and social gatherings." These amenities are crucial for fostering community interaction and providing opportunities for residents to engage in recreational activities and build friendships within the park. It's noted to be "conveniently close" to these facilities.
Pet-Friendly Policy (with important caveats): Public information states the community is "pet friendly (40# limit)," allowing "a maximum of two inside pets of small size, weighing less than 40 pounds at maturity." This is a desirable feature for many Floridians who wish to live with their beloved companions. However, the serious allegations of trapping and relocating cats "against county ordinance" raise significant concerns about the actual implementation and enforcement of this policy, requiring thorough investigation by prospective pet owners.
Convenient Zephyrhills Location: The park's location at 6043 Harriet St is highly advantageous. It's described as being within "walking distance" to local stores, restaurants, and downtown Zephyrhills. This proximity to essential services and local charm enhances daily living. Additionally, its central location in Florida provides reasonable driving access to major metropolitan areas like Tampa and Orlando, as well as the Gulf Coast beaches.
Furnished and Remodeled Homes (for sale): Listings indicate that some homes are sold "fully furnished" or have been "completely redone," suggesting move-in ready options with updated features like "custom-built cabinets" and improved flooring. While one review cautions about "wham bam fixer uppers," the availability of such homes can be a convenience for buyers.
While the advertised features like pet-friendliness and community amenities are attractive, the severe concerns regarding management behavior (harassment, favoritism, and alleged animal cruelty) are critical counterpoints that prospective residents must thoroughly investigate before committing to living in Pinecrest Mobile Home Park.

For Floridians, especially those aged 55 and over, seeking a community-oriented lifestyle in a convenient Central Florida location, Pinecrest Mobile Home Park in Zephyrhills presents a distinct living option. Its suitability for local residents stems from a combination of its structural benefits and geographical advantages, though it comes with important considerations.
Firstly, its designation as a "55+ adult co-op community" is a significant draw for seniors looking to retire or enjoy an active lifestyle among peers. This model often fosters a more stable and engaged community, where residents have a direct stake in the park's well-being. The inclusion of water, sewer, trash, and lawn mowing in the monthly lot rent simplifies budgeting, a practical benefit for those managing fixed incomes. The presence of a clubhouse, shuffleboard, and planned social activities also provides built-in opportunities for recreation and social interaction, which are highly valued by many retirees in Florida.

Its central position in Florida further enhances its appeal, providing reasonable access to the amenities of Tampa and Orlando, as well as the beautiful Gulf Coast beaches for day trips. This balance of local convenience and regional accessibility is ideal for Floridians who want a peaceful home base with options for broader exploration.
However, prospective Floridian residents must approach Pinecrest with thorough due diligence. The serious allegations concerning the board's treatment of residents (harassment and favoritism) and the severe claims regarding their handling of cats, potentially in violation of county ordinances, are significant concerns that cannot be overlooked. For pet owners, in particular, it is critical to directly clarify and understand the community's explicit and enforced pet policies, ideally by speaking with multiple current residents and local animal welfare authorities if concerns persist.
In essence, Pinecrest Mobile Home Park offers a financially accessible 55+ co-op living model in a desirable Zephyrhills location, complete with valuable included services and social amenities. For local residents whose priorities align with an active senior community and who are prepared to rigorously verify the management's practices and policy enforcement, Pinecrest could indeed be a suitable place to call home in Central Florida.

If I could give zero or negative stars I would. The members of the board are all snowbirds and they don’t know every mobile home park in Florida has cats. They’re trapping and relocating them which is against county ordinance. They’re putting the cats somewhere With no food or water source!!! That’s animal cruelty. WHERE IS THIS CAT!?!?!?
Horrible place to live. They harass residents they don’t like and definitely favor the ones they do like. They complain about something you do but the people they like can do the same thing with no consequences. Presidential of the board definitely doesn’t know how to do her job.
They need to be reported if they are still trapping cats. Cats have free roam in Pasco County!
If I could give NEGATIVE STARS, I would!!! The Board Members are all snowbirds, and they don’t understand every mobile home park in Florida has cats, who are cared for by one or more resident. They’re trapping and relocating cats which is against Pasco County ordinance. They’re putting the cats somewhere with no food or water source!!! That’s animal cruelty. Hope your families treat you better in your senior years than you treat these wonderful creatures...
Illegally trapping and relocating cats and won't tell anyone where they've taken them. One cat in particular is a resident's cat. He has been missing for a few days and no one will say where he is. If you love animals, stay away from here. One star only because I can't leave zero!!
