Recent feedback from individuals who have interacted with Tanglewood Village offers valuable insights, some of which highlight areas for careful consideration. While the park is noted by some for its "nice looking" appearance and "premium" feel compared to others in the area, particularly due to its setback location off the main road, detailed accounts of the home purchase process and subsequent resident experiences provide a more nuanced picture. This article will delve into the publicly available information and combine it with these firsthand accounts to help prospective Michigan residents make an informed decision.

Services Offered

As a manufactured home community managed by Sun Communities, Tanglewood Village typically provides a suite of services designed to facilitate a comfortable and convenient lifestyle for its residents. Based on general information for Sun Communities properties and publicly available details for Tanglewood Village, these services often include:

  • Manufactured Home Sales & Rentals: The community offers both new and pre-owned manufactured homes for sale, and potentially rental options, allowing residents to own their home while leasing the land.
  • Professional On-Site Management: A management team is typically present on-site to assist residents with inquiries, maintenance requests for common areas, and community-related matters.
  • Property Maintenance: This generally covers the upkeep of common areas, landscaping, and infrastructure within the community.
  • Utilities: Access to city utilities (water, sewer, electricity) is provided, though usually individually metered and billed to residents.
  • Pet-Friendly Policy: Tanglewood Village is advertised as a very pet-friendly community, welcoming furry companions, though specific pet policies (e.g., breed restrictions, number of pets) should be confirmed.
  • Centralized Mail Delivery: A system for mail and package delivery is typically in place for the convenience of residents.
  • Lease-to-Own Programs: Some communities, including those managed by Sun Communities, may offer lease-to-own programs, providing a pathway to homeownership for qualified buyers who may have bruised credit or require a gradual path to a down payment.

While these services are generally offered, the resident review about the "bait and switch" during a home purchase suggests that communication and the clarity of processes, particularly regarding sales and financing, are areas where prospective residents should exercise extreme diligence. It highlights the importance of getting all agreements in writing and understanding every step of the transaction.

Features / Highlights

Tanglewood Village promotes a variety of features and amenities aimed at creating an active and social lifestyle for its residents:

  • Outdoor Swimming Pool: A crystal-clear swimming pool with a poolside sundeck offers a refreshing escape and a place to relax during warmer months.
  • Spacious Clubhouse: A central clubhouse serves as a community hub for socializing with neighbors and friends. It is often equipped with a catering kitchen for events and gatherings, fostering a strong sense of community.
  • Playground: A dedicated playground provides a safe and fun area for children to expend energy and make new friends.
  • Pet-Friendly Environment: The community emphasizes its pet-friendly nature, offering a quiet and scenic atmosphere suitable for walks with pets.
  • Mature Trees and Ponds: The community boasts a setting with mature trees and scenic ponds, contributing to a peaceful and visually appealing natural environment.
  • Winding Streets & Sidewalks: The layout with winding streets and sidewalks encourages walks and offers a pleasant aesthetic, as noted by one visitor.
  • Setback Location: A particular highlight for visitors is that the park is "set back off the road," contributing to a quieter and more secluded living experience, away from the immediate noise of high-traffic areas.
  • Family-Friendly Atmosphere: Tanglewood Village is specifically marketed as a family-friendly community, designed to cater to all ages.
  • Proximity to Metro Detroit Attractions: Beyond the on-site amenities, residents have convenient access to Detroit's cultural institutions, sporting events, and various metroparks, expanding recreational opportunities.

While these features contribute to the overall appeal, the negative review regarding the home purchase process raises a caution. Even with attractive amenities, the experience of a "deceptive bait and switch" can significantly overshadow any perceived benefits. Therefore, prospective residents are advised to thoroughly vet all aspects of a home purchase or lease agreement.

For inquiries regarding available homes, lot rental agreements, community rules, or to discuss any specific concerns, contacting the Tanglewood Village management directly is the most effective approach. Conclusion: Why this place is suitable for locals

Tanglewood Village in Brownstown, MI, offers Michiganders a potentially attractive option for mobile home living, particularly for those seeking a community with a range of amenities and a family-friendly atmosphere. Its location in the Downriver area, set back from the main road, provides a sense of peace while retaining excellent accessibility to essential services, shopping, and major transportation routes connecting to broader Metro Detroit. The community's advertised features, including a swimming pool, clubhouse, and playground, are designed to foster an active and social lifestyle for all ages.

However, it is vital for any local considering Tanglewood Village to fully understand the experiences shared by current or prospective residents. The detailed account of a "bait and switch" during a home purchase, involving an unexpected price increase and a change in the park's role from broker to direct seller, highlights significant concerns about transparency and business practices. While one visitor found the park "nice looking," the negative experience overshadows the visual appeal and suggests potential pitfalls in the sales and management processes once a resident is "locked into the park."

For Michiganders, the suitability of Tanglewood Village hinges on their willingness and ability to conduct rigorous due diligence, scrutinizing all aspects of a home purchase or lease agreement. While the amenities and location hold appeal, the reported deceptive practices indicate that potential residents must proceed with extreme caution, secure all agreements in writing, and perhaps seek independent legal advice before committing. If one navigates these challenges successfully, the community's features could offer a pleasant living environment. However, without addressing the serious concerns raised by former customers, Tanglewood Village may not be suitable for those seeking a straightforward and fully transparent homebuying or renting experience.

Bait and switch, plain and simple. I attempted to purchase a home from Tanglewood Village. At first, they were very friendly and helpful. About 2 weeks in, I was told that my rental application was approved and my financing was "conditionally approved". I was even provided a monthly payment and lot rent amoumt. However, they asked for more financiamount. Before it could be finalized. After I submitted those, they requested additional documents with the same information. At the time of the second request, I had a death in the family, and I informed the finance manager of this fact. After I returned home, following the burial, I submitted the redundant forms. When I submitted these forms, I double checked to make sure the listing was still on their website. Sure enough, it was still listed at $82k. Two days later, I receive an email advising that the park decided to purchase the property and resell it themselves. Apparently, the park had been acting only as a broker for the prior owner, but this information was never publicized. I was advised that the management company wanted to "fix it up" (i.e, lay some cheap carpet and paint), and it would be relisted for substantially more than before. However, they offered to sell it to me "as is" for $90k ($8k more than previously agreed). Of course, the answer was no. When I told the finance manager that I thought it all sounded shady, she explained that it was all very legitimate, because the home had been on the market too long and that I should appreciate her efforts to keep the price "close to" the previous price. Long story short. This company engaged in a deceptive bait and switch and tried to jack the price up when they thought I was desperate enough to pay more. If they pull nonsense like that when trying to sell a home, one can only imagine what shenanigans they'll pull once you're locked into the park.

Editing the review at the request of the owner. My review is just from driving through and visiting a friend. I gave it 3 stars which to me meant that this is a nice looking park. I can't give a rating on the service, pricing, amenities, etc. I was just visiting a friend there. In terms of mobile home parks in the area, this one looks a little more premium then others. I like that it's set back off the road (or would, if I was living there).

Very nice community homes are great. As far as customer service is horrible we bought are home in January and just got our shed last week still no siding on it. There is cement all over the ground and a big pile of cement right in front of the shed. I have called and called all they say is they will take care of it and never call back or come out.
