Viking City MHP About

For Minnesotans seeking affordable housing options, particularly in vibrant communities like Alexandria, the concept of mobile home parks – or manufactured home communities – often comes into consideration. These communities can offer a pathway to homeownership that is more accessible than traditional stick-built homes. In Alexandria, a significant transformation is underway at what was formerly known as Viking City MHP, now revitalized and operating as Emerald Pines Community Co-op.

This change marks a pivotal moment for the community. As one recent review highlights, "Viking City MHP no longer exists. It is now Emerald Pines community Co-op. Park owns itself now and is slowly making improvements trying to make the park worth living in again after years of neglect. Its a work in progress. By spring 25 it should have all new utilities installed, freshly paved road, etc. There are currently vacancies for homes to be moved in." This insightful comment provides a clear picture of a community actively engaged in significant revitalization, moving from a past of "neglect" to a future of improvement and resident ownership.

The shift to a co-operative model, where residents collectively own the park, is a powerful indicator of a community dedicated to its future and the well-being of its residents. This article aims to provide a clear, engaging, and factual overview of Emerald Pines Community Co-op, helping local Minnesotans understand the current state of this evolving mobile home park and why it might be a suitable option for their housing needs in Alexandria.

Introduction / Overview

Services Offered
As Emerald Pines Community Co-op undergoes significant improvements, the services offered are evolving to meet the needs of a modern, resident-owned community. Based on the provided information and the nature of mobile home parks transitioning to co-ops, the following services are typically offered or are in the process of being implemented:

  • Lot Lease/Ownership within Co-op: Residents own a share in the co-operative, which grants them the right to occupy a specific lot. This model empowers residents with a direct say in park management and future developments.

  • New Utilities Installation: A key aspect of the revitalization is the installation of "all new utilities." This would typically include upgraded water, sewer, and electrical systems, ensuring reliable and efficient service for all homes.

  • Road Improvements: The plan for a "freshly paved road" signifies an enhancement to the park's infrastructure, improving accessibility and aesthetics for all residents.

  • Community Management: As a co-op, residents collectively participate in the management of the park, making decisions regarding maintenance, improvements, and community rules. This fosters a strong sense of ownership and shared responsibility.

  • Vacancies for Homes: The availability of "vacancies for homes to be moved in" indicates that the co-op is actively welcoming new manufactured homes to its improved lots, providing opportunities for new residents to join the community.

  • Ongoing Maintenance of Common Areas: The co-op will be responsible for maintaining shared spaces, landscaping, and infrastructure to ensure a pleasant living environment.

It is important for prospective residents to contact the Emerald Pines Community Co-op directly to get the most up-to-date and specific details on utility services, lot fees, and any other services provided as the revitalization progresses.

Features / Highlights
The transformation of Viking City MHP into Emerald Pines Community Co-op brings forth several compelling features and highlights, especially for Minnesotans seeking affordable and community-driven housing.

  • Resident-Owned Community (Co-op Model): This is arguably the most significant feature. Residents are not just tenants; they are part-owners of the park. This model empowers residents with direct input into park management, maintenance decisions, and long-term planning, fostering a truly democratic and invested community. This shift aims to rectify past issues of neglect by placing control in the hands of those who live there.

  • Significant Ongoing Improvements: The commitment to "making improvements" and specific mention of "all new utilities installed, freshly paved road, etc. by spring 25" are strong indicators of a dedicated effort to modernize the infrastructure and enhance the living experience. This means residents will benefit from updated, reliable services and a more aesthetically pleasing environment.

  • Affordable Homeownership: The manufactured home model inherently offers a more affordable path to homeownership compared to traditional housing. Coupled with the co-op structure, this provides a cost-effective way to own a home in a desirable Minnesota location.

  • Prime In-Town Alexandria Location: Being "right in town" means residents have unparalleled access to Alexandria’s amenities, including shopping, dining, healthcare, and schools, without the need for long commutes. This convenience is a major advantage for daily living.

  • Community Building Focus: The co-op model naturally encourages a stronger sense of community and neighborly interaction, as residents collectively work towards a shared goal of improving their living environment.

  • Vacancies Available for New Homes: The current availability of lots for new manufactured homes offers an excellent opportunity for individuals and families to bring a modern, custom-chosen home into a revitalizing community.

Promotions or Special Offers
Given the current phase of revitalization and the co-operative ownership model of Emerald Pines Community Co-op, specific promotions might differ from those found at privately owned parks. The most significant "offer" is the opportunity to become a part of a transforming, resident-owned community and benefit from the ongoing infrastructure upgrades.

However, it is always advisable to contact the co-op directly to inquire about:

  • New Resident Incentives: As they are seeking "vacancies for homes to be moved in," there may be incentives for bringing in a new manufactured home, such as reduced initial lot fees or assistance with moving costs.

  • Share Purchase Details: Understand the costs and benefits associated with purchasing a share in the co-op, which grants residency.

  • Future Investment Opportunities: As a co-op, future improvements might be funded by residents, offering a chance to invest in and benefit from the community’s growth.

Direct communication with the Emerald Pines Community Co-op management or board is the best way to get accurate and current information on any specific offers, lot availability, and the financial aspects of joining the co-op.

The park is ran by a slum Lord. Signed a lease for two years and some how after a year living there owners changed so my lease was no longer valid to a point. My rent went up 50 bucks the promises of repair work never happened on top of it all it's tweakers Paradise. If I used I would have have this place a rating of a million but I don't. Hate this place
