It’s a local resource that caters to the practical considerations of modern living in Marion County.
Wheel Estates Mobile Home Park and Self Storage is more than just a place to live; it’s a community designed to offer an accessible and practical housing alternative in Knoxville, Iowa. The park provides spaces for mobile homes, catering to those who appreciate the flexibility and often lower cost associated with this type of housing. What sets Wheel Estates apart is its integrated self-storage facility, providing residents and the wider Knoxville community with convenient options for storing belongings, whether during a move, for seasonal items, or simply to declutter. This dual offering addresses two significant needs for many Iowans: a place to call home and a secure space for their possessions.
The concept of a mobile home park appeals to a specific demographic, often those looking for a more affordable entry point into homeownership or a simpler, more manageable living situation. Wheel Estates aims to foster a neighborly environment where residents can enjoy a quieter pace of life while still being connected to the amenities and opportunities of Knoxville. The self-storage component adds a layer of convenience, distinguishing it from residential-only mobile home communities. While the park strives to offer comfortable living, like any community, prospective residents should consider all aspects of the living experience before making a decision.
Wheel Estates Mobile Home Park and Self Storage is conveniently located at 1329 S Lincoln St, Knoxville, IA 50138, USA. This address places it within the city limits of Knoxville, a charming city known for its rich history, particularly its connection to sprint car racing, and its welcoming community atmosphere. For local Iowans, this location offers a blend of small-town tranquility with reasonable accessibility to larger metropolitan areas.
Knoxville itself is situated in Marion County, approximately 35 miles southeast of Des Moines, Iowa’s capital city. This means residents of Wheel Estates can easily commute to Des Moines for work, extensive shopping, or entertainment, typically within a 45-minute to hour-long drive, depending on traffic. Closer to home, the park's location on S Lincoln Street provides direct access to local roads, making it easy to reach Knoxville’s downtown area, local schools, grocery stores, healthcare facilities, and recreational spots like the Marion County Park or Lake Red Rock.
Accessibility within Knoxville is generally good, with manageable traffic and well-maintained roads. The proximity to main thoroughfares makes it straightforward for residents and storage unit users to come and go. While some residents have noted concerns about the condition of internal roads within the park itself, the overall access to the community from the wider Knoxville area is practical and convenient, benefiting from the city’s compact nature. This strategic location makes Wheel Estates a practical choice for those looking for affordable living within a comfortable Iowa community.
Mobile Home Lot Rentals: Wheel Estates provides individual lots for rent, where residents can place their manufactured or mobile homes. These lots typically include connections for utilities such as water, sewer, and electricity, though residents are responsible for setting up and paying for their individual utility services.
On-Site Self Storage Units: A significant service offered by Wheel Estates is its integrated self-storage facility. This provides various sizes of storage units, catering to residents of the park and the broader Knoxville community who need secure space for personal belongings, furniture, or recreational equipment.
Community Management: The park operates under a management team responsible for overseeing the community, lot rentals, and potentially addressing common area maintenance. While communication and responsiveness can vary, the intent is to manage the daily operations of the park.
Maintenance of Common Areas: While residents are typically responsible for their individual lots, common areas within the mobile home park, such as entryways and shared spaces, are generally managed by the park. However, prospective residents should be aware that the actual execution and timeliness of this maintenance can be a point of feedback from current residents.
Integrated Living and Storage Solution: One of the most distinctive features of Wheel Estates is the combination of a mobile home park with on-site self-storage units. This offers unparalleled convenience for residents who need extra space, making it easy to access stored items without leaving the property.
Affordable Housing Option: Mobile home parks often provide a more affordable housing alternative compared to traditional stick-built homes or apartment rentals, making homeownership or comfortable living accessible to a broader range of income levels in Iowa.
Community Environment: While not always explicitly advertised, mobile home parks often foster a close-knit community feel, allowing residents to build relationships with neighbors and enjoy a sense of belonging in Knoxville.
Proximity to Knoxville Amenities: The park's location ensures residents are just a short drive from Knoxville’s downtown area, which offers local shops, restaurants, healthcare services, and cultural attractions like the National Sprint Car Hall of Fame & Museum.
Access to Outdoor Recreation: Knoxville is near Lake Red Rock, Iowa’s largest lake, offering extensive opportunities for boating, fishing, hiking, and camping. This makes Wheel Estates an appealing option for those who enjoy outdoor activities.
As a mobile home park and self-storage facility, Wheel Estates Mobile Home Park and Self Storage may offer various promotions, though these are typically not widely advertised publicly and are best inquired about directly. Potential promotions could include:
Move-in Specials: New residents moving their mobile homes into the park might be eligible for incentives, such as reduced first month’s lot rent, waiving of certain fees, or a complimentary period of storage unit use.
Self-Storage Discounts: For the self-storage component, common promotions include a percentage off the first month's rent for new tenants, or discounts for long-term commitments (e.g., pay for X months, get Y months free). Residents of the mobile home park might receive preferred rates on storage units.
Referral Programs: Existing residents who refer new tenants to the mobile home park or self-storage facility might receive a credit on their rent or a gift.
Seasonal Offers: Depending on the time of year, there might be specific promotions related to peak moving seasons or quieter periods for both the mobile home lots and storage units.
Given the nature of such businesses, it is highly recommended that interested parties contact Wheel Estates Mobile Home Park and Self Storage directly via phone to inquire about any current promotions or special offers for both lot rentals and storage units. Customer Reviews
Just go ahead and try to call management! I've been trying for the past 3 weeks! NOBODY takes calls before 10 AM or after 2 PM. Even during "business hours" there no one to answer calls! Bad for business if you ask me!
Can’t ever reach anyone. They raised my rent again up to 500 now. A apartment I just looked at cost 600 and I wouldn’t have to cut the grass. At this point it’s more worth just renting an apartment instead of having a mobile home. On top of everything the letter I got with was the only notification I got about the raising rent was explaining that the rent raise was for maintenance costs but the road on the Mai. Entryway into the neighborhood has been all broken for years. So how is it for maintenance?
Poor experience with property management, including poor communication if any at all, and no on site management to help answer questions. Their website is understandably focused on sales, but severely lacking in addressing current residents
I would not recommend living here they trailer park it's self is beautiful but the owners are very money hungry the charge you for everything the charge you to send you a bill for your rent they are disrespectful there trying to get rich fast they want way to much for there trailers they sold me a trailer with electrical problems there manger of this park is not customer friendly she has an attitude when you are able to get ahold of her I've lived here almost five years and my lot rent was only raised once in the three years that the older owner owned it but it been raised 3 times in the last year and they have added additional stuff to my lot rent I would recommend renting some where else where the owners are not trying to get rich fast and the managers are more respectful and helpfully
Classic mobile home park. However, very neat and well kept. It's during snow season and all the roads were nicely plowed. I'd live here.
