For those seeking a residential option within close proximity to the city's vibrant downtown, this park offers a unique proposition.
This article is crafted specifically for you, our local users in Texas, aiming to provide a factual and comprehensive overview of Duval Estates. We understand that choosing a place to live, especially in a mobile home park, involves considering various factors, from location and amenities to community dynamics and management policies. We'll delve into these aspects, drawing upon publicly available information and recent resident feedback to give you a realistic picture of what to expect at Duval Estates.
While Duval Estates has a long history, it's important to consider its current state and evolution. Mobile home parks, like any community, can undergo changes in management, policies, and overall living conditions. We'll highlight the reported services and features, as well as crucial insights from current and former residents regarding recent shifts in the community's environment and management practices. Our goal is to equip you with the necessary information to make an informed decision about whether Duval Estates aligns with your housing needs and expectations in the Houston area.
Duval Estates is a mobile home community situated in Houston, Texas, managed by Cairn Communities. It is presented as a "mid-size community" that aims to provide a comfortable living environment for its residents. Located at 3903 Erby St, Houston, TX 77087, the park has been a part of the local housing landscape for a considerable period, with some residents recalling its condition from "15 years ago, even 10 years ago" when it was described as "very clean, organized and peaceful."
However, recent feedback from residents indicates significant changes in the park's atmosphere and management approach. While promotional materials might emphasize "modern finishes and thoughtful amenities," resident reviews present a different picture, describing the current state as resembling a "junkyard, cars blocking driveways sometimes, trash everywhere, dogs and cats everywhere." Concerns have also been raised regarding the effectiveness of addressing complaints, with reports that "you place a complain to the office and nothing is done about it."
Furthermore, there are serious allegations regarding management practices, with claims that "Rent is up every 6 months and they don't let anyone sell their trailers. They make it so that your only option is to sell it to them for pennies on the dollar." It's also reported that residents were made to "cut down the part of the trailer that is pulled to get it out so some of them have no option but to sell." Concerns about a lack of formal contracts and demands regarding trailer appearance (e.g., "you can't even paint the trailer unless they approve the color") have also been voiced. These reports suggest a challenging environment for current residents, particularly those who are "Hispanic or elderly," who may feel taken advantage of.
Duval Estates is located at 3903 Erby St, Houston, TX 77087, USA. This address places the mobile home park in Southeast Houston, within the Gulfgate-Pine Valley neighborhood. One of the key advantages highlighted by the management is its excellent accessibility to downtown Houston and various city attractions. Promotional materials state it's "Only 10 minutes from downtown, Minute-Maid Park, The Houston Space Center, and the Houston Museum of Natural Science." This proximity makes it a convenient location for those who work downtown or wish to regularly enjoy Houston's extensive cultural, entertainment, and sporting venues.
The Gulfgate-Pine Valley area itself is described as offering "quiet, residential streets lined with bungalows interspersed with businesses, warehouses, parks, and restaurants." Residents have easy access to major thoroughfares like I-45 and Loop 610, facilitating commutes and travel across the greater Houston area. Public transportation options are also noted in the vicinity, with shopping centers like Family Dollar Anchored Telephone Rd and Plum Creek Shopping Center within a short walk. Larger retail options like H-E-B, Best Buy, and Lowe's are also easily accessible by car.
Furthermore, the location is convenient for students, being a short drive from the University of Houston, Texas Southern University, and Houston Community College. Recreational green spaces such as Sims Bayou Urban Nature Center, Discovery Green, and Hermann Park are also within a reasonable driving distance, offering outdoor activities. While the park's internal environment has faced criticism, its external location offers significant advantages for connectivity within Houston.
Based on general information from the managing company and specific resident feedback, Duval Estates offers certain core services to its residents. However, it's crucial to consider the discrepancy between advertised amenities and resident experiences.
It is important to note the severe negative feedback regarding services related to property maintenance and complaint resolution. Residents report "trash everywhere" and that "you place a complain to the office and nothing is done about it." This suggests that while services might theoretically be offered, their practical implementation and responsiveness of management are significant concerns for residents. Furthermore, the issues surrounding trailer sales and painting indicate a highly restrictive approach to what would typically be considered resident rights in terms of property upkeep and personal property management within the lot.
When considering Duval Estates, it's important to look at both the advertised features and the reality reflected in recent resident experiences.
However, it's crucial to acknowledge the significant negative highlights reported by current and former residents, which paint a very different picture of the community's current state:
These negative highlights strongly suggest that while the location is convenient, the living conditions and management practices at Duval Estates have significantly deteriorated and are a source of considerable distress for residents.
Publicly advertised promotions or specific special offers for Duval Estates are not readily available in the provided information. Mobile home parks typically focus on long-term lot rentals, and any "offers" would usually revolve around the terms of a lease agreement or a move-in incentive rather than short-term promotions like those found at RV parks.
However, the resident reviews raise serious concerns about the financial aspects of living at Duval Estates:
Given these serious allegations, prospective residents should exercise extreme caution and thoroughly investigate all aspects of the rental agreement, including rent increase clauses, lease terms, and policies regarding mobile home sales, before considering a move to Duval Estates. Direct communication with the management and, ideally, seeking legal counsel or advice from tenant advocacy groups, would be prudent to understand the full financial implications and potential risks.
To inquire further about Duval Estates, including current availability, rental terms, or to address concerns, you can use the following contact details:
The management office is located at the same address as the community (3903 Erby Street, Leasing Office). It is highly advisable for any prospective resident to directly contact the park, ask detailed questions about all terms and conditions, and clarify any concerns arising from public reviews. When visiting, ensure you thoroughly inspect the grounds and available units, and consider speaking with current residents to gain a comprehensive understanding of the living experience.
When considering Duval Estates for mobile home living in Houston, it's crucial for Texans to weigh the benefits of its location against the significant concerns raised by current and former residents.
From a purely geographical standpoint, Duval Estates' suitability for locals lies in its prime location. Being "Only 10 minutes from downtown" offers unparalleled access to Houston's vast employment opportunities, medical centers, and cultural attractions, including Minute Maid Park and various museums. For Texans who need to be close to the city center and rely on convenient transportation links via I-45 and Loop 610, the park's address is undeniably advantageous. This accessibility can significantly reduce commute times and enhance engagement with Houston's urban lifestyle, making it appealing for those working in or frequently visiting downtown.
However, the suitability of Duval Estates as a long-term home for Texans is severely impacted by the numerous and serious issues reported by residents. The consistent feedback regarding the park's deteriorating physical condition ("resembles a junkyard, cars blocking driveways sometimes, trash everywhere"), unresponsive management, and alleged exploitative practices concerning rent increases and mobile home sales ("Rent is up every 6 months," "sell it to them for pennies on the dollar") presents a challenging living environment. These concerns, particularly the allegations of unfair treatment towards "Hispanic or elderly" residents, undermine the notion of a peaceful and stable community.
While the appeal of an affordable, centrally located mobile home option in Houston is strong for many Texans, the current state of Duval Estates, as described by its residents, suggests that prospective residents should proceed with extreme caution. It is imperative to conduct thorough due diligence, including asking very specific questions about lease terms, rent increases, maintenance responsibilities, and resale policies. Consulting with housing advocacy groups or legal counsel specializing in Texas manufactured home tenancies (as outlined in Texas Property Code Chapter 94) would be highly recommended before making any commitments.
In summary, while Duval Estates offers a coveted location for Houston locals, the reported decline in living conditions and serious management concerns may make it a less than ideal choice for those seeking a stable, well-maintained, and fair residential community. Texans looking for mobile home living in Houston should carefully weigh these factors against their personal priorities and financial security.

This place 15 years ago even 10 years ago used to be very clean, organized and peaceful, now in all honesty it resembles a junkyard, cars blocking driveways sometimes, trash everywhere, dogs and cats everywhere, you place a complain to the office and nothing is done about it, just not a good place to live at anymore, honestly it’s sad
Mar 06, 2025 · RodAfter having a relative living here they are now acting like high class hoa . Rent is up every 6 months and they dont let anyone sell their trailers. They make it so that your only option is to sell it to them for pennies on the dollar. They made everyone cut down the part of the trailer that is pulled to get it out so some of them have no option but to sell. They dont offer contracts and they raise the rent twice a year. They now have demands that you cant even paint the trialer unless they approve the color. If you ask me they need to investigate this place cause im pretty sure they take advantage that most of the people who live there are Hispanic or elderly
May 24, 2023 · Dinhora FuentezThis place is like a small communist town. The "Manager" (Lisa) doesn't let anyone sell their own trailers because they are too "old" she threatens to throw you and your trailer out of the park. But yet she has about 5 or more beat down trailers she rents. Every and any movement done at the trailerpark has to be in her favor or else you get a 30 day eviction notice. She takes advantage of undocumented people knowing that they will not say anything it's time people speak up and get her removed from management .
Feb 08, 2023 · Good CitizenSomeone from here stole my AirPods last week in Austin. Then took them back with them to Houston, despite having my contact info to easily get them back to me. Would have been super cool if they had done the right thing and returned them. The person is either on Lull or Caldwell. So I guess keep that in mind when considering who you want as your neighbor.
