Jackson RV & Mobile Home Park About
For Texans considering a new place to live or park their RV, finding a community that truly meets expectations for comfort, safety, and proper management is paramount. While the allure of a new beginning in the charming town of Hondo, Texas, might be strong, it’s crucial to have a clear and factual understanding of any potential residential community. This article aims to provide an objective look at Jackson RV & Mobile Home Park, based on available public information and recent resident experiences, to help potential residents make informed decisions.
Hondo, a city in Medina County, holds a distinctive place in the heart of the Texas Hill Country. Known for its famous "God's Country" sign, its rich agricultural heritage, and its proximity to San Antonio, Hondo offers a blend of small-town charm and accessibility. Mobile home parks and RV parks can offer a more affordable and flexible housing solution compared to traditional homes, catering to a diverse population, including long-term residents and temporary workers. However, the quality of life within such communities is heavily dependent on the management and maintenance of the property.
This overview of Jackson RV & Mobile Home Park will delve into its location, general services, and, importantly, highlight concerns raised by current residents. Our goal is to present a factual account, allowing Texans to evaluate if this particular park aligns with their expectations for a quality living or extended stay experience.
Jackson RV & Mobile Home Park is located at 2300 Cedar St, Hondo, TX 78861, USA. This address places it within the city limits of Hondo, providing residents with access to local services and amenities. Hondo itself is strategically positioned along U.S. Highway 90 and relatively close to Interstate 35, making it an accessible point for travel across South Central Texas.
Being in Hondo means residents have access to the city's local offerings, including grocery stores, restaurants, and essential services. Hondo features city parks, a golf course, a public library, and a recreation center, aiming to provide a good quality of life for its residents. The city is known for its community events and friendly atmosphere. The proximity to San Antonio, approximately 40 miles east, offers access to a wider range of employment opportunities, shopping centers, medical facilities, and entertainment options for those willing to commute. However, direct reports from residents regarding the internal accessibility and conditions within the park itself suggest challenges that potential residents should be aware of. Issues like "potholes everywhere" and "poor to no lighting on property" indicate that while the external location might be convenient, the internal infrastructure within the park may present difficulties, particularly at night.
Mobile home and RV parks typically offer a range of basic services as part of their lot rental agreements. For Jackson RV & Mobile Home Park, based on its classification and common industry practices, these general services would normally include:
- Lot Rental: Residents lease a designated space for their mobile home or RV.
- Utility Connections: Sites are usually equipped with hookups for essential utilities such as water, sewer, and electricity, though residents typically pay for their individual usage.
- Basic Grounds Maintenance: This generally covers the upkeep of common areas and overall property appearance. However, according to recent reviews, residents have noted significant deficiencies in this area, including a lack of landscaping, overgrown trees and bushes, and a property that is "still a mess."
- Trash Services: Waste disposal is a standard service provided by such parks.
- Community Management: A management team is usually responsible for the overall operation, enforcement of park rules, and addressing resident concerns. However, feedback points to "very little contact with the current manager," a "run around with Park Nation," and promises of repairs that have gone unfulfilled.
It is crucial for potential residents to verify the exact services currently provided and the condition of these services directly with the park management, as there are significant reported discrepancies between typical offerings and actual resident experiences.
Ideally, an RV and mobile home park should offer features that enhance residents' comfort and safety. Based on the provided customer reviews, here are reported highlights and, more critically, areas of significant concern at Jackson RV & Mobile Home Park:
- Convenient Location in Hondo: The park's address places it within a Texas town that offers local amenities and reasonable access to a larger city like San Antonio.
- Potential for Community: Like many mobile home and RV parks, there's an inherent potential for a close-knit community feel, though this is heavily impacted by park conditions and management.
However, customer reviews highlight numerous significant issues that detract from potential highlights:
- Poor Property Maintenance: Residents report the property is "still a mess," with "potholes everywhere," and "poor to no lighting on property." Dead trees marked for removal have reportedly been neglected for months or years.
- Lack of Repairs and Negligence: Promises of repairs, particularly related to tornado damage and damaged trees, have allegedly gone unfulfilled for "2 years" due to "negligence." Homes are reportedly "damaged with sagging porches and without skirting."
- Unmanaged Pets: There are complaints of "dogs off leash and running unsupervised," indicating a lack of enforcement of pet policies, which can impact safety and cleanliness.
- Unresponsive Management and Ownership: Reviewers express frustration with "very little contact with the current manager," "run around with Park Nation," and promises from the owner (Tim) that have not been kept.
- Questionable Maintenance Fees: Residents question where the "maintenance fee" money is going, given the lack of visible improvements or actual landscaping. They also note yearly increases without corresponding service.
- Lack of Amenities: "No family friendly amenities" are reported, which can be a significant drawback for families.
- High Resident Turnover: The comment "The few that did move in, left already" suggests a high rate of dissatisfaction and departure.
- No New Leases/Unilateral Fee Increases: Residents report not receiving new leases in over a year while maintenance fees continue to increase without explanation or justification.
Information regarding any promotions or special offers at Jackson RV & Mobile Home Park is not publicly available. Given the nature of the reviews provided, which highlight significant dissatisfaction with management and property conditions, it is unlikely that promotional offers would be a primary concern for the current residents or a key factor in attracting new ones.
For any prospective residents, the priority would be to conduct thorough due diligence regarding the park's current state and management responsiveness, rather than seeking promotional rates. Any inquiries about pricing or potential offers should be made directly to the park management, with a strong emphasis on verifying the current living conditions and commitment to property improvements.

Based on the direct feedback from current residents, Jackson RV & Mobile Home Park in Hondo, Texas, appears to present significant challenges for locals seeking a comfortable, well-maintained, or hassle-free living environment. While Hondo itself offers the charm of the Texas Hill Country and proximity to San Antonio, the park's reported conditions suggest it may not currently meet the expectations for quality or affordability that Texans typically seek.
The core issues revolve around a lack of property maintenance, including unaddressed storm damage, pervasive potholes, insufficient lighting, and neglected landscaping. Furthermore, concerns about unsupervised pets and a lack of responsiveness from management regarding promised repairs and lease agreements paint a picture of a community where residents feel their concerns are not being adequately addressed. The increasing maintenance fees without visible improvements also raise questions about value for money.
For Texans considering a mobile home or RV park, the key criteria often include a safe and clean environment, reliable management, and fair pricing. The provided reviews strongly indicate that Jackson RV & Mobile Home Park is currently falling short in these critical areas. While the location in Hondo is desirable, the internal park conditions, as described by residents, could significantly detract from the quality of life. Therefore, for locals looking for a suitable and positive living experience, these extensive concerns suggest that prospective residents should exercise extreme caution and consider other options in the Hondo area that can offer a more reliable and well-managed community. The current state, as reported, makes it difficult to recommend this park as a suitable choice for Texans seeking a long-term or even temporary residence.
Customer Reviews
I'm in the process of selling my home. I've had very little contact with the current manager except to find out when repairs promised by the owner Tim would be made. Promises made 2 years ago after the tornado damaged my home due to the negligence in removing damaged trees that had been marked for months. Still waiting. The property is still a mess. Potholes everywhere, poor to no lighting on property. Homes damaged with sagging porches and without skirting, dogs off leash and running unsupervised. I could go on. All you have to do is drive around. Side note, I chose not to pay the lot rent because I will take a loss on my home sale due to damage not being repaired. Kody never did get back to me and frankly I'm tired of the run around with Park Nation. Be warned. They haven't managed to send out a new lease in over a year and keep raising their maintenance fee. I don't think remembering to cut the grass is worth the yearly increase. They won't allow you to do it yourself, you have to wait on them. They do no actual landscaping. Trees and bushes are growing against my house. Again, drive around and see for yourself. 4 years of this and you understand why no one is moving here. The few that did move in, left already. Keep looking. You can do better.
The roads are a mess. The dead trees still not removed after being marked over 6 months ago. There are no family friendly amenities and no working lights as you drive around potholes at night. The homes are dated and in disrepair. No one seems to care about this property. Add to that the maintenance fee. Where is that money going? Spoke with management. If any of the promises made are kept, I will update this review. For now, don’t walk away from this park, RUN!
Amazing park!! I really loved my stay and such a good turn around thanks kody for all the help!!
My mother in law lives there plus other people from our family. It's a quiet place. People should go check it out
My. Son live there and the roads are terrible and live there for a long yrs and it's the same but the rent went up up.
