Mobile home parks, also known as manufactured home communities, typically consist of individual lots or spaces where residents can place their own manufactured home or, in some cases, rent a park-owned unit. Services Offered

Based on publicly available information, typical services offered by mobile home parks aim to provide a stable living environment for residents. While specific details for Twin Lakes Estate are not extensively outlined beyond its core function as a mobile home community, common services include:

  • Lot Rentals: Providing designated spaces for manufactured homes, which may include options for residents to place their own homes or rent park-owned units.
  • Utility Connections: Standard hookups for essential utilities such as water, sewer, and electricity.
  • Grounds Maintenance: Some level of upkeep for common areas within the park.

However, it is crucial for prospective residents to be aware of significant concerns raised in customer reviews regarding the services and living conditions at Twin Lakes Estate. These reviews highlight issues such as frequent "boil water advisories" due to alleged burst pipes and a "lack of maintenance and repairs" for the park's infrastructure, despite increasing rent. This indicates potential challenges with the reliability of essential services like water. Additionally, the reviews mention that "the community throws trash everywhere," despite the efforts of a dedicated groundskeeper, suggesting potential issues with waste management or community cleanliness that could impact the living environment. Prospective residents should thoroughly investigate the current state of these services and the park's responsiveness to maintenance issues.

Features / Highlights

Comprehensive information on the specific recreational or amenity-based features of Twin Lakes Estate beyond its core function as a mobile home park is not extensively detailed in public records. However, based on general expectations for mobile home communities, and considering the feedback, certain aspects can be highlighted:

  • Dedicated Mobile Home Community: Provides a structured environment specifically for manufactured homes, often appealing to those seeking a specific type of housing.
  • Location Proximity: Its Fort Mill address offers proximity to a growing and desirable area with access to schools, employment, and retail.
  • Groundskeeping Efforts: One highlight, as noted in a review, is the dedication of the groundskeeper who "busts his tail attempting to keep this place clean," indicating some level of effort in maintaining the park's appearance despite challenges.

However, it is vital to acknowledge the significant concerns raised by current and past residents that strongly impact the community's perceived features and highlights. Reviews indicate issues such as "constantly blaring music at all hours," "parties...shaking your house" near the basketball court, "dogs roam the area unleashed," "cats tearing up siding on houses," and "people walking through your yard." Furthermore, residents have reported "ridiculous" rules and a perception that management "choose who to enact rules and regulations upon due to prejudices," suggesting inconsistencies in community enforcement. These factors indicate potential challenges with noise, pet control, privacy, and fair application of rules, which are critical considerations for anyone seeking a peaceful and well-managed living environment. Potential residents should conduct thorough inquiries and, if possible, observe the community firsthand to assess these aspects.

This place is absolutely the last place you should go if you want a good place to live. Neighborhood is constantly blaring music at all hours of the day and if you're unlucky enough to live near the basketball court, they have parties there where they have speakers shaking your house to the point cups are moving on counters until 1-2 in the morning. Dogs roam the area unleashed with owners nowhere in sight, cats tearing up siding on houses, people walking through your yard, rules and restrictions are ridiculous along with they choose who to enact rules and regulations upon due to prejudices. The only grace this place has is the grounds keeper who busts his tail attempting to keep this place clean as the community throws trash everywhere. Neighborhood seems to go under boil water advisory more so than any other place I've been as pipes around the area seem to keep busting due to lack of maintenance and repairs yet rent goes up while the neighborhood gets worse and worse.

I have lived here for almost 2 years. The neighborhood is kept very nice by the diligent maintenance man, the staff is friendly understanding and really seems to want the best for all of the residents. The amenities are nice and there is a pantry that visits the neighborhood every Friday. The area is outstanding with little crime and a lot of good restaurants/stores within walking distance. The only bad part about this neighborhood is trying to make a left out of it at 8am 😅

If I could give it no stars I would. Someone was parked sideways w/ a trailer behind their truck by the mailboxes taking up all of the parking spaces. So I casually turned my car around and parked next to the mailboxes and got out got my mail. As I was about to get back into my car some older man who works in the office shouted to me "Boy can't you read!"Fo r starters I am clearly not a boy. I am a light skinned person with dreds. And yes I can read very good. I politely stated that yes I could read that there was nowhere to park . I could have checked my mail later but c'mon really? He proceeded to tell me that I couldn't park there that there was a sign and blah blah. I just got off work I was tired so I let it roll off. However the whole experience rubbed me wrong. They will take the basketball goals down so the kids can't play bc of "trash" in the field or something stupid and say we need to "Keep our community beautiful" which I understand your enthusiasm but don't take things from the kids who now in this generation barely go outside in the 1st place. Plus shouldn't there be like a worker to help keep the playground clean? You cannot have any "aggressive breed of dog. Also they have to see the dog and approve of them before you can bring the dog in the park. So you pretty much have to make an appointment to hopefully keep your dog. However if they "think" you have an aggressive breed of dog or it looks like one to them you can't have it unless you have paperwork stating the breed of the dog. Their excuse is their insurance wont cover it. All in all its a cheap place to live. Good location. Ridiculous rules that only apply to certain people. So if you wanna be belittled and you want your kids to be punished bc of trash. *smh* And if you hate Pitbulls, Rotwilers, German Shepherds, any kind of bully breed etc. Then go for it. I personally love the location and how cheap it is. Management could use a few changes. And the rules should be updated and reviewed. Some of these things are ridiculous.
