Introduction / Overview: Your Affordable Gateway to Broome County Living
For many New Yorkers seeking a more accessible path to homeownership or simply a cost-effective alternative to traditional housing and high rental costs, manufactured housing communities offer a viable solution. Virginia City Mobile Home Court, located in the quiet, scenic town of Port Crane, NY, represents one of the largest mobile home parks in the greater Broome County area. Offering an estimated 130 units, this community provides a foundation for affordable living in a region celebrated for its natural beauty and proximity to the city of Binghamton.
The core concept of living at Virginia City is straightforward: residents own their homes and rent the land (or "lot rent") from the park management. This model drastically lowers the barrier to entry for homeownership, making it an attractive option for first-time buyers, downsizers, or those who value a simpler, single-story living arrangement. The community is situated along a key local route, balancing a country feel with easy access to major commercial and recreational hubs. While a few publicly available reviews mention challenges with management communication and neighborly interactions, the park's function as a large, all-ages housing community in a desirable school district solidifies its importance in the local Port Crane housing market.
Location and Accessibility: Country Charm with Urban Reach
Virginia City Mobile Home Court is advantageously located at 761 NY-369, Port Crane, NY 13833, USA, placing it in the Town of Fenton, just northeast of Binghamton. This location strikes an excellent balance for residents, providing a peaceful, country-like setting while maintaining critical accessibility to employment, education, and entertainment.
The proximity to New York State Route 369 ensures quick and direct travel. Residents benefit from being near major corridors like Interstate 88 and Route 12, allowing for rapid commutes into the economic and cultural center of the Southern Tier, Binghamton, which is typically a short 15-20 minute drive away. This makes it a practical choice for individuals and families working in the city but preferring the quieter pace of life in Broome County. Furthermore, the community is located in the well-regarded Chenango Forks Central School District, a significant draw for families. The surrounding area is characterized by rolling hills and access to numerous state forests and parks, including Chenango Valley State Park, which is only a short five-minute drive away, underscoring the area's recreational opportunities. However, as is common with rural communities, the area has a low "Walk Score," meaning residents are reliant on a car for most errands and daily travel.
Services Offered (Lot Lease and Utilities)
As a land-lease community, the services provided by Virginia City Mobile Home Court are primarily centered on the maintenance of the infrastructure, common areas, and utility management for the entire park. Residents typically manage and maintain their own homes and individual lots.

Conclusion: Why This Place is Suitable for Locals
For locals in the New York region, especially those in the Southern Tier, Virginia City Mobile Home Court is a viable and important option for stabilizing their housing situation. Its suitability stems from two primary factors: exceptional affordability and a desirable location. In an environment where housing costs continue to rise, the mobile home park model provides a budget-friendly means to own a home and build equity without the financial strain of a traditional mortgage and property tax commitment (as lot rent covers the land portion). Furthermore, its setting in Port Crane provides an appealing lifestyle—offering a quiet, small-town atmosphere with the added benefit of being zoned for the reputable Chenango Forks School District. The commute to Binghamton remains manageable, ensuring residents don't sacrifice access to urban amenities or job centers. While prospective residents should prepare for necessary due diligence in their application process, Virginia City Mobile Home Court ultimately serves as a critical local resource for independent, cost-conscious, and convenient living in Broome County, NY.

Went and looked at a trailer someone was selling. Loved it and wanted to buy. I tried numerous times to get ahold of the park about an application being approved or denied, and never even got a call back. Very unprofessional.
May 23, 2025 · Julie FortinPeople in this trailer park are not very friendly. I stopped and asked directions. The man told me if I didn't live there I shouldn't be there. I had actually been visiting some one there and forgot to ask witch was the best way to route 12.
Jun 30, 2019 · D WCurrently the park is listing a 2 bed home available on Craigslist at 5k which reportedly needs windows, carpeting, and "TLC" It's a '72 meaning it's pre hud approved and banks won't lend. Of course most posters require cash payments and ask price gouging prices are unless as in this case it's a property owner posing as home owner. The home was reportedly purchased from the owner 21 yrs yet no bill of sale is available to verify ownership thus the only person who can easily provide one is the original owner ( property owner). The narrative is allegedly Ray (seller) moved in with girlfriend one year prior although all personal belongings remain covering potential problems on floors/ walls etc. Sounds more like someone passed, was evicted and/or abandoned the property with the latter more likely 6 months after the moratorium was lifted permitting evictions several ads on Craigslist indicate evictions are high for mobile homes due to unpaid lot rent, of course property owners reap the profits, not online recovering lot rent but repossession of the home at no cost usually selling at a more reasonable price than home owners who often aren't aware prospective buyers for pre 1976 homes can only pay cash and/ or banks won't lend 25 k for an old home knowing that will be lost once housing prices recover from the boom. One obvious indication the seller is the property owner rather than home owner, land Lords have a tendency to deflect from problems ie if neighbors are " obnoxious" or the home/ apartment is located above/next to noise (bar etc) a landlord will claim it's "not noisy" stating "looking for someone who is out all day" avoiding the noise. Of course whom ever purchases the home will learn the seller is the park owner/ employee verified by the bill of sale, do not buy unless you're able to see who the original owner is and that it was properly transferred, at least pre 1995 homes don't need a title transfer.
