Hartland Meadows/AJR Home Sales About
For many Michigan residents exploring diverse housing options, manufactured home communities, often referred to as mobile home parks, present an appealing and often more affordable pathway to homeownership. Among these communities, Hartland Meadows, along with AJR Home Sales, stands as a long-standing fixture in the Hartland, Michigan landscape. This article aims to provide a clear, engaging, and informative overview of Hartland Meadows, designed to help local users in Michigan understand more about what living in this community entails.
Manufactured home communities have evolved significantly over the years, offering modern, well-designed homes within planned neighborhoods that often feature communal amenities and a distinct sense of community. They represent a unique sector of the housing market, providing an alternative to traditional stick-built homes, particularly for those seeking lower entry costs or a more manageable living space. Hartland Meadows exemplifies a long-established community, having been a home for residents for over two decades, as indicated by a long-term resident's review. Understanding the dynamics of such a community, including its benefits and challenges, is crucial for anyone considering making it their home.
Hartland Meadows/AJR Home Sales is conveniently located at 13634 Highland Rd, Hartland, MI 48353, USA. This address places the community squarely within Hartland Township, part of Livingston County, a rapidly growing and desirable area in Southeast Michigan. Highland Road (M-59) is a major thoroughfare, providing excellent accessibility to and from the community.
The strategic location offers residents a blend of suburban convenience and access to Michigan's natural beauty. For daily commutes, M-59 connects directly to major expressways like U.S. 23 and I-96, making travel to larger urban centers like Brighton, Howell, Ann Arbor, Flint, and even Detroit highly manageable. This accessibility is a significant advantage for residents who work in surrounding areas but prefer the quieter, more community-focused lifestyle of Hartland.
Hartland itself offers a variety of local amenities. Within a short drive from Hartland Meadows, residents can find grocery stores, pharmacies, local restaurants, and various retail outlets for everyday needs. The community is also situated within the Hartland Consolidated Schools district, which is often a key consideration for families with school-aged children. Furthermore, Livingston County is known for its numerous lakes, parks, and recreational opportunities. Nearby natural attractions might include Highland State Recreation Area, Kensington Metropark, and various smaller lakes and green spaces, offering opportunities for hiking, biking, fishing, and enjoying Michigan's outdoors. While the community maintains a distinct identity, its connection to M-59 ensures residents are never far from the necessities and leisure activities that contribute to a well-rounded Michigan lifestyle.
As a mobile home park, Hartland Meadows primarily offers lot rentals for manufactured homes, providing residents with a space to place their own home within a managed community. While specific services included in the lot rent can vary and should always be confirmed directly with management, here's a general overview of what residents can typically expect or inquire about:
- Lot Rental: The core service is the provision of a rented lot on which residents place their manufactured home. This includes access to the community's infrastructure, such as internal roads and shared amenities.
- Community Management: Professional management oversees the daily operations of the park, including maintaining common areas, addressing resident inquiries, and enforcing community rules to ensure a harmonious living environment. As one long-term resident noted, "When ever I dealt with or talked to the staff they were friendly and professional."
- Water and Sewer Service: Access to water and sewer services is typically provided. However, as highlighted in a resident review about water quality and billing, it's crucial for prospective residents to clarify whether these utilities are included in the lot rent or billed separately, and to inquire about water quality if it's a concern.
- Garbage Removal: Many mobile home communities include garbage collection services as part of the lot rent, providing convenient waste disposal for residents.
- Common Area Maintenance: Maintenance of shared spaces, such as internal roads, landscaping in common areas, and any community facilities, is generally handled by park management.
- Pet-Friendly Policy: While not explicitly stated, many modern manufactured home communities are pet-friendly, though specific breed or size restrictions may apply. This should be confirmed directly with Hartland Meadows management.
It is important for prospective residents to thoroughly review the lease agreement and discuss all aspects of lot rent inclusions and separate charges with AJR Home Sales/Hartland Meadows management to avoid any misunderstandings regarding utilities, taxes, or communal fees, as a long-term resident's feedback indicated concerns about increasing rent and additional charges.
Hartland Meadows offers several features that contribute to its appeal as a residential community in Michigan.
- Established Community: With residents having lived there for over two decades, Hartland Meadows is a well-established community. This often translates to mature landscaping, existing social networks, and a sense of permanence that newer developments may lack.
- Individual Home Ownership: Residents own their manufactured homes, providing the benefits of homeownership without the land purchase, which can significantly reduce upfront costs.
- Family-Friendly Environment: As indicated by a resident who raised their children there, the community can be a suitable place for families, offering a structured environment for kids to grow up.
- Professional and Friendly Staff: Positive interactions with the staff are a highlight, with one long-term resident specifically mentioning, "When ever I dealt with or talked to the staff they were friendly and professional." This can greatly contribute to a positive living experience.
- Proximity to Major Roadways: Its location on Highland Road (M-59) provides excellent connectivity, making commutes and access to surrounding areas highly convenient.
- Access to Hartland Amenities: Residents benefit from being part of the Hartland community, with access to local schools, shops, restaurants, and other services.
While a resident mentioned concerns about water quality impacting appliances and dissatisfaction with new fees for amenities like a "pole pavilion," the general consensus from a long-term resident indicates that, despite these issues, it has been a "great place to live," particularly regarding neighborly relations.
As a managed mobile home park with an associated sales company (AJR Home Sales), Hartland Meadows may periodically offer promotions or special incentives for new residents or for the purchase of manufactured homes within the community. These can vary based on market conditions, inventory, and seasonal timing.
- New Home Purchase Incentives: AJR Home Sales might offer special financing options, discounted home prices, or incentives like free lot rent for a limited period for those purchasing a new manufactured home through them and placing it in Hartland Meadows.

Hartland Meadows, managed by AJR Home Sales, presents a compelling option for many Michigan locals seeking a distinctive and often more affordable housing solution within Livingston County. Its suitability stems from several key aspects that resonate with the priorities of residents in the region.
Firstly, the affordability factor is a significant draw. Manufactured home living typically offers a lower entry point into homeownership compared to traditional stick-built houses, making it an accessible choice for individuals, families, or those looking to downsize without compromising on a private living space. The ability to own one's home while renting the land provides a unique financial benefit that appeals to a wide demographic.
Secondly, the established nature of Hartland Meadows creates a ready-made community. A resident's testimony of living there for 23 years, raising children, and "personally never had a problem with my neighbors" speaks volumes about the stable and generally positive social environment. This sense of neighborhood and stability is a strong pull for those looking to settle in a place where they can feel comfortable and connected. While some residents expressed concerns about increasing rent and specific issues like water quality or neighbor disputes (as highlighted in one review, emphasizing the importance of direct communication with management for conflict resolution), the long-term positive experience reported by others suggests that for many, the community aspects outweigh individual challenges.
Lastly, the community's location in Hartland is a major advantage for Michigan residents. Situated on M-59, it provides convenient access to major roadways, facilitating commutes to various employment centers and offering easy reach to shopping, dining, and recreational opportunities in Hartland and surrounding towns. Being part of the Hartland Consolidated Schools district also makes it an attractive option for families.
In conclusion, Hartland Meadows offers Michigan locals a chance to own their home in a well-located, established community. Despite typical challenges that can arise in any large residential area, its long-standing presence, affordability, and the positive experiences of many residents underscore its suitability as a valuable living option in Southeast Michigan.
Customer Reviews
Been here for 23 years, the water quality has ruined a number of coffee makers due to the mineral buildup and the rent keeps getting higher. After that being said, this has been a great place to live, I personally have never had a problem with my neighbors. My kids grew up here without real problems. When ever I dealt with or talked to the staff they were friendly and professional. Now on the other hand, jacking the rent to build a pole pavilion and charging residents to use it, is a king George act if there is one! I could use that money back!
This is an awful place to live. I lived there for 5 years. The first few years were fine. Then new neighbors moved in and it was a horrible experience. I was being bullied by these neighbors, to the point I was making many complaints to the office. They did NOTHING. It became so bad that I had to start calling the police. The police didn't do much either. Said it was civil or that the office had to deal with it. Again, the office did NOTHING. I ended up having to move due to being afraid (it's just myself and my kiddo). If it's the only place for you to go, stay away from Juneau Ct.
One of the worst places to live. Run!!! Even if you pay off your mobile home they will still come for you and evict you for petty stuff. You will never own anything thats in hartland meadows and you will have someone walking around your house regularly. The park also have nothing for its tenants that welcome you in. No pool, barely a playground, no gym. Nothing. They hire the worst companies to get stuff done around the park. The water is poison. They generally don’t care about the people living in the park. Worst place to live unless you want a forever landlord and lot rent to keep going up any chance that can give.
My complaint is mainly about management, I have lived here 18 years and there have always been rude people in the office. Don't dare to complain about sofas and hot tubs on front porches looking trashy, they don't seem to care and will be even ruder to you. The presentation of this park has declined drastically but they now raise the rent every year, even during Covid.
I live there and they do a very good job. Keeping everything clean and people taking care of their place. I don't mind living there. Everything is very kept up in the owner's right on top of everything.
